When an AHU needs attention

  1. 1

Weak airflow or smells in the building

A clogged filter or dirty cooling coil cuts airflow and carries a musty smell through Jeddah's humid air. Occupants complain and productivity falls before anyone identifies the source.

  2. 2

Unusual noise from the plant room

A grinding or vibrating fan usually points to a worn bearing, a slack belt or an unbalanced blade. Delaying the diagnosis can turn a simple fix into a full motor replacement.

  3. 3

    Uneven distribution between zones

One zone too cold and another too warm in the same building usually means a balancing valve not working or a stuck damper. The site survey decides which dampers and valves need adjusting or cleaning.

Who it's for

How we work

How we work

  1. 1

    Unit and system survey

We review the system layout, unit sizes and count, run the unit and record airflow, pressure and noise readings before touching anything.

  2. 2

    Mechanical inspection

We open the access panel and inspect belts, bearings, the fan blade and mounts, recording what needs tensioning or replacing before starting work.

  3. 3

    Clean and adjust

We clean the coil and drain pan, verify the drain fall, adjust dampers and valves, and replace worn filters, belts and bearings as needed.

  4. 4

    Performance check and handover

We run the unit again, measure airflow and compare it with the opening reading, then give you a brief written report of what was done and anything that needs follow-up.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.

What sets this district apart

Al Tawfeeq is a fast-growing zone with large residential compounds, commercial offices and furnished flats that share central AHUs rather than relying on separate per-unit systems. These plants carry heavy daily loads, and any filter blockage or belt fault disrupts air quality for all residents and staff. Regular AHU maintenance here is essential to prevent tenant complaints and extend the life of costly systems.

Al Tawfeeq is in east Jeddah, a fast-growing zone with large residential compounds and modern office buildings.

Most residential compounds and office blocks in Al Tawfeeq rely on shared AHUs with unified horizontal distribution to each floor.

The AC setup in Al Tawfeeq

  1. 1

    Large-scale central AHUs

Large compounds in Al Tawfeeq need sizeable AHUs serving dozens of flats and offices from a single generation point.

  2. 2

Horizontal floor distribution with separate dampers

Each floor has a horizontal distribution duct with separate dampers for each unit or section to control airflow.

  3. 3

    Advanced automatic control systems

Most modern compounds in Al Tawfeeq have building management systems (BMS) to regulate temperatures and pressures across the ducts.

Before the visit

Before our visit in Al Tawfeeq

    Secure coordination with compound management

Inform us of the visit time and any safety requirements, and confirm a key to the plant room is available on the scheduled day.

  2. 2

Prepare unit access and surrounding space

Clear the space around the AHU of obstacles and boxes to ensure the team can safely reach all components.

  3. 3

FAQ

Questions about AHU maintenance

What is the difference between AHU servicing and duct cleaning?

AHU servicing focuses on the mechanical and thermal parts inside the unit itself: filters, coil, drain pan, bearings and dampers. Duct cleaning removes dust from the distribution network. The two jobs use different tools and address different problems, and we offer each as a separate service.

Can the AHU be serviced while the building is occupied?

In many cases yes, depending on the system layout and the number of units. If the building can run a standby unit while we work on another, servicing continues without cutting cooling to any zone. The technician confirms this at the first survey.

How does Jeddah's humidity affect AHUs specifically?

High humidity loads the dehumidification coil harder and speeds up algae growth in the drain pan, blocking the drain much faster than in dry climates. For that reason we give the pan clean and the drain fall check particular attention when servicing AHUs in Jeddah.

When does a bearing need replacing rather than just greasing?

If a bearing shows audible grinding, measurable heat on the housing or radial play when checked by hand, greasing will not fix it. We measure and inspect on site and decide the right action there, because bearing type and size vary from one unit to another.

How do you tell whether the fan needs balancing rather than just lubricating the bearings?

Continuous vibration with a steady hum usually points to an unbalanced fan wheel or dirt build-up on the blades, while an irregular grating sound comes from the bearing itself. The technician measures vibration on the frame and on the shaft; if it is higher on the frame he balances the wheel, and if it is higher on the shaft he inspects the bearing and decides whether to replace it or lubricate it depending on the degree of wear.

The compound is large and each flat feels a different temperature, what is wrong?

The AHU may be under stress from serving many flats, and duct dampers may be worn or the filter blocked. Our inspection finds the bottleneck and restores even distribution.

The AHU is in an underground plant room, how do you reach it?

We coordinate with the building manager for safe access to the plant room and secure working space for the team around the unit.

Dust from the eastern winds affects the filters, how often do they need cleaning?

Desert dust clogs filters quickly in the east, so we recommend monthly inspection and cleaning every month to two months depending on blockage and usage levels.

The system is complex and serves hundreds of flats, how do you verify proper service?

We check pressure and flow readings at main duct exits after service and test damper and control operation to confirm all floors receive balanced air.
