When an AHU needs attention
- 1
Weak airflow or smells in the building
A clogged filter or dirty cooling coil cuts airflow and carries a musty smell through Jeddah's humid air. Occupants complain and productivity falls before anyone identifies the source.
- 2
Unusual noise from the plant room
A grinding or vibrating fan usually points to a worn bearing, a slack belt or an unbalanced blade. Delaying the diagnosis can turn a simple fix into a full motor replacement.
- 3
Uneven distribution between zones
One zone too cold and another too warm in the same building usually means a balancing valve not working or a stuck damper. The site survey decides which dampers and valves need adjusting or cleaning.
Who it's for
Your office staff are complaining about poor cooling
We inspect the unit under load, check filters, coil and dampers, and restore balanced airflow across every office zone.
Ask on WhatsAppYou run a medical facility or a large hall
We check the fresh-air intake, dampers and drain pan, verify the drain fall, and issue a written report documenting the condition of every component.

What AHU servicing covers
- Filters checked, cleaned or replaced
- Belts and bearings checked, tensioned
- Coil and drain pan cleaned
- Dampers and fresh-air intake set
- Airflow, noise and motor measured
How we work
How we work
- 1
Unit and system survey
We review the system layout, unit sizes and count, run the unit and record airflow, pressure and noise readings before touching anything.
- 2
Mechanical inspection
We open the access panel and inspect belts, bearings, the fan blade and mounts, recording what needs tensioning or replacing before starting work.
- 3
Clean and adjust
We clean the coil and drain pan, verify the drain fall, adjust dampers and valves, and replace worn filters, belts and bearings as needed.
- 4
Performance check and handover
We run the unit again, measure airflow and compare it with the opening reading, then give you a brief written report of what was done and anything that needs follow-up.
Planned servicing or breakdown response?
| Alrabih | The usual way | |
|---|---|---|
| Filters and coils | Inspected and cleaned regularly | Ignored until failure |
| Belts and bearings | Changed before they fail | Found after the unit stops |
| Air quality | Clean and balanced airflow | Ongoing occupant complaints |
| Condition report | Written after every visit | No record kept |
| Fresh-air intake | Checked and adjusted each visit | Neglected until air quality worsens |

What sets this district apart
Al Wadiyah is a modern commercial district with large shopping centres and sprawling malls across many floors and outlets. Central AHUs here run under heavy load because thermal gains vary sharply between peak and quiet hours and across mall zones. Regular servicing is critical to prevent airflow weakness that can hurt shopper and staff satisfaction.
Al Wadiyah sits in north Jeddah, a modern commercial district with large shopping centres and malls served by powerful central AC systems.
Large malls here use high-capacity central AHUs with smart dampers to distribute the load across multiple zones.
The AC setup in Al Wadiyah
- 1
High-capacity central AHU
Large malls use high-capacity AHUs sized for thousands of visitors and heavy heat gain from lighting and retail areas.
- 2
Smart dampers for even zoning
Ducts are zoned (by floor, section) and each zone has dampers controlling the air share to that area.
- 3
High recirculation rate with precise humidity control
Malls use high recirculation with tight humidity control because heat gains and outdoor air entry change rapidly.
Before the visit
Before our visit in Al Wadiyah
- 1
Schedule servicing during quiet hours
Malls are packed during the day, so arrange with us and mall management for early morning or late evening to keep visitors unhindered.
- 2
Show us where the AHU units are located
AHUs are usually on the roof or in a main plant room; give us clear directions and access details.
- 3
Ensure power isolation tools are available
We need a safe main isolator to shut down the AHU units. Ensure all isolation tools are in place and working order.

FAQ
Questions about AHU maintenance
What is the difference between AHU servicing and duct cleaning?
AHU servicing focuses on the mechanical and thermal parts inside the unit itself: filters, coil, drain pan, bearings and dampers. Duct cleaning removes dust from the distribution network. The two jobs use different tools and address different problems, and we offer each as a separate service.
Can the AHU be serviced while the building is occupied?
In many cases yes, depending on the system layout and the number of units. If the building can run a standby unit while we work on another, servicing continues without cutting cooling to any zone. The technician confirms this at the first survey.
How does Jeddah's humidity affect AHUs specifically?
High humidity loads the dehumidification coil harder and speeds up algae growth in the drain pan, blocking the drain much faster than in dry climates. For that reason we give the pan clean and the drain fall check particular attention when servicing AHUs in Jeddah.
When does a bearing need replacing rather than just greasing?
If a bearing shows audible grinding, measurable heat on the housing or radial play when checked by hand, greasing will not fix it. We measure and inspect on site and decide the right action there, because bearing type and size vary from one unit to another.
How do you tell whether the fan needs balancing rather than just lubricating the bearings?
Continuous vibration with a steady hum usually points to an unbalanced fan wheel or dirt build-up on the blades, while an irregular grating sound comes from the bearing itself. The technician measures vibration on the frame and on the shaft; if it is higher on the frame he balances the wheel, and if it is higher on the shaft he inspects the bearing and decides whether to replace it or lubricate it depending on the degree of wear.
A mall can be too cold in one spot and too warm in another, how do you fix this?
It usually stems from damper imbalance in the AHU. We inspect, clean and adjust them so air spreads evenly to all shops and floors.
The mall is open seven days a week, how do you service without stopping the AC?
We coordinate with mall management to service during quiet hours, such as early morning or late night.
Humidity in the mall is very high, especially in summer, does this affect the AHU?
Yes, high humidity and heavy heat loads accelerate wear on coils and belts. Servicing every few months is essential here.
Do food court exhaust systems affect the AHU performance?
Yes, kitchen exhaust ducts affect pressure balance in the AHU. We check pressure sensors and balance controls regularly.
