When an AHU needs attention
- 1
Weak airflow or smells in the building
A clogged filter or dirty cooling coil cuts airflow and carries a musty smell through Jeddah's humid air. Occupants complain and productivity falls before anyone identifies the source.
- 2
Unusual noise from the plant room
A grinding or vibrating fan usually points to a worn bearing, a slack belt or an unbalanced blade. Delaying the diagnosis can turn a simple fix into a full motor replacement.
- 3
Uneven distribution between zones
One zone too cold and another too warm in the same building usually means a balancing valve not working or a stuck damper. The site survey decides which dampers and valves need adjusting or cleaning.
Who it's for
Your office staff are complaining about poor cooling
We inspect the unit under load, check filters, coil and dampers, and restore balanced airflow across every office zone.
Ask on WhatsAppYou run a medical facility or a large hall
We check the fresh-air intake, dampers and drain pan, verify the drain fall, and issue a written report documenting the condition of every component.

What AHU servicing covers
- Filters checked, cleaned or replaced
- Belts and bearings checked, tensioned
- Coil and drain pan cleaned
- Dampers and fresh-air intake set
- Airflow, noise and motor measured
How we work
How we work
- 1
Unit and system survey
We review the system layout, unit sizes and count, run the unit and record airflow, pressure and noise readings before touching anything.
- 2
Mechanical inspection
We open the access panel and inspect belts, bearings, the fan blade and mounts, recording what needs tensioning or replacing before starting work.
- 3
Clean and adjust
We clean the coil and drain pan, verify the drain fall, adjust dampers and valves, and replace worn filters, belts and bearings as needed.
- 4
Performance check and handover
We run the unit again, measure airflow and compare it with the opening reading, then give you a brief written report of what was done and anything that needs follow-up.

What sets this district apart
Al Wafa is a residential and governmental district in east Jeddah with large schools, mosques, government buildings and mid-rise apartment towers. Schools, mosques and institutions rely on central AC with air handling units to distribute air evenly across classrooms, rows and large halls. Heavy loads and intensive use from dawn to evening accelerate filter, coil and bearing wear, making monthly maintenance essential, especially before the school year starts.
Al Wafa is in east Jeddah, an educational and governmental district with large schools, mosques, government buildings and residential towers.
Most schools and mosques here have medium-capacity AHUs with heating and cooling coils and intermittent maintenance schedules during holidays.
The AC setup in Al Wafa
- 1
Medium-capacity AHUs for schools and mosques
Schools and mosques use units with standard filters and simple heating and cooling coils to distribute air across classrooms and large halls.
- 2
Horizontal ductwork on roofs and in walls
Schools, mosques and government buildings need horizontal distribution from the roof across corridors and walls to reach every classroom or hall.
- 3
Intermittent maintenance schedules during holidays
Schools close during holidays, so AHU service is done during summer or term breaks to avoid disturbing students and staff.
Before the visit
Before our visit in Al Wafa
- 1
Get approval from school or mosque management
Schools and mosques need advance notice. For schools, book during summer or term breaks. For mosques, arrange a time between prayer slots.
- 2
Identify underperforming units beforehand
Ask the school or mosque which classrooms or areas are complaining of weak airflow or heat so we prioritise those first.
- 3
Confirm safe access to roof and ducts
Roofs and ducts may be tight or unsafe in older buildings. Confirm access is safe and that building management provides any required safety equipment.

FAQ
Questions about AHU maintenance
What is the difference between AHU servicing and duct cleaning?
AHU servicing focuses on the mechanical and thermal parts inside the unit itself: filters, coil, drain pan, bearings and dampers. Duct cleaning removes dust from the distribution network. The two jobs use different tools and address different problems, and we offer each as a separate service.
Can the AHU be serviced while the building is occupied?
In many cases yes, depending on the system layout and the number of units. If the building can run a standby unit while we work on another, servicing continues without cutting cooling to any zone. The technician confirms this at the first survey.
How does Jeddah's humidity affect AHUs specifically?
High humidity loads the dehumidification coil harder and speeds up algae growth in the drain pan, blocking the drain much faster than in dry climates. For that reason we give the pan clean and the drain fall check particular attention when servicing AHUs in Jeddah.
When does a bearing need replacing rather than just greasing?
If a bearing shows audible grinding, measurable heat on the housing or radial play when checked by hand, greasing will not fix it. We measure and inspect on site and decide the right action there, because bearing type and size vary from one unit to another.
How do you tell whether the fan needs balancing rather than just lubricating the bearings?
Continuous vibration with a steady hum usually points to an unbalanced fan wheel or dirt build-up on the blades, while an irregular grating sound comes from the bearing itself. The technician measures vibration on the frame and on the shaft; if it is higher on the frame he balances the wheel, and if it is higher on the shaft he inspects the bearing and decides whether to replace it or lubricate it depending on the degree of wear.
The school is closed in summer, should we service AHUs before term starts or during term?
Servicing before term starts is much better; we coordinate with school management for full unit and filter maintenance in early September. This ensures clean air from day one of term.
The mosque is in use five times daily, when can we service the unit?
We coordinate with the mosque's imam or manager for service between prayer times, usually after afternoon prayer or before sunset. During Ramadan we might service at night after evening prayers.
There are many classrooms, how do you spread maintenance across different units?
We work with school management to identify priority units by age and condition, and service one or two units during weekly breaks or scheduled closures.
The air in classrooms feels heavy and hot at midday, is the unit failing or the roof?
The issue could be the unit itself or inadequate filtration or blocked ducts. We visit the school and inspect the unit, roof and ductwork to diagnose precisely.
