When an AHU needs attention

  1. 1

Weak airflow or smells in the building

A clogged filter or dirty cooling coil cuts airflow and carries a musty smell through Jeddah's humid air. Occupants complain and productivity falls before anyone identifies the source.

  2. 2

Unusual noise from the plant room

A grinding or vibrating fan usually points to a worn bearing, a slack belt or an unbalanced blade. Delaying the diagnosis can turn a simple fix into a full motor replacement.

  3. 3

    Uneven distribution between zones

One zone too cold and another too warm in the same building usually means a balancing valve not working or a stuck damper. The site survey decides which dampers and valves need adjusting or cleaning.

Who it's for

  • Your office staff are complaining about poor cooling

We inspect the unit under load, check filters, coil and dampers, and restore balanced airflow across every office zone.

  • You run a medical facility or a large hall

We check the fresh-air intake, dampers and drain pan, verify the drain fall, and issue a written report documenting the condition of every component.

How we work

How we work

  1. 1

    Unit and system survey

We review the system layout, unit sizes and count, run the unit and record airflow, pressure and noise readings before touching anything.

  2. 2

    Mechanical inspection

We open the access panel and inspect belts, bearings, the fan blade and mounts, recording what needs tensioning or replacing before starting work.

  3. 3

    Clean and adjust

We clean the coil and drain pan, verify the drain fall, adjust dampers and valves, and replace worn filters, belts and bearings as needed.

  4. 4

    Performance check and handover

We run the unit again, measure airflow and compare it with the opening reading, then give you a brief written report of what was done and anything that needs follow-up.

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.

What sets this district apart

Al Rahmaniyah holds specialised medical buildings and modern hospitals requiring extremely high standards for air distribution, temperature and humidity to protect patients and medical equipment. AHUs here operate under strict protocols and heavy loads, and any dirt or mould accumulation in filters or coils may degrade air quality, making regular, precise maintenance absolutely essential.

Al Rahmaniyah lies in East Jeddah, a district specialised in medical institutions, modern hospitals and clinics.

Hospital AHUs here operate at high sterilisation standards and need frequent servicing of HEPA filters, coils and fans due to strict medical requirements.

The AC setup in Al Rahmaniyah

  1. 1

    Sterilised AHUs to medical-grade standards

Hospital and clinic AHUs are purpose-designed to high sterilisation standards, with HEPA filters and precise control of humidity and temperature.

  2. 2

Zoned ductwork distribution matching medical departments

Different hospital departments require separate and monitored air distribution, making AHUs complex and needing specialist maintenance.

  3. 3

High-efficiency cooling coils with humidity monitoring

Hospital coils are designed to achieve very precise temperature and humidity levels, making their cleaning and inspection a highly sensitive part of maintenance.

Before the visit

Before our visit in Al Rahmaniyah

  1. 1

Obtain approval from hospital management and the relevant department

Hospitals need agreement on maintenance times and affected departments, so coordinate with them before the visit to avoid clashing with medical schedules.

  2. 2

Ensure safe access to the plant room and medical areas

The plant room may be adjacent to sensitive departments, so ensure the team knows the safe routes, hygiene restrictions and safety protocols before entry.

  3. 3

Confirm that power can be isolated at the right time

We need precise coordination to isolate the AHU's power, so confirm the switches are clearly marked and that hospital management agrees on the suitable time.

FAQ

Questions about AHU maintenance

What is the difference between AHU servicing and duct cleaning?

AHU servicing focuses on the mechanical and thermal parts inside the unit itself: filters, coil, drain pan, bearings and dampers. Duct cleaning removes dust from the distribution network. The two jobs use different tools and address different problems, and we offer each as a separate service.

Can the AHU be serviced while the building is occupied?

In many cases yes, depending on the system layout and the number of units. If the building can run a standby unit while we work on another, servicing continues without cutting cooling to any zone. The technician confirms this at the first survey.

How does Jeddah's humidity affect AHUs specifically?

High humidity loads the dehumidification coil harder and speeds up algae growth in the drain pan, blocking the drain much faster than in dry climates. For that reason we give the pan clean and the drain fall check particular attention when servicing AHUs in Jeddah.

When does a bearing need replacing rather than just greasing?

If a bearing shows audible grinding, measurable heat on the housing or radial play when checked by hand, greasing will not fix it. We measure and inspect on site and decide the right action there, because bearing type and size vary from one unit to another.

How do you tell whether the fan needs balancing rather than just lubricating the bearings?

Continuous vibration with a steady hum usually points to an unbalanced fan wheel or dirt build-up on the blades, while an irregular grating sound comes from the bearing itself. The technician measures vibration on the frame and on the shaft; if it is higher on the frame he balances the wheel, and if it is higher on the shaft he inspects the bearing and decides whether to replace it or lubricate it depending on the degree of wear.

Is regular AHU maintenance essential for hospitals?

Yes, stable air quality is essential to protect patients and medical equipment, and any drop in filter or coil efficiency may have serious consequences.

How often do HEPA filters in clinics need changing and cleaning?

That depends on the building's size and daily use, and on dust and humidity levels in the East. We inspect filters and recommend a tailored maintenance schedule for each building based on its conditions.

Does East Jeddah's high humidity damage the AHU coils?

Yes, humidity accelerates mould growth on coils, especially in medical wards requiring specific humidity levels, so coil cleaning is a core part of maintenance here.

Does isolating the AHU's power affect hospital operations?

We must coordinate with the hospital before any maintenance requiring power isolation, and we typically choose times that do not affect critical medical operations.
