When an AHU needs attention

  1. 1

Weak airflow or smells in the building

A clogged filter or dirty cooling coil cuts airflow and carries a musty smell through Jeddah's humid air. Occupants complain and productivity falls before anyone identifies the source.

  2. 2

Unusual noise from the plant room

A grinding or vibrating fan usually points to a worn bearing, a slack belt or an unbalanced blade. Delaying the diagnosis can turn a simple fix into a full motor replacement.

  3. 3

    Uneven distribution between zones

One zone too cold and another too warm in the same building usually means a balancing valve not working or a stuck damper. The site survey decides which dampers and valves need adjusting or cleaning.

Who it's for

  • Your office staff are complaining about poor cooling

We inspect the unit under load, check filters, coil and dampers, and restore balanced airflow across every office zone.

How we work

How we work

  1. 1

    Unit and system survey

We review the system layout, unit sizes and count, run the unit and record airflow, pressure and noise readings before touching anything.

  2. 2

    Mechanical inspection

We open the access panel and inspect belts, bearings, the fan blade and mounts, recording what needs tensioning or replacing before starting work.

  3. 3

    Clean and adjust

We clean the coil and drain pan, verify the drain fall, adjust dampers and valves, and replace worn filters, belts and bearings as needed.

  4. 4

    Performance check and handover

We run the unit again, measure airflow and compare it with the opening reading, then give you a brief written report of what was done and anything that needs follow-up.

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.

What sets this district apart

Al Zumurrud's buildings are tall and closely spaced, most equipped with central AC systems that feed multiple floors from one air handling unit in the roof plant room or mechanical floor. When indoor air quality drops or temperatures vary from floor to floor, the cause is usually a blocked filter, worn fan belt or dirty cooling coil in the AHU, not the chiller itself. Regular maintenance of these parts ensures balanced airflow distribution and cuts electricity use by preventing overload on the fans and pumps.

Al Zumurrud lies in north Jeddah, a district of modern residential towers, hotels and commercial buildings with complex central HVAC systems.

Most tall buildings here use heavy-duty AHUs with large cooling coils serving multiple zones, and need seasonal inspection at minimum.

The AC setup in Al Zumurrud

  1. 1

    Central AHU serving entire tower

The residential and hotel towers here use one or more central AHUs on the roof or mechanical floor to distribute conditioned air to all levels.

  2. 2

    Multi-zone air balancing dampers

AHUs include dampers to balance airflow across different building zones, which require regular maintenance to keep temperatures consistent.

  3. 3

Heavy-duty fans and large cooling coils

Units in tall buildings feature powerful fans and large-capacity cooling coils to move heavy airloads through long distribution ducts.

Prepare the original AHU spec sheet and any past maintenance records to help us assess its condition and plan the service.

FAQ

Questions about AHU maintenance

What is the difference between AHU servicing and duct cleaning?

AHU servicing focuses on the mechanical and thermal parts inside the unit itself: filters, coil, drain pan, bearings and dampers. Duct cleaning removes dust from the distribution network. The two jobs use different tools and address different problems, and we offer each as a separate service.

Can the AHU be serviced while the building is occupied?

In many cases yes, depending on the system layout and the number of units. If the building can run a standby unit while we work on another, servicing continues without cutting cooling to any zone. The technician confirms this at the first survey.

How does Jeddah's humidity affect AHUs specifically?

High humidity loads the dehumidification coil harder and speeds up algae growth in the drain pan, blocking the drain much faster than in dry climates. For that reason we give the pan clean and the drain fall check particular attention when servicing AHUs in Jeddah.

When does a bearing need replacing rather than just greasing?

If a bearing shows audible grinding, measurable heat on the housing or radial play when checked by hand, greasing will not fix it. We measure and inspect on site and decide the right action there, because bearing type and size vary from one unit to another.

How do you tell whether the fan needs balancing rather than just lubricating the bearings?

Continuous vibration with a steady hum usually points to an unbalanced fan wheel or dirt build-up on the blades, while an irregular grating sound comes from the bearing itself. The technician measures vibration on the frame and on the shaft; if it is higher on the frame he balances the wheel, and if it is higher on the shaft he inspects the bearing and decides whether to replace it or lubricate it depending on the degree of wear.

The upper floors are cold and the lower ones warm, is it the chiller?

Usually not. The issue lies in the AHU itself, often unbalanced dampers or filters, or a dirty cooling coil restricting cold airflow. We check these parts in your unit first.

Our towers are very tall, how do you reach the AHU on the roof or mechanical floor?

We coordinate with building management to secure safe access to the roof or mechanical floor, and bring lifting equipment if needed. Tell us the AHU location and height before the visit.

Jeddah's high humidity affects the cooling coils, how do you keep them clean?

Cooling coils in tall buildings clog quickly due to humidity and dust, so we clean them regularly and dry the condensate drain to prevent mould and bacterial growth.

The AHU fan belts wear quickly, how often should we change them?

It depends on daily running hours and the load on your AHU. We check them quarterly and recommend replacement at the first sign of wear to avoid sudden shutdown.
