When an AHU needs attention

  1. 1

Weak airflow or smells in the building

A clogged filter or dirty cooling coil cuts airflow and carries a musty smell through Jeddah's humid air. Occupants complain and productivity falls before anyone identifies the source.

  2. 2

Unusual noise from the plant room

A grinding or vibrating fan usually points to a worn bearing, a slack belt or an unbalanced blade. Delaying the diagnosis can turn a simple fix into a full motor replacement.

  3. 3

    Uneven distribution between zones

One zone too cold and another too warm in the same building usually means a balancing valve not working or a stuck damper. The site survey decides which dampers and valves need adjusting or cleaning.

Who it's for

  • Your office staff are complaining about poor cooling

We inspect the unit under load, check filters, coil and dampers, and restore balanced airflow across every office zone.

  • You run a medical facility or a large hall

We check the fresh-air intake, dampers and drain pan, verify the drain fall, and issue a written report documenting the condition of every component.

How we work

How we work

  1. 1

    Unit and system survey

We review the system layout, unit sizes and count, run the unit and record airflow, pressure and noise readings before touching anything.

  2. 2

    Mechanical inspection

We open the access panel and inspect belts, bearings, the fan blade and mounts, recording what needs tensioning or replacing before starting work.

  3. 3

    Clean and adjust

We clean the coil and drain pan, verify the drain fall, adjust dampers and valves, and replace worn filters, belts and bearings as needed.

  4. 4

    Performance check and handover

We run the unit again, measure airflow and compare it with the opening reading, then give you a brief written report of what was done and anything that needs follow-up.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.
  • An indoor AHU unit connected to round ductwork in a mechanical plant room, exposed concrete ceiling.

What sets this district apart

Al Shati is an upscale coastal district dominated by large hotels, tall residential towers, villas and major commercial projects, mostly equipped with advanced central AC systems and large cooling coils. Sea humidity, salt and fine dust speed up wear on filters, coils and bearings noticeably, and the many zones and floors require careful periodic inspection to ensure full flow and pressure balance.

Al Shati sits on Jeddah's upscale north coast, a modern district of large hotels, tall residential towers and major commercial projects.

Most hotels and towers in Al Shati use very large AHUs with multi-zone, multi-floor distribution systems.

The AC setup in Al Shati

  1. 1

    Large central multi-zone distribution system

Large hotels and towers in Al Shati rely on huge AHUs distributing conditioned air to dozens of floors and zones.

  2. 2

    Multi-row cooling coils

The large AHUs in Al Shati have multi-row cooling coils to handle the high thermal load.

  3. 3

Smart dampers and modern control systems

Most hotels and towers in Al Shati have motorised dampers and advanced control systems for real-time zone balancing.

Before the visit

Before our visit in Al Shati

  1. 1

    Identify the main plant room

Large hotels and towers may have multiple plant rooms; tell us the location of the main AHU.

  2. 2

Coordinate with the building's maintenance team

The hotel or tower management needs advance notice, and we may need support from their in-house maintenance team.

  3. 3

Ensure safe access to the plant room

Check that the plant room is safe and has enough space for inspection and service equipment.

FAQ

Questions about AHU maintenance

What is the difference between AHU servicing and duct cleaning?

AHU servicing focuses on the mechanical and thermal parts inside the unit itself: filters, coil, drain pan, bearings and dampers. Duct cleaning removes dust from the distribution network. The two jobs use different tools and address different problems, and we offer each as a separate service.

Can the AHU be serviced while the building is occupied?

In many cases yes, depending on the system layout and the number of units. If the building can run a standby unit while we work on another, servicing continues without cutting cooling to any zone. The technician confirms this at the first survey.

How does Jeddah's humidity affect AHUs specifically?

High humidity loads the dehumidification coil harder and speeds up algae growth in the drain pan, blocking the drain much faster than in dry climates. For that reason we give the pan clean and the drain fall check particular attention when servicing AHUs in Jeddah.

When does a bearing need replacing rather than just greasing?

If a bearing shows audible grinding, measurable heat on the housing or radial play when checked by hand, greasing will not fix it. We measure and inspect on site and decide the right action there, because bearing type and size vary from one unit to another.

How do you tell whether the fan needs balancing rather than just lubricating the bearings?

Continuous vibration with a steady hum usually points to an unbalanced fan wheel or dirt build-up on the blades, while an irregular grating sound comes from the bearing itself. The technician measures vibration on the frame and on the shaft; if it is higher on the frame he balances the wheel, and if it is higher on the shaft he inspects the bearing and decides whether to replace it or lubricate it depending on the degree of wear.

Do AHU coils wear faster here?

Yes, Al Shati's coastal environment with high humidity, salt and fine dust causes faster wear on coils and filters, requiring servicing at shorter intervals.

How do you balance airflow across multiple floors?

We inspect the dampers, filters and coils in the AHU, and measure pressure and flow in each zone and floor to ensure the whole system is balanced.

Does a large AHU need special equipment to service?

Yes, large AHUs in Al Shati need specialised equipment to measure flow and pressure and calibrate dampers, and our team has everything needed.

Do hotels and towers need emergency AHU maintenance?

Possibly, especially if an AHU stops suddenly or air quality drops rapidly, and we respond quickly to emergency service calls in Al Shati.
