AHU servicing

AHU maintenance in Industrial City

In the Industrial City south of Jeddah, heavy factories and large logistics centres rely on air handling units to control temperatures in storage halls and production areas. Comprehensive servicing of filters, belts and coils keeps the system efficient year-round.

When an AHU needs attention

  1. 1

Weak airflow or smells in the building

A clogged filter or dirty cooling coil cuts airflow and carries a musty smell through Jeddah's humid air. Occupants complain and productivity falls before anyone identifies the source.

  2. 2

Unusual noise from the plant room

A grinding or vibrating fan usually points to a worn bearing, a slack belt or an unbalanced blade. Delaying the diagnosis can turn a simple fix into a full motor replacement.

  3. 3

    Uneven distribution between zones

One zone too cold and another too warm in the same building usually means a balancing valve not working or a stuck damper. The site survey decides which dampers and valves need adjusting or cleaning.

Who it's for

  • Your office staff are complaining about poor cooling

We inspect the unit under load, check filters, coil and dampers, and restore balanced airflow across every office zone.

How we work

How we work

  1. 1

    Unit and system survey

We review the system layout, unit sizes and count, run the unit and record airflow, pressure and noise readings before touching anything.

  2. 2

    Mechanical inspection

We open the access panel and inspect belts, bearings, the fan blade and mounts, recording what needs tensioning or replacing before starting work.

  3. 3

    Clean and adjust

We clean the coil and drain pan, verify the drain fall, adjust dampers and valves, and replace worn filters, belts and bearings as needed.

  4. 4

    Performance check and handover

We run the unit again, measure airflow and compare it with the opening reading, then give you a brief written report of what was done and anything that needs follow-up.

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.

What sets this district apart

The Industrial City hosts heavy factories, distribution hubs and vast warehouses, most running large central air handling units across wide areas. Industrial dust, extreme heat and variable humidity cause rapid wear on filters, belts and bearings, reducing airflow and cooling efficiency. The system runs heavy year-round, so periodic filter and coil cleaning and belt and bearing inspection are vital to prevent production shutdown.

The Industrial City sits south of Jeddah, a vast industrial zone with heavy factories, logistics hubs and massive warehouses.

Air handling units in the Industrial City are high-capacity and cover very large areas, needing regular inspection and cleaning to maintain efficiency.

The AC setup in Industrial City

  1. 1

High-capacity AHU for large production halls

Large factories and warehouses use very powerful air handling units covering areas up to thousands of square metres in a single location.

  2. 2

    Multi-zone damper system

Different production sections need separate dampers to control chilled air distribution according to each section's needs.

  3. 3

    Heavy-duty filters and robust belts

Heavy industrial dust requires high-grade filters and robust belts capable of withstanding continuous operation under severe load.

Before the visit

Before our visit in Industrial City

  1. 1

Arrange maintenance timing with factory management

Servicing may require partial or full system shutdown, so schedule during production downtime to avoid disruption.

  2. 2

Confirm access to the plant room and roof

Large air handling units are usually on roofs or in dedicated rooms, ensure keys are available and safe ladders are in place for the team.

  3. 3

Gather information on unit operating hours and loads

Tell us daily and seasonal operating hours and load patterns so we assess wear and plan the right maintenance scope accurately.

FAQ

Questions about AHU maintenance

What is the difference between AHU servicing and duct cleaning?

AHU servicing focuses on the mechanical and thermal parts inside the unit itself: filters, coil, drain pan, bearings and dampers. Duct cleaning removes dust from the distribution network. The two jobs use different tools and address different problems, and we offer each as a separate service.

Can the AHU be serviced while the building is occupied?

In many cases yes, depending on the system layout and the number of units. If the building can run a standby unit while we work on another, servicing continues without cutting cooling to any zone. The technician confirms this at the first survey.

How does Jeddah's humidity affect AHUs specifically?

High humidity loads the dehumidification coil harder and speeds up algae growth in the drain pan, blocking the drain much faster than in dry climates. For that reason we give the pan clean and the drain fall check particular attention when servicing AHUs in Jeddah.

When does a bearing need replacing rather than just greasing?

If a bearing shows audible grinding, measurable heat on the housing or radial play when checked by hand, greasing will not fix it. We measure and inspect on site and decide the right action there, because bearing type and size vary from one unit to another.

How do you tell whether the fan needs balancing rather than just lubricating the bearings?

Continuous vibration with a steady hum usually points to an unbalanced fan wheel or dirt build-up on the blades, while an irregular grating sound comes from the bearing itself. The technician measures vibration on the frame and on the shaft; if it is higher on the frame he balances the wheel, and if it is higher on the shaft he inspects the bearing and decides whether to replace it or lubricate it depending on the degree of wear.

Heavy dust affects belts and bearings, how do you stop rapid wear?

We inspect belts, bearings and wheels monthly, clean dust from moving parts, and replace worn items before total failure.

Huge warehouses need balanced airflow, how do you ensure balance?

We calibrate dampers, vents and system pressure to ensure flow reaches all corners of the warehouse and production hall evenly.

Intense summer heat increases AHU load, how do you manage that?

We ensure coils and filters are cleaned in late spring before intense summer, and monitor coil and discharge temperatures during peak season.

Does the system need special drainage for excess moisture and water?

Yes, drain lines must be sloped and kept open, and water traps prevent dust particles and mould from backflowing into the discharged air.
