How we work

    Unit and system survey

    We review the system layout, unit sizes and count, run the unit and record airflow, pressure and noise readings before touching anything.

  2. 2

    Mechanical inspection

    We open the access panel and inspect belts, bearings, the fan blade and mounts, recording what needs tensioning or replacing before starting work.

  3. 3

    Clean and adjust

    We clean the coil and drain pan, verify the drain fall, adjust dampers and valves, and replace worn filters, belts and bearings as needed.

  4. 4

    Performance check and handover

    We run the unit again, measure airflow and compare it with the opening reading, then give you a brief written report of what was done and anything that needs follow-up.

Questions about AHU maintenance

What is the difference between AHU servicing and duct cleaning?

AHU servicing focuses on the mechanical and thermal parts inside the unit itself: filters, coil, drain pan, bearings and dampers. Duct cleaning removes dust from the distribution network. The two jobs use different tools and address different problems, and we offer each as a separate service.

Can the AHU be serviced while the building is occupied?

In many cases yes, depending on the system layout and the number of units. If the building can run a standby unit while we work on another, servicing continues without cutting cooling to any zone. The technician confirms this at the first survey.

How does Jeddah's humidity affect AHUs specifically?

High humidity loads the dehumidification coil harder and speeds up algae growth in the drain pan, blocking the drain much faster than in dry climates. For that reason we give the pan clean and the drain fall check particular attention when servicing AHUs in Jeddah.

When does a bearing need replacing rather than just greasing?

If a bearing shows audible grinding, measurable heat on the housing or radial play when checked by hand, greasing will not fix it. We measure and inspect on site and decide the right action there, because bearing type and size vary from one unit to another.

How do you tell whether the fan needs balancing rather than just lubricating the bearings?

Continuous vibration with a steady hum usually points to an unbalanced fan wheel or dirt build-up on the blades, while an irregular grating sound comes from the bearing itself. The technician measures vibration on the frame and on the shaft; if it is higher on the frame he balances the wheel, and if it is higher on the shaft he inspects the bearing and decides whether to replace it or lubricate it depending on the degree of wear.

Our hotel's on the Corniche, cold air does not reach the upper floors. Why?

Usually it is inside the unit itself: the upper-floor damper may be partly closed or the coil clogged. Our team inspects damper balance across all zones and restores distribution.

How do sea winds and salt affect the unit?

Salt and humidity speed up belt and bearing wear and increase dust buildup on filters and coils. Quarterly maintenance stops that accumulation and extends the unit's life.

Is the AHU on the roof easy to reach?

Most of the large residential and hotel towers on the Corniche have a designated maintenance-access roof, and we will confirm that all necessary tools and scaffolding are in place before starting.

How often must the filters be changed?

On the Corniche, because of humidity and salt, filters need changing more often than in inland areas, typically every 4 to 6 weeks. We advise regular checks to pinpoint the right interval.
