When an AHU needs attention

  1. 1

Weak airflow or smells in the building

A clogged filter or dirty cooling coil cuts airflow and carries a musty smell through Jeddah's humid air. Occupants complain and productivity falls before anyone identifies the source.

  2. 2

Unusual noise from the plant room

A grinding or vibrating fan usually points to a worn bearing, a slack belt or an unbalanced blade. Delaying the diagnosis can turn a simple fix into a full motor replacement.

  3. 3

    Uneven distribution between zones

One zone too cold and another too warm in the same building usually means a balancing valve not working or a stuck damper. The site survey decides which dampers and valves need adjusting or cleaning.

How we work

How we work

  1. 1

    Unit and system survey

We review the system layout, unit sizes and count, run the unit and record airflow, pressure and noise readings before touching anything.

  2. 2

    Mechanical inspection

We open the access panel and inspect belts, bearings, the fan blade and mounts, recording what needs tensioning or replacing before starting work.

  3. 3

    Clean and adjust

We clean the coil and drain pan, verify the drain fall, adjust dampers and valves, and replace worn filters, belts and bearings as needed.

  4. 4

    Performance check and handover

We run the unit again, measure airflow and compare it with the opening reading, then give you a brief written report of what was done and anything that needs follow-up.

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.

What sets this district apart

Al Durrah has modern multi-storey residential and office buildings served by central air handling units connected to long ductwork runs. When air quality drops or temperatures vary floor to floor, the fault usually lies inside the AHU itself, not the chiller. Clogged filters, worn belts, rough bearings and unbalanced dampers all reduce airflow and disrupt even distribution across the zones.

Al Durrah lies in north Jeddah and is known for modern multi-storey residential and office buildings with sophisticated central cooling systems.

Most buildings here use large AHUs with main distribution ducts and branches across multiple floors.

The AC setup in Al Durrah

  1. 1

Large central AHU with extensive ductwork

Modern Al Durrah buildings typically use one large or several high-capacity AHUs connected to extensive ductwork spanning all floors.

  2. 2

Advanced air balancing and control systems

Most buildings here have electric dampers and temperature sensors to ensure even air distribution across different zones.

  3. 3

    Complex, lengthy distribution ducts

Long duct runs from the roof to lower floors can accumulate dust and particles, affecting airflow and air quality throughout the building.

Before the visit

Before our visit in Al Durrah

  1. 1

Confirm roof or plant room access

Verify our team can safely reach the AHU location on the roof or in the plant room, and ensure any necessary keys are available before the visit.

  2. 2

Coordinate with building management or maintenance

Notify building management or maintenance of the visit time beforehand to facilitate access, cooperate on inspecting the unit, and document any findings.

  3. 3

Prepare a list of cooling-related complaints

Note any areas in the building with weak cooling or temperature variations to help our team pinpoint problem zones in the AHU.

FAQ

Questions about AHU maintenance

What is the difference between AHU servicing and duct cleaning?

AHU servicing focuses on the mechanical and thermal parts inside the unit itself: filters, coil, drain pan, bearings and dampers. Duct cleaning removes dust from the distribution network. The two jobs use different tools and address different problems, and we offer each as a separate service.

Can the AHU be serviced while the building is occupied?

In many cases yes, depending on the system layout and the number of units. If the building can run a standby unit while we work on another, servicing continues without cutting cooling to any zone. The technician confirms this at the first survey.

How does Jeddah's humidity affect AHUs specifically?

High humidity loads the dehumidification coil harder and speeds up algae growth in the drain pan, blocking the drain much faster than in dry climates. For that reason we give the pan clean and the drain fall check particular attention when servicing AHUs in Jeddah.

When does a bearing need replacing rather than just greasing?

If a bearing shows audible grinding, measurable heat on the housing or radial play when checked by hand, greasing will not fix it. We measure and inspect on site and decide the right action there, because bearing type and size vary from one unit to another.

How do you tell whether the fan needs balancing rather than just lubricating the bearings?

Continuous vibration with a steady hum usually points to an unbalanced fan wheel or dirt build-up on the blades, while an irregular grating sound comes from the bearing itself. The technician measures vibration on the frame and on the shaft; if it is higher on the frame he balances the wheel, and if it is higher on the shaft he inspects the bearing and decides whether to replace it or lubricate it depending on the degree of wear.

Cold air doesn't reach all rooms equally in our building, why?

Clogged filters or faulty distribution dampers inside the AHU may be the cause. A full AHU inspection identifies the fault and restores balance across all floors.

Can you access our AHU on the roof?

We need to know the AHU location beforehand, confirm safe access, and coordinate with building management to facilitate the visit.

Humidity is very high despite the AC running, is that an AHU fault?

The cooling coils in the AHU may be clogged or need deep cleaning, reducing its moisture removal capacity. Regular maintenance keeps dehumidification efficient.

How often should the AHU be inspected and serviced?

It depends on building size, usage level and ambient air quality. We recommend a regular inspection schedule set after an initial AHU assessment visit.
