AHU servicing

AHU maintenance in Petromin

In Petromin, south Jeddah, large industrial and administrative buildings rely on air handling units to distribute cooling across different sections. Servicing the filters, belts, coils and dampers keeps the air balanced floor to floor and zone to zone.

When an AHU needs attention

  1. 1

Weak airflow or smells in the building

A clogged filter or dirty cooling coil cuts airflow and carries a musty smell through Jeddah's humid air. Occupants complain and productivity falls before anyone identifies the source.

  2. 2

Unusual noise from the plant room

A grinding or vibrating fan usually points to a worn bearing, a slack belt or an unbalanced blade. Delaying the diagnosis can turn a simple fix into a full motor replacement.

  3. 3

    Uneven distribution between zones

One zone too cold and another too warm in the same building usually means a balancing valve not working or a stuck damper. The site survey decides which dampers and valves need adjusting or cleaning.

Who it's for

  • Your office staff are complaining about poor cooling

We inspect the unit under load, check filters, coil and dampers, and restore balanced airflow across every office zone.

How we work

How we work

  1. 1

    Unit and system survey

We review the system layout, unit sizes and count, run the unit and record airflow, pressure and noise readings before touching anything.

  2. 2

    Mechanical inspection

We open the access panel and inspect belts, bearings, the fan blade and mounts, recording what needs tensioning or replacing before starting work.

  3. 3

    Clean and adjust

We clean the coil and drain pan, verify the drain fall, adjust dampers and valves, and replace worn filters, belts and bearings as needed.

  4. 4

    Performance check and handover

We run the unit again, measure airflow and compare it with the opening reading, then give you a brief written report of what was done and anything that needs follow-up.

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.

What sets this district apart

Petromin hosts factories, heavy equipment yards, storage sheds and even administrative offices, and most of these large buildings run central systems with air handling units. High heat, humidity and factory dust cause repeated clogging in the filters and coils, upsetting air distribution between sections. Regular cleaning of the filters, coils and dampers is vital to prevent pressure loss and uneven flow between floors.

Petromin sits in south Jeddah, a heavy industrial and commercial zone with factories, storage yards and diverse plant.

Most large industrial buildings in Petromin are fitted with central air handling units serving multiple floors and production sections.

The AC setup in Petromin

  1. 1

    Central AHU serving multiple floors

Large factories and storage yards in Petromin use one or more central units to distribute chilled air across all sections via shared ductwork.

  2. 2

Damper system for flow control between sections

Different production sections need manual or motorised dampers to control how much air each zone receives.

  3. 3

    Heavy-duty filters for industrial dust

High-grade filters are essential in Petromin to handle the heavy concentration of dust and oils from machinery and production.

Before the visit

Before our visit in Petromin

  1. 1

Arrange servicing time with the factory management

Servicing may require partial system shutdown, so inform management in advance and schedule at a time that does not disrupt production.

  2. 2

Confirm access to the AHU location

Air handling units are often on roofs or in locked plant rooms, ensure the team can enter safely without obstruction.

  3. 3

Provide photos of current filters and coils

Send photos of the filters and coils before the visit so we understand the clogging severity and can plan the right maintenance approach.

FAQ

Questions about AHU maintenance

What is the difference between AHU servicing and duct cleaning?

AHU servicing focuses on the mechanical and thermal parts inside the unit itself: filters, coil, drain pan, bearings and dampers. Duct cleaning removes dust from the distribution network. The two jobs use different tools and address different problems, and we offer each as a separate service.

Can the AHU be serviced while the building is occupied?

In many cases yes, depending on the system layout and the number of units. If the building can run a standby unit while we work on another, servicing continues without cutting cooling to any zone. The technician confirms this at the first survey.

How does Jeddah's humidity affect AHUs specifically?

High humidity loads the dehumidification coil harder and speeds up algae growth in the drain pan, blocking the drain much faster than in dry climates. For that reason we give the pan clean and the drain fall check particular attention when servicing AHUs in Jeddah.

When does a bearing need replacing rather than just greasing?

If a bearing shows audible grinding, measurable heat on the housing or radial play when checked by hand, greasing will not fix it. We measure and inspect on site and decide the right action there, because bearing type and size vary from one unit to another.

How do you tell whether the fan needs balancing rather than just lubricating the bearings?

Continuous vibration with a steady hum usually points to an unbalanced fan wheel or dirt build-up on the blades, while an irregular grating sound comes from the bearing itself. The technician measures vibration on the frame and on the shaft; if it is higher on the frame he balances the wheel, and if it is higher on the shaft he inspects the bearing and decides whether to replace it or lubricate it depending on the degree of wear.

How does industrial dust affect the air handling units?

Industrial dust and oils quickly clog the air filters and cooling coils, reducing airflow and creating temperature differences between sections. Regular servicing maintains efficiency.

How do you ensure even temperature across the entire factory?

We calibrate the dampers and valves in the distribution system to balance pressure and flow across all branches, which calls for precise measurement during servicing.

Humidity in Petromin is high, does that affect the cooling coils?

Yes, high humidity accelerates fungal and deposit buildup on the coils, cutting cooling efficiency. Monthly cleaning is advisable in humid factory settings.

Does the air handling unit need special drainage or venting?

Yes, the drain pan must be properly sloped and the drain lines unblocked, and venting the hot exhaust outlet is essential to prevent heat recirculation.
