When an AHU needs attention
- 1
Weak airflow or smells in the building
A clogged filter or dirty cooling coil cuts airflow and carries a musty smell through Jeddah's humid air. Occupants complain and productivity falls before anyone identifies the source.
- 2
Unusual noise from the plant room
A grinding or vibrating fan usually points to a worn bearing, a slack belt or an unbalanced blade. Delaying the diagnosis can turn a simple fix into a full motor replacement.
- 3
Uneven distribution between zones
One zone too cold and another too warm in the same building usually means a balancing valve not working or a stuck damper. The site survey decides which dampers and valves need adjusting or cleaning.
Who it's for
Your office staff are complaining about poor cooling
We inspect the unit under load, check filters, coil and dampers, and restore balanced airflow across every office zone.
Ask on WhatsAppYou run a medical facility or a large hall
We check the fresh-air intake, dampers and drain pan, verify the drain fall, and issue a written report documenting the condition of every component.

What AHU servicing covers
- Filters checked, cleaned or replaced
- Belts and bearings checked, tensioned
- Coil and drain pan cleaned
- Dampers and fresh-air intake set
- Airflow, noise and motor measured
How we work
How we work
- 1
Unit and system survey
We review the system layout, unit sizes and count, run the unit and record airflow, pressure and noise readings before touching anything.
- 2
Mechanical inspection
We open the access panel and inspect belts, bearings, the fan blade and mounts, recording what needs tensioning or replacing before starting work.
- 3
Clean and adjust
We clean the coil and drain pan, verify the drain fall, adjust dampers and valves, and replace worn filters, belts and bearings as needed.
- 4
Performance check and handover
We run the unit again, measure airflow and compare it with the opening reading, then give you a brief written report of what was done and anything that needs follow-up.
Planned servicing or breakdown response?
| Alrabih | The usual way | |
|---|---|---|
| Filters and coils | Inspected and cleaned regularly | Ignored until failure |
| Belts and bearings | Changed before they fail | Found after the unit stops |
| Air quality | Clean and balanced airflow | Ongoing occupant complaints |
| Condition report | Written after every visit | No record kept |
| Fresh-air intake | Checked and adjusted each visit | Neglected until air quality worsens |

What sets this district apart
Al Rimal is a modern residential district with high-rise towers and spacious commercial buildings fitted with advanced central AC systems. The tall towers need complex distribution from roofs down many floors, making the handling units sensitive to filter blockage and bearing wear that cuts airflow to upper and mid-level floors. Regular service of coils, fans and dampers is needed to keep even distribution across all units.
Al Rimal is in south Jeddah, a modern urban district mixing high-rise residential towers and broad commercial centres.
Most towers here have medium to large-capacity AHUs with variable-speed fans and cooling coils that need monthly inspection.
The AC setup in Al Rimal
- 1
Multi-speed fan air handling units
Tall towers here use units with automatic speed control that reduces fan speed during low-peak hours to save energy.
- 2
Advanced damper system for multi-floor distribution
Tall towers use electric or hydraulic dampers in vertical ducts to control distribution to each floor sector.
- 3
Large cooling coils with low-freeze protection
Tall buildings need large coils to cool high air volumes, using freeze protection systems in winter.
Before the visit
Before our visit in Al Rimal
- 1
Schedule with building management in advance
Residential towers need at least a week's notice to book the lifts, roof and service corridors.
- 2
Confirm access keys and roof safety
Ask building management for keys to the plant room and roof, and confirm the roof has safety barriers and is accessed with a building representative.
- 3
Identify priority units first
If there are multiple units, ask building management which floors are complaining of poor distribution or ventilation to start there.

FAQ
Questions about AHU maintenance
What is the difference between AHU servicing and duct cleaning?
AHU servicing focuses on the mechanical and thermal parts inside the unit itself: filters, coil, drain pan, bearings and dampers. Duct cleaning removes dust from the distribution network. The two jobs use different tools and address different problems, and we offer each as a separate service.
Can the AHU be serviced while the building is occupied?
In many cases yes, depending on the system layout and the number of units. If the building can run a standby unit while we work on another, servicing continues without cutting cooling to any zone. The technician confirms this at the first survey.
How does Jeddah's humidity affect AHUs specifically?
High humidity loads the dehumidification coil harder and speeds up algae growth in the drain pan, blocking the drain much faster than in dry climates. For that reason we give the pan clean and the drain fall check particular attention when servicing AHUs in Jeddah.
When does a bearing need replacing rather than just greasing?
If a bearing shows audible grinding, measurable heat on the housing or radial play when checked by hand, greasing will not fix it. We measure and inspect on site and decide the right action there, because bearing type and size vary from one unit to another.
How do you tell whether the fan needs balancing rather than just lubricating the bearings?
Continuous vibration with a steady hum usually points to an unbalanced fan wheel or dirt build-up on the blades, while an irregular grating sound comes from the bearing itself. The technician measures vibration on the frame and on the shaft; if it is higher on the frame he balances the wheel, and if it is higher on the shaft he inspects the bearing and decides whether to replace it or lubricate it depending on the degree of wear.
The tenth floor is colder than the second floor, is the unit the problem?
Often yes, dirty dampers or worn bearings in the handling unit cut airflow to lower floors. We inspect the whole unit and rebalance the dampers for even distribution across all floors.
Must a whole residential tower service all AHUs at once or can we do it gradually?
Gradually is better; we coordinate with building management to service one or two units weekly to avoid disrupting occupancy. If the situation is critical, we inspect all units first.
Does dust from the roads affect the unit's filters?
Yes, sand and dust accumulate quickly at the outdoor air intake of tall units. We recommend checking filters monthly and clearing outdoor air intakes of debris and leaves.
AHU service equipment is heavy, how do you move it through residential towers?
We use the building's service lifts, and we need advance coordination with building management to book the lift, roof and corridors for a set time.
