When an AHU needs attention

  1. 1

Weak airflow or smells in the building

A clogged filter or dirty cooling coil cuts airflow and carries a musty smell through Jeddah's humid air. Occupants complain and productivity falls before anyone identifies the source.

  2. 2

Unusual noise from the plant room

A grinding or vibrating fan usually points to a worn bearing, a slack belt or an unbalanced blade. Delaying the diagnosis can turn a simple fix into a full motor replacement.

  3. 3

    Uneven distribution between zones

One zone too cold and another too warm in the same building usually means a balancing valve not working or a stuck damper. The site survey decides which dampers and valves need adjusting or cleaning.

Who it's for

  • Your office staff are complaining about poor cooling

We inspect the unit under load, check filters, coil and dampers, and restore balanced airflow across every office zone.

How we work

How we work

  1. 1

    Unit and system survey

We review the system layout, unit sizes and count, run the unit and record airflow, pressure and noise readings before touching anything.

  2. 2

    Mechanical inspection

We open the access panel and inspect belts, bearings, the fan blade and mounts, recording what needs tensioning or replacing before starting work.

  3. 3

    Clean and adjust

We clean the coil and drain pan, verify the drain fall, adjust dampers and valves, and replace worn filters, belts and bearings as needed.

  4. 4

    Performance check and handover

We run the unit again, measure airflow and compare it with the opening reading, then give you a brief written report of what was done and anything that needs follow-up.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.
  • An indoor AHU unit connected to round ductwork in a mechanical plant room, exposed concrete ceiling.

What sets this district apart

Prince Fawaz South holds large residential complexes, hotels and modern office towers with complex central AC systems serving hundreds of units. The air handling units here endure very high daily loads, and harsh seasonal swings between summer and winter stress the coils and filters. Regular servicing ensures airflow does not degrade and indoor air quality stays at its peak.

Prince Fawaz South, in south Jeddah, is a district of giant residential complexes and hotels with highly complex central systems.

Most hotels and residential complexes here have multiple air handling units to split the load across several towers or wings.

The AC setup in Prince Fawaz South

  1. 1

Multiple AHU units to split the load

Large complexes and hotels have two or three units serving different towers, requiring synchronous servicing and balance checks between them.

  2. 2

Advanced distribution with deep branch ducts

Ducts penetrate deep into towers and wings and need regular cleaning to remove dust and grease buildup from kitchens and laundries.

  3. 3

Cooling and heating coils in one unit

Air handling units here have both cooling and heating coils, so they need dual inspection to ensure both perform well across seasons.

Before the visit

Before our visit in Prince Fawaz South

  1. 1

Schedule with building management in advance

Large complexes need careful coordination, so inform building management of the visit time and expected duration so services are not disrupted.

  2. 2

    Prepare system schematics if available

If you have schematics or duct maps, prepare them so the team can understand the full scope quickly.

  3. 3

Tell us about any recurring problems in specific wings

If certain wings have recurring airflow or temperature issues, let us know before we visit so we can focus on these areas.

FAQ

Questions about AHU maintenance

What is the difference between AHU servicing and duct cleaning?

AHU servicing focuses on the mechanical and thermal parts inside the unit itself: filters, coil, drain pan, bearings and dampers. Duct cleaning removes dust from the distribution network. The two jobs use different tools and address different problems, and we offer each as a separate service.

Can the AHU be serviced while the building is occupied?

In many cases yes, depending on the system layout and the number of units. If the building can run a standby unit while we work on another, servicing continues without cutting cooling to any zone. The technician confirms this at the first survey.

How does Jeddah's humidity affect AHUs specifically?

High humidity loads the dehumidification coil harder and speeds up algae growth in the drain pan, blocking the drain much faster than in dry climates. For that reason we give the pan clean and the drain fall check particular attention when servicing AHUs in Jeddah.

When does a bearing need replacing rather than just greasing?

If a bearing shows audible grinding, measurable heat on the housing or radial play when checked by hand, greasing will not fix it. We measure and inspect on site and decide the right action there, because bearing type and size vary from one unit to another.

How do you tell whether the fan needs balancing rather than just lubricating the bearings?

Continuous vibration with a steady hum usually points to an unbalanced fan wheel or dirt build-up on the blades, while an irregular grating sound comes from the bearing itself. The technician measures vibration on the frame and on the shaft; if it is higher on the frame he balances the wheel, and if it is higher on the shaft he inspects the bearing and decides whether to replace it or lubricate it depending on the degree of wear.

In hotels here, do airflow problems come from one unit or multiple units?

Large hotels typically have separate units for different wings, so we service each individually and verify distribution balance between them to ensure guest comfort across all wings.

Summer dust clogs AHU filters fast, how often do you recommend cleaning?

In summer, outside dust rises sharply, so we recommend checking filters every one to two months. Clean filters keep system efficiency high and cut power use.

Does high coastal humidity affect AHU coils even in winter?

Yes, year-round coastal humidity promotes algae and mould growth on coils, especially when winter temperatures drop. We clean coils with specialist solutions to prevent this.

Large complexes here need big teams to service all units, can you handle that?

Yes, we plan comprehensive maintenance visits for large complexes in coordination with building management and send adequate team size to complete the work without disrupting building operations.
