AHU maintenance in Sulaitah

AHU maintenance in Sulaitah restores balanced air distribution across the tall residential and commercial complexes in the area. When air quality drops or temperatures vary between floors, the cause usually lies inside the air handling unit, not in the chiller itself.

When an AHU needs attention

  1. 1

Weak airflow or smells in the building

A clogged filter or dirty cooling coil cuts airflow and carries a musty smell through Jeddah's humid air. Occupants complain and productivity falls before anyone identifies the source.

  2. 2

Unusual noise from the plant room

A grinding or vibrating fan usually points to a worn bearing, a slack belt or an unbalanced blade. Delaying the diagnosis can turn a simple fix into a full motor replacement.

  3. 3

    Uneven distribution between zones

One zone too cold and another too warm in the same building usually means a balancing valve not working or a stuck damper. The site survey decides which dampers and valves need adjusting or cleaning.

Who it's for

  • Your office staff are complaining about poor cooling

We inspect the unit under load, check filters, coil and dampers, and restore balanced airflow across every office zone.

How we work

How we work

  1. 1

    Unit and system survey

We review the system layout, unit sizes and count, run the unit and record airflow, pressure and noise readings before touching anything.

  2. 2

    Mechanical inspection

We open the access panel and inspect belts, bearings, the fan blade and mounts, recording what needs tensioning or replacing before starting work.

  3. 3

    Clean and adjust

We clean the coil and drain pan, verify the drain fall, adjust dampers and valves, and replace worn filters, belts and bearings as needed.

  4. 4

    Performance check and handover

We run the unit again, measure airflow and compare it with the opening reading, then give you a brief written report of what was done and anything that needs follow-up.

What sets this district apart

Sulaitah is a relatively modern north-east district with mid-rise to tall residential towers and office buildings, most supplied with central air systems and air handling units. This building type depends on precise balance between supply, return and exhaust airflow to ensure even comfort on every floor. Regular maintenance of filters, belts, coils and dampers is essential to preserve distribution efficiency and prevent pressure and humidity imbalances across storeys.

Sulaitah lies in Jeddah's north-east sector, a modern district of tall buildings served by advanced central air systems.

Most tall buildings here have one or more AHUs mounted on the roof or in a dedicated plant room, serving multiple floors or wings.

The AC setup in Sulaitah

  1. 1

    One or more rooftop AHUs

Sulaitah's tall buildings rely on central rooftop AHUs serving both lower and upper floors, with complex damper and ductwork systems for pressure balance.

  2. 2

Separate plant room for ancillary equipment

Larger towers often have a dedicated plant room housing secondary AHUs or advanced filtration equipment to enhance indoor air quality.

  3. 3

Multi-storey and multi-wing air distribution network

Towers use a complex network of supply, return and exhaust ducts to serve all floors and wings equally, requiring periodic servicing to prevent blockages.

Before the visit

Before our visit in Sulaitah

  1. 1

Arrange roof access with the building manager

Before the visit, confirm the building manager has been notified of the maintenance date and the roof is clear and safe for equipment unloading.

  2. 2

Locate the electrical control panel for the AHU

Ask the building manager for the location of the main control panel so our team can safely shut down the AHU before work begins.

  3. 3

Clear obstacles around the rooftop unit

Ensure before the visit day that our team can reach all sides of the AHU easily and that the unloading and return point for materials is clear.

FAQ

Questions about AHU maintenance

What is the difference between AHU servicing and duct cleaning?

AHU servicing focuses on the mechanical and thermal parts inside the unit itself: filters, coil, drain pan, bearings and dampers. Duct cleaning removes dust from the distribution network. The two jobs use different tools and address different problems, and we offer each as a separate service.

Can the AHU be serviced while the building is occupied?

In many cases yes, depending on the system layout and the number of units. If the building can run a standby unit while we work on another, servicing continues without cutting cooling to any zone. The technician confirms this at the first survey.

How does Jeddah's humidity affect AHUs specifically?

High humidity loads the dehumidification coil harder and speeds up algae growth in the drain pan, blocking the drain much faster than in dry climates. For that reason we give the pan clean and the drain fall check particular attention when servicing AHUs in Jeddah.

When does a bearing need replacing rather than just greasing?

If a bearing shows audible grinding, measurable heat on the housing or radial play when checked by hand, greasing will not fix it. We measure and inspect on site and decide the right action there, because bearing type and size vary from one unit to another.

How do you tell whether the fan needs balancing rather than just lubricating the bearings?

Continuous vibration with a steady hum usually points to an unbalanced fan wheel or dirt build-up on the blades, while an irregular grating sound comes from the bearing itself. The technician measures vibration on the frame and on the shaft; if it is higher on the frame he balances the wheel, and if it is higher on the shaft he inspects the bearing and decides whether to replace it or lubricate it depending on the degree of wear.

How many storeys do Sulaitah's towers reach, and does height affect air balance?

Buildings here range from 10 to 20 storeys, and height places extra pressure on the handling system. AHUs must distribute air evenly from ground to top, and any failure in belts or dampers causes temperature swings between floors.

The AHUs sit on the roof, how does your team reach them safely?

We coordinate with the building manager beforehand to confirm safe roof access and an available unloading point for equipment and maintenance materials.

Does Jeddah's humidity affect the coils in our AHU?

Yes, coastal humidity accelerates dirt and mould buildup on the cooling and heating coils, cutting heat transfer efficiency and weakening distribution between floors. Regular coil cleaning is essential for consistent performance.

Do the residential towers here have enough power capacity for maintenance equipment?

Most towers have robust electrical panels for the large AHUs, but running additional maintenance tools requires prior agreement with the building manager and electrical team to prevent circuit trips.
