When central AC makes sense in your flat

  1. 1

    New flat before finishing

The finishing stage is the right time to install central AC. The ceiling is open and walls are ready for copper and drain routes, so there is no need later to cut plaster or damage finished surfaces.

  2. 2

Occupied flat where splits fall short

If splits leave hot and cold patches, or the noise bothers you at night, central AC distributes air evenly and hides the unit away from the room. A site survey decides whether your ceiling height allows it.

  3. 3

    Your unit disturbs the neighbours

In apartments, neighbours hear unit vibration through shared ceilings and walls. We choose the indoor unit suspension point carefully and use flexible collars on the air outlets to absorb vibration before it reaches the building structure.

Who it's for

  • Living in a furnished flat and want to replace splits

We survey your ceiling void to see whether a concealed unit fits, then run copper and drain without disturbing the existing décor.

  • Buying a flat in a building under construction

We coordinate with the finishing stage to run copper, drain and ducts before ceilings and walls are closed, so every route stays fully concealed.

How we work

How we work

  1. 1

    Ceiling and route survey

We measure the available ceiling void, decide where the indoor unit hangs, map the copper route and find where condensate drains without causing damp. The survey decides whether one zone or more suits the flat.

  2. 2

    Run copper and drain

We run insulated Mueller copper in the void above the suspended ceiling and slope the condensate line towards the building drain or an external outlet, so no standing water causes odour or damp.

  3. 3

    Fit ducts and outlets

We mount the indoor unit on vibration-absorbing hangers, route ducts to each room and place every outlet so air spreads evenly without blowing cold air directly onto anyone.

  4. 4

    Vacuum, test and hand over

We vacuum the copper line to remove air and moisture, check all joints, then run the unit and confirm cooling in every room before we hand over.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.
  • An indoor AHU unit connected to round ductwork in a mechanical plant room, exposed concrete ceiling.

What sets this district apart

Al Asaliyah has relatively modern apartment blocks with standard-size flats, mostly three to four rooms with narrow corridors and typical ceiling heights. Central AC here needs careful placement of the indoor unit in the suspended ceiling to avoid noise reaching neighbours, and careful routing of the condensate drain so it does not cause damp in the shared walls between units. The outdoor unit on the building's shared roof needs coordination with the building management.

Al Asaliyah is in south Jeddah, a district of modern mid-rise apartment blocks with multi-room flats.

Most flats here have standard ceiling height around 2.7 metres, and outdoor units are mounted on the building's shared roof.

The AC setup in Al Asaliyah

  1. 1

Indoor unit in the suspended ceiling

The indoor unit sits in the suspended ceiling above a hallway or bathroom, using the tight space without impacting the bedrooms or living areas.

  2. 2

Concealed ducts in walls and ceilings

Air ducts run through internal walls and suspended ceilings, remaining out of sight while distributing air evenly to each room.

  3. 3

Outdoor unit on the shared roof

The outdoor unit is mounted on the building's shared roof in a location agreed with management, well away from hot-air outlets.

Before the visit

Before our visit in Al Asaliyah

  1. 1

Bring a floor plan of the flat

The floor plan helps us identify the best spot for the indoor unit and ducts, especially if there are narrow corridors or the ceiling is already occupied by wiring or pipes.

  2. 2

Coordinate with building management about roof access

Confirm with management that our team can access the roof and identify the permitted zone for mounting the outdoor unit.

  3. 3

    Check corridor and ceiling condition

Inspect the suspended ceiling and corridors before we visit, and tell us about any water pipes or electrical cables that might block the duct run.

FAQ

Questions about Apartment central AC

Is there enough ceiling space in a flat for a central unit?

It varies between flats. Slim ceiling cassettes need less void depth than full ducted units. A site survey measures what is available and decides the right type; if the corridor ceiling is too shallow we look at a storage room or bathroom ceiling instead.

Is one unit enough for the whole flat or do I need more?

It depends on the flat's area, room layout and how much sun each side receives. Two- and three-bedroom flats can sometimes work with one unit and well-planned ducts; larger flats or those with separate zones may need two. The survey decides.

Where does the outdoor unit go when the flat has no large balcony?

Options include the shared roof if the building rules allow it, a facade bracket away from neighbours' windows, or the balcony if it can take the load. We review the building's rules before recommending any position.

Jeddah's air is very humid; does that affect the condensate drain?

Yes. In Jeddah the indoor unit produces more condensate because of the high humidity. We make sure the drain line has enough fall, that the horizontal run before it drops is not too long, and that the outlet does not conflict with other flats' drainage in the building.

Can the flat be split into two zones with different temperatures?

It is possible using two separate indoor units or by adding variable-flow dampers on the duct runs. The right choice depends on the flat's layout and the ceiling void available in each zone. A site survey decides which approach suits your room arrangement.

Does the limited ceiling space affect central AC installation in the flat?

Yes, the narrow corridors and standard ceilings in Al Asaliyah call for smart placement of the indoor unit, usually in the suspended ceiling over a hallway or bathroom to keep living space free and avoid obstruction.

How do you route the condensate drain so it doesn't harm neighbouring flats?

We route the condensate pipes carefully through the unit's internal walls and suspended ceilings, choosing paths that avoid moisture seeping into the shared walls between flats, and place the drain outlet well away from neighbouring windows.

Does coastal humidity in Jeddah threaten the outdoor unit on the roof?

Yes, the humid coastal air accelerates corrosion of outdoor unit parts over time, but choosing a well-ventilated spot on the roof reduces this risk, and regular maintenance keeps it performing well.

Do we need the building management's approval before installing the outdoor unit?

Yes, the roof is shared space, so coordinating with building management before installation is essential to choose a safe location and ensure it does not conflict with other units.
