Central AC for apartments

Apartment central AC in Al Bayan

In Al Bayan, east Jeddah, installing central AC in apartments demands careful planning because ceiling voids are tight and usable space is limited. Alrabih's team selects the indoor unit location with precision and distributes air quietly through the rooms without disturbing neighbouring residents.

  • Sealed drain

When central AC makes sense in your flat

  1. 1

    New flat before finishing

The finishing stage is the right time to install central AC. The ceiling is open and walls are ready for copper and drain routes, so there is no need later to cut plaster or damage finished surfaces.

  2. 2

Occupied flat where splits fall short

If splits leave hot and cold patches, or the noise bothers you at night, central AC distributes air evenly and hides the unit away from the room. A site survey decides whether your ceiling height allows it.

  3. 3

    Your unit disturbs the neighbours

In apartments, neighbours hear unit vibration through shared ceilings and walls. We choose the indoor unit suspension point carefully and use flexible collars on the air outlets to absorb vibration before it reaches the building structure.

Who it's for

  • Living in a furnished flat and want to replace splits

We survey your ceiling void to see whether a concealed unit fits, then run copper and drain without disturbing the existing décor.

  • Buying a flat in a building under construction

We coordinate with the finishing stage to run copper, drain and ducts before ceilings and walls are closed, so every route stays fully concealed.

How we work

How we work

  1. 1

    Ceiling and route survey

We measure the available ceiling void, decide where the indoor unit hangs, map the copper route and find where condensate drains without causing damp. The survey decides whether one zone or more suits the flat.

  2. 2

    Run copper and drain

We run insulated Mueller copper in the void above the suspended ceiling and slope the condensate line towards the building drain or an external outlet, so no standing water causes odour or damp.

  3. 3

    Fit ducts and outlets

We mount the indoor unit on vibration-absorbing hangers, route ducts to each room and place every outlet so air spreads evenly without blowing cold air directly onto anyone.

  4. 4

    Vacuum, test and hand over

We vacuum the copper line to remove air and moisture, check all joints, then run the unit and confirm cooling in every room before we hand over.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.
  • An indoor AHU unit connected to round ductwork in a mechanical plant room, exposed concrete ceiling.

What sets this district apart

Most Al Bayan apartments are relatively new with similar layouts, featuring low-drop gypsum ceilings and narrow corridors between rooms. This means our team must position the indoor unit judiciously, often in the bathroom or central ceiling void, and route the condensate drain away from internal walls to prevent dampness and seepage. Distributing air quietly across multiple rooms requires precise calculation of duct diameters and airflow velocity.

Al Bayan lies in Jeddah's east sector, a modern residential district of uniformly designed apartments with limited ceiling heights.

Most Al Bayan apartments are designed for a single ceiling-mounted indoor unit, with distribution ducts carrying the load across the main living and bedroom spaces.

The AC setup in Al Bayan

  1. 1

Single ceiling-mounted unit in the central void

Most Al Bayan flats fit a single indoor unit in the corridor or ceiling space, with distribution ducts covering the main rooms.

  2. 2

Unit mounted in bathroom or entrance

When the corridor ceiling is too tight, we mount the indoor unit in the bathroom or near the flat entrance to save space and hide it visually.

  3. 3

Sound-insulated distribution ducts in the tight void

We use ducts insulated with sound-damping material to reduce noise transmission between flats and different rooms.

Before the visit

Before our visit in Al Bayan

  1. 1

Measure the space between concrete slab and gypsum

Send us the void height and proposed unit location before the visit, so we can select the indoor unit with the right dimensions.

  2. 2

Coordinate with building management on the drain routing

Contact building management and inform them we will need to connect the AC drain to the central line or run it outside.

  3. 3

Ensure the team can reach the ceiling and outdoor unit

Check that there is a safe ladder in the flat for accessing the ceiling, and ensure the team can easily reach the outdoor unit on the balcony or roof.

FAQ

Questions about Apartment central AC

Is there enough ceiling space in a flat for a central unit?

It varies between flats. Slim ceiling cassettes need less void depth than full ducted units. A site survey measures what is available and decides the right type; if the corridor ceiling is too shallow we look at a storage room or bathroom ceiling instead.

Is one unit enough for the whole flat or do I need more?

It depends on the flat's area, room layout and how much sun each side receives. Two- and three-bedroom flats can sometimes work with one unit and well-planned ducts; larger flats or those with separate zones may need two. The survey decides.

Where does the outdoor unit go when the flat has no large balcony?

Options include the shared roof if the building rules allow it, a facade bracket away from neighbours' windows, or the balcony if it can take the load. We review the building's rules before recommending any position.

Jeddah's air is very humid; does that affect the condensate drain?

Yes. In Jeddah the indoor unit produces more condensate because of the high humidity. We make sure the drain line has enough fall, that the horizontal run before it drops is not too long, and that the outlet does not conflict with other flats' drainage in the building.

Can the flat be split into two zones with different temperatures?

It is possible using two separate indoor units or by adding variable-flow dampers on the duct runs. The right choice depends on the flat's layout and the ceiling void available in each zone. A site survey decides which approach suits your room arrangement.

The space between the concrete slab and the gypsum is very tight, can you work with that?

Yes, we calculate the void height beforehand and select a shallower indoor unit, compressing the drain and distribution ducts skilfully into the tight passages.

The corridor is cramped and there is no space for the indoor unit, where else can it go?

We can place it in the bathroom or flat entrance, or mount it on an internal wall away from guests' sight, depending on the flat's layout.

The flats here are close together, will the noise affect neighbours?

We select a low-noise indoor unit and insulate the ducts with sound-damping materials to reduce noise transmitting through shared ceilings and walls between flats.

Where should the AC drain go, my neighbour warned me of leaks from above?

We route the drain pipes away from shared internal walls, either to the building's central drainage line or outside through the façade, and coordinate with management to ensure no seepage on the flat below.
