When central AC makes sense in your flat

  1. 1

    New flat before finishing

The finishing stage is the right time to install central AC. The ceiling is open and walls are ready for copper and drain routes, so there is no need later to cut plaster or damage finished surfaces.

  2. 2

Occupied flat where splits fall short

If splits leave hot and cold patches, or the noise bothers you at night, central AC distributes air evenly and hides the unit away from the room. A site survey decides whether your ceiling height allows it.

  3. 3

    Your unit disturbs the neighbours

In apartments, neighbours hear unit vibration through shared ceilings and walls. We choose the indoor unit suspension point carefully and use flexible collars on the air outlets to absorb vibration before it reaches the building structure.

Who it's for

  • Living in a furnished flat and want to replace splits

We survey your ceiling void to see whether a concealed unit fits, then run copper and drain without disturbing the existing décor.

  • Buying a flat in a building under construction

We coordinate with the finishing stage to run copper, drain and ducts before ceilings and walls are closed, so every route stays fully concealed.

How we work

How we work

  1. 1

    Ceiling and route survey

We measure the available ceiling void, decide where the indoor unit hangs, map the copper route and find where condensate drains without causing damp. The survey decides whether one zone or more suits the flat.

  2. 2

    Run copper and drain

We run insulated Mueller copper in the void above the suspended ceiling and slope the condensate line towards the building drain or an external outlet, so no standing water causes odour or damp.

  3. 3

    Fit ducts and outlets

We mount the indoor unit on vibration-absorbing hangers, route ducts to each room and place every outlet so air spreads evenly without blowing cold air directly onto anyone.

  4. 4

    Vacuum, test and hand over

We vacuum the copper line to remove air and moisture, check all joints, then run the unit and confirm cooling in every room before we hand over.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.
  • An indoor AHU unit connected to round ductwork in a mechanical plant room, exposed concrete ceiling.

What sets this district apart

Al Muntazahat is a relatively modern district with uniform building designs and similar flats, which simplifies planning but means suspended ceilings are uniform and very tight. Humidity is moderate but summer heat is very high, and condensate from one unit may be affected by drainage from neighbours' units on the shared roof. Coordination with building management and neighbours is essential because flats are very close together, and any mistake in outdoor unit placement or drainage routing may cause disputes.

Al Muntazahat lies in east Jeddah, a modern district with uniform building designs, closely spaced flats and fairly standard sizes.

Most Al Muntazahat flats are medium-sized with 3 bedrooms and a lounge, and outdoor units install on the shared roof where they are closely positioned.

The AC setup in Al Muntazahat

  1. 1

Hidden indoor unit in very tight ceiling

The indoor unit sits in the tight gap between the structural ceiling and panels, with thermally insulated flexible ducts.

  2. 2

Insulated flexible ducts with limited diameter

Flexible ducts with small diameter pass through the tight gap, fully insulated to minimize cooling loss.

  3. 3

Outdoor unit on roof with separate drainage

The outdoor unit sits on the shared roof with a separate drain line per unit to avoid congestion and overflow.

Before the visit

Before our visit in Al Muntazahat

  1. 1

Measure the gap between ceiling and panels

Before the visit, measure the gap precisely and tell us if any pipes or wires are already in it.

  2. 2

Confirm outdoor unit location on the roof

Check with management that the roof has space and that neighbouring units will not be affected by your unit's location.

  3. 3

    Coordinate condensate drainage with management

Tell management we will connect a separate drain line and confirm the main network can handle water from all units.

FAQ

Questions about Apartment central AC

Is there enough ceiling space in a flat for a central unit?

It varies between flats. Slim ceiling cassettes need less void depth than full ducted units. A site survey measures what is available and decides the right type; if the corridor ceiling is too shallow we look at a storage room or bathroom ceiling instead.

Is one unit enough for the whole flat or do I need more?

It depends on the flat's area, room layout and how much sun each side receives. Two- and three-bedroom flats can sometimes work with one unit and well-planned ducts; larger flats or those with separate zones may need two. The survey decides.

Where does the outdoor unit go when the flat has no large balcony?

Options include the shared roof if the building rules allow it, a facade bracket away from neighbours' windows, or the balcony if it can take the load. We review the building's rules before recommending any position.

Jeddah's air is very humid; does that affect the condensate drain?

Yes. In Jeddah the indoor unit produces more condensate because of the high humidity. We make sure the drain line has enough fall, that the horizontal run before it drops is not too long, and that the outlet does not conflict with other flats' drainage in the building.

Can the flat be split into two zones with different temperatures?

It is possible using two separate indoor units or by adding variable-flow dampers on the duct runs. The right choice depends on the flat's layout and the ceiling void available in each zone. A site survey decides which approach suits your room arrangement.

Flats here are very close, does central AC noise disturb neighbours?

The indoor unit is very quiet, and we position the outdoor unit on the roof away from neighbours' windows as much as possible.

The ceilings are very tight, can we fit ducts of adequate size?

Yes, we use flexible ducts with diameters suited to the tight space, and we design distribution carefully to ensure balanced cold air in every room.

Does our condensate drainage mix with neighbours' at the outlet?

We ensure each unit has a separate drain line to the main network, and we coordinate with management to prevent overflow.

Heat in Al Muntazahat is high, does the tight ceiling affect cooling efficiency?

Yes, tight space may slow cold air distribution, so we choose a slightly higher capacity unit to ensure fast and effective cooling.
