When central AC makes sense in your flat

  1. 1

    New flat before finishing

The finishing stage is the right time to install central AC. The ceiling is open and walls are ready for copper and drain routes, so there is no need later to cut plaster or damage finished surfaces.

  2. 2

Occupied flat where splits fall short

If splits leave hot and cold patches, or the noise bothers you at night, central AC distributes air evenly and hides the unit away from the room. A site survey decides whether your ceiling height allows it.

  3. 3

    Your unit disturbs the neighbours

In apartments, neighbours hear unit vibration through shared ceilings and walls. We choose the indoor unit suspension point carefully and use flexible collars on the air outlets to absorb vibration before it reaches the building structure.

Who it's for

  • Living in a furnished flat and want to replace splits

We survey your ceiling void to see whether a concealed unit fits, then run copper and drain without disturbing the existing décor.

  • Buying a flat in a building under construction

We coordinate with the finishing stage to run copper, drain and ducts before ceilings and walls are closed, so every route stays fully concealed.

How we work

How we work

  1. 1

    Ceiling and route survey

We measure the available ceiling void, decide where the indoor unit hangs, map the copper route and find where condensate drains without causing damp. The survey decides whether one zone or more suits the flat.

  2. 2

    Run copper and drain

We run insulated Mueller copper in the void above the suspended ceiling and slope the condensate line towards the building drain or an external outlet, so no standing water causes odour or damp.

  3. 3

    Fit ducts and outlets

We mount the indoor unit on vibration-absorbing hangers, route ducts to each room and place every outlet so air spreads evenly without blowing cold air directly onto anyone.

  4. 4

    Vacuum, test and hand over

We vacuum the copper line to remove air and moisture, check all joints, then run the unit and confirm cooling in every room before we hand over.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.

What sets this district apart

Al Salmiyah Al Sharqiyah is a coastal residential zone near the sea, meaning very high humidity and salt air affecting surfaces and metals. The district's blocks are relatively modern and designed to current standards, but intense heat and high humidity put enormous strain on AC systems. Effective drainage, strong duct insulation, and corrosion-resistant outdoor units are essential to prevent rust, mould and repeated failures. Selecting moisture and salt-resistant materials is a vital choice here.

Al Salmiyah Al Sharqiyah is on the coast in south Jeddah, a seaside residential district with very high heat and airborne salt.

Most flats here need robust rust-resistant outdoor units and excellent drainage to cope with constant coastal humidity.

The AC setup in Al Salmiyah Al Sharqiyah

  1. 1

    Salt and rust-resistant outdoor unit

The outdoor unit is carefully selected in strong salt and corrosion-resistant materials, with extra protective coating and regular cleaning of deposits.

  2. 2

Heavily insulated ducts with thick layers

Thick insulation prevents surface condensation and water pooling inside ducts in very high coastal humidity.

  3. 3

Enhanced drainage with safe pipes and extra filters

Pipes slope steeply and multiple traps capture excess moisture, preventing the drainage blockages common in coastal districts.

Before the visit

Before our visit in Al Salmiyah Al Sharqiyah

  1. 1

Tell us the outdoor unit location before the visit

Specify whether the unit will go on the roof, balcony, or exterior wall, and send us a photo so we can assess salt spray and wind exposure.

  2. 2

Clear obstacles from ceiling void and drainage

Corridors and bathrooms where ducts will run must be clear, and external drainage points must be easily accessible.

  3. 3

Agree on monthly or bi-monthly maintenance plan

Coastal humidity demands frequent cleaning. Coordinate with us on a schedule for regular maintenance of coils, drains and the outdoor unit to remove salt and deposits.

FAQ

Questions about Apartment central AC

Is there enough ceiling space in a flat for a central unit?

It varies between flats. Slim ceiling cassettes need less void depth than full ducted units. A site survey measures what is available and decides the right type; if the corridor ceiling is too shallow we look at a storage room or bathroom ceiling instead.

Is one unit enough for the whole flat or do I need more?

It depends on the flat's area, room layout and how much sun each side receives. Two- and three-bedroom flats can sometimes work with one unit and well-planned ducts; larger flats or those with separate zones may need two. The survey decides.

Where does the outdoor unit go when the flat has no large balcony?

Options include the shared roof if the building rules allow it, a facade bracket away from neighbours' windows, or the balcony if it can take the load. We review the building's rules before recommending any position.

Jeddah's air is very humid; does that affect the condensate drain?

Yes. In Jeddah the indoor unit produces more condensate because of the high humidity. We make sure the drain line has enough fall, that the horizontal run before it drops is not too long, and that the outlet does not conflict with other flats' drainage in the building.

Can the flat be split into two zones with different temperatures?

It is possible using two separate indoor units or by adding variable-flow dampers on the duct runs. The right choice depends on the flat's layout and the ceiling void available in each zone. A site survey decides which approach suits your room arrangement.

Airborne salt causes rust quickly, how do you protect the outdoor unit?

We select outdoor units in salt and rust-resistant materials from trusted brands like Carrier and YORK, apply extra protection coating to metal parts, and clean salt deposits regularly.

Coastal humidity is very high, will moisture form inside the ducts?

We use heavily insulated ducts with thick wrapping and manage drainage extremely carefully to prevent moisture pooling. Seasonal maintenance cleans any condensation that might accumulate inside.

Humidity causes rapid mould in AC units, what do you do?

We install high-grade filters and indoor units with enhanced drainage to prevent water pooling. Monthly or bi-monthly cleaning of coils and drains is essential to prevent mould in this environment.

Heat and humidity together are severe, will the system handle the load?

We select units with above-standard capacity to handle the double pressure of heat and coastal humidity, and ensure effective distribution and strong drainage for long-term stable performance.
