When central AC makes sense in your flat

  1. 1

    New flat before finishing

The finishing stage is the right time to install central AC. The ceiling is open and walls are ready for copper and drain routes, so there is no need later to cut plaster or damage finished surfaces.

  2. 2

Occupied flat where splits fall short

If splits leave hot and cold patches, or the noise bothers you at night, central AC distributes air evenly and hides the unit away from the room. A site survey decides whether your ceiling height allows it.

  3. 3

    Your unit disturbs the neighbours

In apartments, neighbours hear unit vibration through shared ceilings and walls. We choose the indoor unit suspension point carefully and use flexible collars on the air outlets to absorb vibration before it reaches the building structure.

Who it's for

  • Living in a furnished flat and want to replace splits

We survey your ceiling void to see whether a concealed unit fits, then run copper and drain without disturbing the existing décor.

  • Buying a flat in a building under construction

We coordinate with the finishing stage to run copper, drain and ducts before ceilings and walls are closed, so every route stays fully concealed.

How we work

How we work

  1. 1

    Ceiling and route survey

We measure the available ceiling void, decide where the indoor unit hangs, map the copper route and find where condensate drains without causing damp. The survey decides whether one zone or more suits the flat.

  2. 2

    Run copper and drain

We run insulated Mueller copper in the void above the suspended ceiling and slope the condensate line towards the building drain or an external outlet, so no standing water causes odour or damp.

  3. 3

    Fit ducts and outlets

We mount the indoor unit on vibration-absorbing hangers, route ducts to each room and place every outlet so air spreads evenly without blowing cold air directly onto anyone.

  4. 4

    Vacuum, test and hand over

We vacuum the copper line to remove air and moisture, check all joints, then run the unit and confirm cooling in every room before we hand over.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.
  • An indoor AHU unit connected to round ductwork in a mechanical plant room, exposed concrete ceiling.

What sets this district apart

Harat Al Bahar is among old downtown's oldest quarters, with heritage residential buildings where ceiling voids are under a metre in many cases and original ceilings are low and largely unmodified. Central AC in these flats calls for very careful measurement of available space before installation, and we may need to thread ducts through narrow ceiling passages or along walls with external insulation if the void is inadequate. High humidity near the sea means drainage must be absolutely reliable to prevent damage to the old walls.

Harat Al Bahar sits in Jeddah's historic downtown near the waterfront, a zone of heritage residential buildings with traditional Islamic design and limited architectural spaces.

Most flats in the old quarter have original low ceilings and ceiling voids not exceeding 60 centimetres, forcing us to choose a very compact indoor unit or run ducts on the outer wall.

The AC setup in Harat Al Bahar

  1. 1

Ultra-slim indoor unit in the corridor

Tight ceiling voids in heritage buildings force us to choose an ultra-slim indoor unit, usually mounted in a narrow corridor or small bathroom.

  2. 2

    External ducts with architectural casing

When ceiling void is insufficient, ducts run along the outer wall encased in dedicated architectural cladding that balances performance with heritage aesthetics.

  3. 3

    Sealed drainage to prevent leakage

High coastal humidity demands fully sealed drainage with rust-resistant fittings and steady gradient to the main outlet.

Before the visit

Before our visit in Harat Al Bahar

  1. 1

Measure your ceiling void precisely before we visit

Use a flexible tape and measure the ceiling void height at three points minimum, and share the measurements so we arrive with the right unit size.

  2. 2

Show us the building's original plans if you have them

If you have plans or documents of the original building, bring them or request we view them at the visit to understand the original structure better.

  3. 3

Check access to outer walls and windows

If we choose external ducts, ensure safe access to windows and outer walls without unusual architectural obstacles.

FAQ

Questions about Apartment central AC

Is there enough ceiling space in a flat for a central unit?

It varies between flats. Slim ceiling cassettes need less void depth than full ducted units. A site survey measures what is available and decides the right type; if the corridor ceiling is too shallow we look at a storage room or bathroom ceiling instead.

Is one unit enough for the whole flat or do I need more?

It depends on the flat's area, room layout and how much sun each side receives. Two- and three-bedroom flats can sometimes work with one unit and well-planned ducts; larger flats or those with separate zones may need two. The survey decides.

Where does the outdoor unit go when the flat has no large balcony?

Options include the shared roof if the building rules allow it, a facade bracket away from neighbours' windows, or the balcony if it can take the load. We review the building's rules before recommending any position.

Jeddah's air is very humid; does that affect the condensate drain?

Yes. In Jeddah the indoor unit produces more condensate because of the high humidity. We make sure the drain line has enough fall, that the horizontal run before it drops is not too long, and that the outlet does not conflict with other flats' drainage in the building.

Can the flat be split into two zones with different temperatures?

It is possible using two separate indoor units or by adding variable-flow dampers on the duct runs. The right choice depends on the flat's layout and the ceiling void available in each zone. A site survey decides which approach suits your room arrangement.

My old flat's ceiling is very low, can you fit central AC?

Yes, but we need an initial visit to measure the ceiling void exactly. If it is under 60 centimetres, we choose a very slim indoor unit or run ducts along the outer wall with dedicated architectural casing.

My building is heritage and I am concerned about modifications, what do you suggest?

We study the original design first and choose routes that preserve the old building's walls and ceilings as much as possible. We may use external casing or conceal ducts behind panels if space allows.

I am close to the sea with very high humidity, does this affect central AC?

High humidity increases condensation risk in ducts and the indoor unit, so we focus on tight drain connections and a steady slope to the outlet, and select rust-resistant materials where possible.

The wiring in my old building is very dated, is your setup compatible?

We inspect the main panel and current wiring on the first visit. If it is very old, we may recommend reinforcing the dedicated circuit with a separate run directly from the panel.
