When your central system needs a full service

  1. 1

    Rooms that cool unevenly

Some rooms are cold and others warm even though the unit is running. The cause is usually unbalanced airflow or a coil that needs cleaning, and this only shows up with a methodical check of every diffuser in the building.

  2. 2

Water pooling or a smell from the unit

A blocked drain pan lets water pool and produces unpleasant smells, and in Jeddah's humid air bacteria build up quickly. Cleaning the pan and drain line and checking the fall is a core part of every service visit.

  3. 3

The system has not been serviced in a long time

Coils collect dust and the salt that Jeddah's coastal air carries, and this gradually raises the load on the compressor and weakens cooling. A service visit finds that build-up before it leads to a breakdown.

Who it's for

  • Your villa has rooms that do not cool evenly

We check the coil, blower and airflow at every diffuser in the villa and explain every finding to you before we leave.

  • Managing a commercial building with tenant cooling complaints

We inspect both indoor and outdoor units, measure airflow at every diffuser across the building and give you a clear picture of the system's condition.

How we work

How we work

  1. 1

    Tell us the symptoms

WhatsApp us what you notice: rooms that do not cool well, any unusual sounds or how long since the last service, and we arrange the visit.

  2. 2

    Site survey

The technician inspects both indoor and outdoor units and measures airflow at the diffusers to find where the system is weak before any work begins.

  3. 3

    Carry out the service

We clean the coil, drain pan and blower, check the electrical connections and verify the airflow from every diffuser across the building.

  4. 4

    Explain findings and hand over

Before leaving we explain what we found, point out anything that needs watching later and leave the site clean.

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.

What sets this district apart

Al Ajawid is a relatively modern southern district with spacious villas and separate, wide residential blocks, most fitted with advanced central AC systems distributed across multiple floors and rooms. The large spaces between buildings and wide external areas offer easy access to outdoor units on roofs and in gardens. Summer heat load is high and desert dust requires focused regular maintenance centred on thorough cleaning and inspection.

Al Ajawid lies in south Jeddah and is marked by modern urban development featuring spacious villas and separate, wide residential blocks.

Most modern villas and blocks in Al Ajawid use advanced central ducted systems with a powerful outdoor unit and multi-floor air distribution.

The AC setup in Al Ajawid

  1. 1

    Advanced multi-floor central ducted system

Large villas and blocks in Al Ajawid use advanced ducted systems distributing cool air efficiently across multiple floors.

  2. 2

Powerful outdoor units on spacious roofs

Spacious roofs and large gardens provide room for powerful outdoor units with easy access for regular maintenance and cleaning.

  3. 3

Advanced drainage with separate drain outlets

Modern systems use separate drains per floor or section, preventing water pooling and allowing separate maintenance of each line.

Before the visit

Before our visit in Al Ajawid

  1. 1

Tell us the system layout and floors served

Show us a sketch or description of how ducts distribute across floors and rooms, and which floor or section may have cooling issues.

  2. 2

Ensure safe and easy access to roof and garden

Confirm that paths to the roof and garden are safe and wide enough for the team and equipment to reach easily, with clear space round the outdoor unit.

  3. 3

Provide outdoor temperature and humidity readings

If you can record temperature and relative humidity near the outdoor unit on inspection day, it will help assess performance under actual heat stress.

FAQ

Questions about Central AC maintenance

What is the difference between a full service and just cleaning the filter?

Cleaning the filter is one step inside a full service visit. A complete service covers the evaporator coil, blower, drain pan and drain line, outdoor unit, electrical circuits and airflow at every diffuser. The technician leaves the owner with a clear picture of the whole system's condition, not just a clean filter.

Can you find out why some rooms are cooler than others?

Yes. The technician measures airflow at each diffuser and checks damper positions and static pressure in the network. The cause may be a closed damper, a leak in one section or a weakened blower. Identifying the exact fault requires a site survey because duct layouts vary between buildings.

When does the central system stopping point to a coil fault rather than the outdoor unit?

If the outdoor unit is running but the air at the diffusers is barely cool, the most likely cause is an iced or heavily fouled evaporator coil inside the air handling unit. If the outdoor unit has stopped completely the fault points elsewhere. A site inspection gives a clear diagnosis.

Do you repair faults you find during the service visit?

Minor faults such as a loose flare joint or an affected electrical contactor are fixed in the same visit. If the repair needs a replacement part or deeper work, the technician explains the findings to the owner and agrees on the next step before any additional work begins.

Can a damaged copper connection affect how well the central system cools?

Yes. A kinked or deformed copper joint restricts refrigerant flow and upsets circuit pressure, which weakens coil performance and stresses the compressor. On long runs that can reach 30 metres, the condition of every joint matters more because any restriction has a greater effect across the full pipe length.

The villa is very large and AC runs all year, does it need more intensive maintenance?

Yes, heavy use and large size demand more frequent regular checks than smaller homes; we clean the evaporator, filter and condenser regularly.

The distance from the outdoor unit to upper floors is very long, is air distribution even?

Long runs increase heat loss and may cause imbalance, so we thoroughly clean ducts, inspect dampers and insulation to ensure balanced distribution.

Heavy desert dust affects the condenser, how often should it be cleaned?

In south Jeddah and desert areas, we recommend condenser cleaning monthly in summer and every two months other times; we blow out dust with compressed air.

The drain may be affected by high water table or soil moisture, how do we protect it?

We carefully inspect the drain and confirm proper slope away from the foundation, and use separate drainage or fittings to prevent water pooling near the building.
