When your central system needs a full service

  1. 1

    Rooms that cool unevenly

Some rooms are cold and others warm even though the unit is running. The cause is usually unbalanced airflow or a coil that needs cleaning, and this only shows up with a methodical check of every diffuser in the building.

  2. 2

Water pooling or a smell from the unit

A blocked drain pan lets water pool and produces unpleasant smells, and in Jeddah's humid air bacteria build up quickly. Cleaning the pan and drain line and checking the fall is a core part of every service visit.

  3. 3

The system has not been serviced in a long time

Coils collect dust and the salt that Jeddah's coastal air carries, and this gradually raises the load on the compressor and weakens cooling. A service visit finds that build-up before it leads to a breakdown.

Who it's for

  • Your villa has rooms that do not cool evenly

We check the coil, blower and airflow at every diffuser in the villa and explain every finding to you before we leave.

How we work

How we work

  1. 1

    Tell us the symptoms

WhatsApp us what you notice: rooms that do not cool well, any unusual sounds or how long since the last service, and we arrange the visit.

  2. 2

    Site survey

The technician inspects both indoor and outdoor units and measures airflow at the diffusers to find where the system is weak before any work begins.

  3. 3

    Carry out the service

We clean the coil, drain pan and blower, check the electrical connections and verify the airflow from every diffuser across the building.

  4. 4

    Explain findings and hand over

Before leaving we explain what we found, point out anything that needs watching later and leave the site clean.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.

What sets this district apart

Al Aqeeq is a modern northern neighbourhood of spacious detached villas with large interior areas, and buildings here have advanced central AC systems with high-capacity coils and precisely distributed ducts. The system relies on multi-stage air filters and high-performance outdoor units, which need specialist maintenance of the coil, ducts and electrical components to keep efficiency and stability year-round.

Al Aqeeq lies in modern North Jeddah, a neighbourhood of spacious contemporary villas with advanced central AC systems.

Villas here usually have one or more outdoor units and a high-capacity central coil with multiple distribution branches.

The AC setup in Al Aqeeq

  1. 1

    Central distribution with high-capacity coil

Spacious villas here need a high-capacity coil to cool large spaces efficiently.

  2. 2

    Multi-stage air filters

Some modern systems have advanced filters at multiple points that need regular checking to prevent clogging.

  3. 3

    High-performance outdoor units

Large modern villas may have one large outdoor unit or several to achieve the required efficiency.

Before the visit

Before our visit in Al Aqeeq

  1. 1

Ensure safe access to the outdoor unit

The unit may be far in the garden. Make sure the path is safe and clear and the ground around it is obstacle-free.

  2. 2

Open all distribution vents and interior doors

We need to check airflow in every corner of the villa. Open all doors and vents in different rooms before the team arrives.

  3. 3

Locate the control panel and filters

Help us find the main control panel and all filter and coil locations so we can reach them easily.

FAQ

Questions about Central AC maintenance

What is the difference between a full service and just cleaning the filter?

Cleaning the filter is one step inside a full service visit. A complete service covers the evaporator coil, blower, drain pan and drain line, outdoor unit, electrical circuits and airflow at every diffuser. The technician leaves the owner with a clear picture of the whole system's condition, not just a clean filter.

Can you find out why some rooms are cooler than others?

Yes. The technician measures airflow at each diffuser and checks damper positions and static pressure in the network. The cause may be a closed damper, a leak in one section or a weakened blower. Identifying the exact fault requires a site survey because duct layouts vary between buildings.

When does the central system stopping point to a coil fault rather than the outdoor unit?

If the outdoor unit is running but the air at the diffusers is barely cool, the most likely cause is an iced or heavily fouled evaporator coil inside the air handling unit. If the outdoor unit has stopped completely the fault points elsewhere. A site inspection gives a clear diagnosis.

Do you repair faults you find during the service visit?

Minor faults such as a loose flare joint or an affected electrical contactor are fixed in the same visit. If the repair needs a replacement part or deeper work, the technician explains the findings to the owner and agrees on the next step before any additional work begins.

Can a damaged copper connection affect how well the central system cools?

Yes. A kinked or deformed copper joint restricts refrigerant flow and upsets circuit pressure, which weakens coil performance and stresses the compressor. On long runs that can reach 30 metres, the condition of every joint matters more because any restriction has a greater effect across the full pipe length.

My new AC has smart controls, does that affect your maintenance?

Yes, smart systems provide performance and fault data. We inspect the coil, ducts and filters as usual and use the smart control data to diagnose any issue.

My villa is very large, does the system distribute air evenly in every corner?

The system is designed for even distribution, but ducts may clog partially or outlets may need adjustment. We check balance in every area and clean ducts if needed.

Summer heat is intense, does the coil degrade quickly?

The coil faces high stress in summer, especially with coastal humidity. We clean the coil twice or more a year and check its performance during service.

The outdoor unit is far from the house in my garden, how do you handle long connections?

Long connections may affect performance. We check the quality of pipes, insulation, refrigerant levels and electrical connections during service.
