When your central system needs a full service

  1. 1

    Rooms that cool unevenly

Some rooms are cold and others warm even though the unit is running. The cause is usually unbalanced airflow or a coil that needs cleaning, and this only shows up with a methodical check of every diffuser in the building.

  2. 2

Water pooling or a smell from the unit

A blocked drain pan lets water pool and produces unpleasant smells, and in Jeddah's humid air bacteria build up quickly. Cleaning the pan and drain line and checking the fall is a core part of every service visit.

  3. 3

The system has not been serviced in a long time

Coils collect dust and the salt that Jeddah's coastal air carries, and this gradually raises the load on the compressor and weakens cooling. A service visit finds that build-up before it leads to a breakdown.

Who it's for

  • Your villa has rooms that do not cool evenly

We check the coil, blower and airflow at every diffuser in the villa and explain every finding to you before we leave.

How we work

How we work

  1. 1

    Tell us the symptoms

WhatsApp us what you notice: rooms that do not cool well, any unusual sounds or how long since the last service, and we arrange the visit.

  2. 2

    Site survey

The technician inspects both indoor and outdoor units and measures airflow at the diffusers to find where the system is weak before any work begins.

  3. 3

    Carry out the service

We clean the coil, drain pan and blower, check the electrical connections and verify the airflow from every diffuser across the building.

  4. 4

    Explain findings and hand over

Before leaving we explain what we found, point out anything that needs watching later and leave the site clean.

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.

What sets this district apart

Al Mawj is a relatively modern district with spacious villas and large residential complexes built on open plots with wide gaps between properties. This pattern supports long central ducts and multiple diffusers, but the duct length and outlet count mean higher risk of partial blockages or unbalanced cold air across different rooms. Regular servicing of coils, filters and drains is vital in Jeddah's hot, humid climate.

Al Mawj lies south of Jeddah and is known for modern villas and spacious residential compounds with large outdoor plots and easy equipment access.

Most villas and complexes here run central systems with long duct runs and multiple outlets, requiring a thorough check of every room.

The AC setup in Al Mawj

  1. 1

Central system with long ducts and multiple diffusers

Villas and compounds here have long distribution ducts serving multiple floors and rooms, requiring regular checks to balance cool air across all spaces.

  2. 2

Outdoor unit placed in spacious grounds

Large outdoor plots allow the outdoor unit to sit well away from the main entrance, making routine servicing and cleaning straightforward.

  3. 3

Flexible or metal ducts with central air filter

Most systems here use metal or flex ducts with a single central filter near the indoor unit.

Before the visit

Before our visit in Al Mawj

  1. 1

Confirm outdoor and indoor unit locations

Tell us where the outdoor unit sits in the garden and where the indoor unit is located indoors, and any obstacles to reaching either one.

  2. 2

Ensure access to the garden for the team

Make sure the garden gate is open and there is enough space for the team's vehicle near the outdoor unit.

  3. 3

Point out all diffusers in each room

Help us locate every diffuser in different rooms, especially any where you feel weak or warm air flow.

FAQ

Questions about Central AC maintenance

What is the difference between a full service and just cleaning the filter?

Cleaning the filter is one step inside a full service visit. A complete service covers the evaporator coil, blower, drain pan and drain line, outdoor unit, electrical circuits and airflow at every diffuser. The technician leaves the owner with a clear picture of the whole system's condition, not just a clean filter.

Can you find out why some rooms are cooler than others?

Yes. The technician measures airflow at each diffuser and checks damper positions and static pressure in the network. The cause may be a closed damper, a leak in one section or a weakened blower. Identifying the exact fault requires a site survey because duct layouts vary between buildings.

When does the central system stopping point to a coil fault rather than the outdoor unit?

If the outdoor unit is running but the air at the diffusers is barely cool, the most likely cause is an iced or heavily fouled evaporator coil inside the air handling unit. If the outdoor unit has stopped completely the fault points elsewhere. A site inspection gives a clear diagnosis.

Do you repair faults you find during the service visit?

Minor faults such as a loose flare joint or an affected electrical contactor are fixed in the same visit. If the repair needs a replacement part or deeper work, the technician explains the findings to the owner and agrees on the next step before any additional work begins.

Can a damaged copper connection affect how well the central system cools?

Yes. A kinked or deformed copper joint restricts refrigerant flow and upsets circuit pressure, which weakens coil performance and stresses the compressor. On long runs that can reach 30 metres, the condition of every joint matters more because any restriction has a greater effect across the full pipe length.

One room in my villa cools less than others, is this serious?

Usually not. It may be a partial duct blockage or unbalanced diffuser settings. We check every outlet and clean the ducts to balance air flow across all rooms.

My villa and garden are large, how long will maintenance take?

It depends on duct length and the number of outlets. We start at the outdoor unit and finish at the last diffuser, explaining each finding as we go.

Humidity here is high, especially toward the east; does it affect the central system?

Yes, the heat and humidity speed up moisture buildup in the coils and drain pan. We clean both during every service to prevent mould growth.

Does central AC need strong electrical supply for the blower?

Yes, the central blower needs a strong, stable power supply. We check the wiring and dedicated breaker for the system during every service visit.
