Clean air from the duct
Duct cleaning & sanitising in Al Mawj
In Al Mawj, south Jeddah, modern homes with central AC require regular duct cleaning because coastal humidity and dust collect fast in the ducts. Alrabih's team inspects with a camera, clears the ducts fully, then sanitises before the system runs.

When your ducts need cleaning
- 1
Musty smell from the vents
When the AC runs, a damp or musty smell fills the room. That is usually mould or bacteria settled inside the ducts, and Jeddah's humidity helps it grow. Cleaning and sanitising remove it at the source rather than covering it with fragrance.
- 2
Repeated allergy or respiratory symptoms
Fine dust, bacteria and mould particles blow out of the ducts every time the system runs. If symptoms are worse indoors than outside, the ducts are a good place to start. The inspector judges how much has built up before any work begins.
- 3
A building restarted after a long shutdown
Closed ducts in a building that has sat idle collect dust, insects and mould quickly. Running the system straight away distributes all of that through the rooms. A camera inspection shows what has actually built up before you decide the scope of work.
Who it's for
Living in a villa where vents have started to smell
We inspect the villa ducts by camera, clear years of dust and mould buildup, then sanitise the duct walls before the system runs again.

We survey the commercial building ducts by camera, extract deposits by negative-pressure vacuum, and sanitise each section before the system is restarted and the site handed back.

How we work
How we work
- 1
Inspection and camera survey
The technician runs a camera through the ducts, records the level and location of buildup and any mould or moisture, and sets the scope of work based on what is actually there.
- 2
Isolate and prepare
The technician stops the unit and isolates the section to be cleaned, then covers adjacent room openings to keep disturbed dust inside the working section rather than spreading through the space.
- 3
Agitate and vacuum
Agitation tools break the deposits clinging to duct walls, and a negative-pressure vacuum draws them out from the far end so they leave the duct completely rather than returning to the air.
- 4
Sanitise and refit
After vacuuming, duct walls are coated with a sanitising agent, then grilles and covers are refitted and the system is run to confirm airflow is clear before handover.

What sets this district apart
Al Mawj is a modern residential district dominated by spacious villas and homes with central ducted systems hidden in ceilings and walls. That design means the ducts run long and wide across multiple zones, so dust and humidity build-up is harder to spot visually but riskier for indoor air quality. Camera inspection is essential here to locate blockages and mould before cleaning starts.
Al Mawj lies in south Jeddah, a modern villa district with central AC systems and concealed air distribution.
Most homes here have metal ducts concealed in ceilings, requiring full cleaning every year or two depending on use and humidity.
The AC setup in Al Mawj
- 1
Central ducts concealed in ceilings and walls
Modern villas in Al Mawj are designed with the central unit on the roof or in a plant room, with ducts hidden throughout.
- 2
Multiple air outlets in different rooms
The central system distributes air to multiple rooms and bedroom suites, meaning long ducts with many branches that need thorough inspection.
- 3
Large outdoor unit on the roof
The outdoor unit and main fan are typically on the roof, requiring clear access during cleaning work.
Before the visit
Before our visit in Al Mawj
- 1
Ensure we can access the roof and plant room
The central unit and outdoor section are usually on the roof or in a plant room, so make sure the team can access them safely.
- 2
Show us all air outlets and return vents
Help us locate every air outlet in different rooms, as this helps us understand the duct path before we inspect.
- 3
Prepare space near the indoor handling unit
The team may need safe working space near the indoor unit for inspection and cleaning, so clear corridors and pathways beforehand.

FAQ
Questions about Duct cleaning & sanitising
How do I know the ducts really need cleaning and not just a filter change?
The filter catches dust before it enters the duct, but over the years fine particles slip through and stick to duct walls. If the filter is clean but the smell or allergy symptoms continue, the problem is likely deeper inside. A camera inspection shows the actual condition of the duct and settles the question.
Does Jeddah's humidity make mould build up faster inside ducts?
Yes. The humid salty air from the sea enters through return-air openings carrying water vapour that condenses on the cool duct walls. This creates conditions where mould and bacteria grow, especially in sections far from the unit where airflow is weaker. Sanitising after cleaning inhibits that growth.
Can the team reach inside the duct without breaking the ceiling?
In most cases yes. We pass the camera and cleaning tools through existing grilles and access points. If a section is too long or narrow for the tools to reach, we may need to cut an access door, and we explain that at the inspection before starting; any opening cut is resealed when the work is done.
What actually changes after the ducts are cleaned and sanitised?
Most people notice the smell drops from the first run, and less dust settles on surfaces. Respiratory and allergy symptoms often ease gradually because the duct is no longer pushing irritant particles into the room. Airflow can also improve if deposits were partly blocking the cross-section.
Can one section of the duct network be cleaned without doing the whole building?
Yes. If the camera shows that buildup is concentrated in a specific section, such as a duct near a return-air opening or an external passage, that section can be isolated and cleaned on its own. The inspector defines the logical work boundaries at the first visit so sections that need no work are not touched and sections that do are not missed.
How do you know my ducts need cleaning if they're hidden in the ceiling?
We inspect the air outlets and vents at the AC unit, and use a fine camera to look inside the ducts for build-up. If you notice a musty smell or white dust around the outlets, that's a clear sign.
Villas here have different layouts, how do you handle each design?
We coordinate with the homeowner before the visit to understand the duct layout and outlets, and inspect each section separately since duct length varies from villa to villa.
The coastal humidity here is high, does it speed up mould growth in the ducts?
Yes, coastal humidity and salty air speed up mould and bacterial build-up in ducts, especially if the AC runs heavily on humid days, so sanitising after cleaning is vital.
Do you need spare parts or electrical work while cleaning?
Usually not, but if we find a leak or duct damage we'll tell you before proceeding. We keep the AC's electrical components safe and intact throughout.
