When your central system needs a full service

  1. 1

    Rooms that cool unevenly

Some rooms are cold and others warm even though the unit is running. The cause is usually unbalanced airflow or a coil that needs cleaning, and this only shows up with a methodical check of every diffuser in the building.

  2. 2

Water pooling or a smell from the unit

A blocked drain pan lets water pool and produces unpleasant smells, and in Jeddah's humid air bacteria build up quickly. Cleaning the pan and drain line and checking the fall is a core part of every service visit.

  3. 3

The system has not been serviced in a long time

Coils collect dust and the salt that Jeddah's coastal air carries, and this gradually raises the load on the compressor and weakens cooling. A service visit finds that build-up before it leads to a breakdown.

Who it's for

  • Your villa has rooms that do not cool evenly

We check the coil, blower and airflow at every diffuser in the villa and explain every finding to you before we leave.

  • Managing a commercial building with tenant cooling complaints

We inspect both indoor and outdoor units, measure airflow at every diffuser across the building and give you a clear picture of the system's condition.

How we work

How we work

  1. 1

    Tell us the symptoms

WhatsApp us what you notice: rooms that do not cool well, any unusual sounds or how long since the last service, and we arrange the visit.

  2. 2

    Site survey

The technician inspects both indoor and outdoor units and measures airflow at the diffusers to find where the system is weak before any work begins.

  3. 3

    Carry out the service

We clean the coil, drain pan and blower, check the electrical connections and verify the airflow from every diffuser across the building.

  4. 4

    Explain findings and hand over

Before leaving we explain what we found, point out anything that needs watching later and leave the site clean.

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.

What sets this district apart

Al Muntazah is a relatively modern district in east Jeddah, with spacious villas and contemporary apartment buildings, most equipped with advanced central AC systems. The district is planned with regular streets and open spaces, simplifying access to buildings and outdoor units. Extreme summer heat and temperature differences between floors and zones require regular maintenance to ensure system balance and cooling efficiency.

Al Muntazah lies east of Jeddah and comprises modern villas and apartment buildings planned on regular streets and open spaces.

Most villas and apartment buildings in Al Muntazah have modern central AC systems with one or more outdoor units and multi-zone distribution.

The AC setup in Al Muntazah

  1. 1

    Multi-zone central systems

Modern villas and apartment buildings in Al Muntazah use advanced central systems with separate cooling zones for different floors and wings.

  2. 2

    Smart ducts with electronic dampers

Many modern systems feature electronic dampers and temperature sensors that automatically adjust air distribution to match each zone's demand.

  3. 3

    Monitored central filters

Most modern central systems have filter condition indicators, making it easy to know when cleaning or replacement is needed.

Before the visit

Before our visit in Al Muntazah

  1. 1

List all outdoor units and their locations

If you have multiple outdoor units, tell us how many and where each is located on roof or balcony before the visit.

  2. 2

Provide access to filters and ducts

Central filters and ducts are usually in a utility room or ventilation corridor, ensure the team can safely access them on visit day.

  3. 3

    Identify test and inspection points

Show the team where the main controller and distribution grilles are in each room to help check air balance during maintenance.

FAQ

Questions about Central AC maintenance

What is the difference between a full service and just cleaning the filter?

Cleaning the filter is one step inside a full service visit. A complete service covers the evaporator coil, blower, drain pan and drain line, outdoor unit, electrical circuits and airflow at every diffuser. The technician leaves the owner with a clear picture of the whole system's condition, not just a clean filter.

Can you find out why some rooms are cooler than others?

Yes. The technician measures airflow at each diffuser and checks damper positions and static pressure in the network. The cause may be a closed damper, a leak in one section or a weakened blower. Identifying the exact fault requires a site survey because duct layouts vary between buildings.

When does the central system stopping point to a coil fault rather than the outdoor unit?

If the outdoor unit is running but the air at the diffusers is barely cool, the most likely cause is an iced or heavily fouled evaporator coil inside the air handling unit. If the outdoor unit has stopped completely the fault points elsewhere. A site inspection gives a clear diagnosis.

Do you repair faults you find during the service visit?

Minor faults such as a loose flare joint or an affected electrical contactor are fixed in the same visit. If the repair needs a replacement part or deeper work, the technician explains the findings to the owner and agrees on the next step before any additional work begins.

Can a damaged copper connection affect how well the central system cools?

Yes. A kinked or deformed copper joint restricts refrigerant flow and upsets circuit pressure, which weakens coil performance and stresses the compressor. On long runs that can reach 30 metres, the condition of every joint matters more because any restriction has a greater effect across the full pipe length.

The upper floor is warmer than the lower one, is the system faulty?

Not necessarily a fault, it may be unbalanced dampers or partial blockage in the upper floor ducts. Our team inspects the full duct run and rebalances air distribution to suit each floor's needs.

Does extreme summer heat affect central unit performance?

Yes, extreme heat increases the outdoor unit's load and speeds up dirt buildup in coils and ducts. Seasonal maintenance during hot periods keeps performance reliable and reduces breakdowns.

My villa is new with modern AC, when should I start maintenance?

We recommend a full inspection after the first summer season to confirm system balance and check filter and duct condition after intensive use.

I have multiple outdoor units, how do you balance them?

We inspect each unit separately and verify air distribution from each unit to its assigned zones. We ensure the load is evenly distributed across all units.
