Clean air from the duct
Duct cleaning & sanitising in Al Muntazah
In Al Muntazah east of Jeddah, residential blocks and villas have central AC connected to complex ductwork. Dust from nearby roads and coastal humidity cause rapid mould and dirt build-up. Alrabih inspects ducts by camera, cleans the accumulation and sanitises to protect indoor air.

When your ducts need cleaning
- 1
Musty smell from the vents
When the AC runs, a damp or musty smell fills the room. That is usually mould or bacteria settled inside the ducts, and Jeddah's humidity helps it grow. Cleaning and sanitising remove it at the source rather than covering it with fragrance.
- 2
Repeated allergy or respiratory symptoms
Fine dust, bacteria and mould particles blow out of the ducts every time the system runs. If symptoms are worse indoors than outside, the ducts are a good place to start. The inspector judges how much has built up before any work begins.
- 3
A building restarted after a long shutdown
Closed ducts in a building that has sat idle collect dust, insects and mould quickly. Running the system straight away distributes all of that through the rooms. A camera inspection shows what has actually built up before you decide the scope of work.
Who it's for
Living in a villa where vents have started to smell
We inspect the villa ducts by camera, clear years of dust and mould buildup, then sanitise the duct walls before the system runs again.

We survey the commercial building ducts by camera, extract deposits by negative-pressure vacuum, and sanitise each section before the system is restarted and the site handed back.

What the work covers
- Camera inspection of ducts
- Isolating section from unit
- Loosening deposits with agitation tools
- Extracting dust by negative-pressure vacuum
- Applying an approved sanitiser
How we work
How we work
- 1
Inspection and camera survey
The technician runs a camera through the ducts, records the level and location of buildup and any mould or moisture, and sets the scope of work based on what is actually there.
- 2
Isolate and prepare
The technician stops the unit and isolates the section to be cleaned, then covers adjacent room openings to keep disturbed dust inside the working section rather than spreading through the space.
- 3
Agitate and vacuum
Agitation tools break the deposits clinging to duct walls, and a negative-pressure vacuum draws them out from the far end so they leave the duct completely rather than returning to the air.
- 4
Sanitise and refit
After vacuuming, duct walls are coated with a sanitising agent, then grilles and covers are refitted and the system is run to confirm airflow is clear before handover.

What sets this district apart
Al Muntazah is a dense residential area with medium-rise blocks and villas, most equipped with central AC systems. The nearby main road and heavy traffic combined with coastal humidity increase dust and mould build-up in ducts faster than other areas. Duct cleaning here requires careful inspection to gauge contamination level and effective sanitising to fight bacteria and humidity-driven mould.
Al Muntazah sits in eastern Jeddah, a dense area of residential blocks and villas near a main road.
Most blocks here have square steel ducts whilst villas use circular ducts, each central unit serving multiple floors or rooms.
The AC setup in Al Muntazah
- 1
Central ducts from ceiling units in blocks
Residential blocks have central ceiling units with branching ducts serving different floors and flats.
- 2
Individual ducts in villas
Villas in Al Muntazah typically have their own central unit with separate ductwork and cooling branches.
- 3
Air vents close to the main road
Some vents and outside intakes sit close to the main road, making it easier for vehicle dust and pollutants to enter.
Before the visit
Before our visit in Al Muntazah
- 1
Check the location of the outdoor air intake
Locate the outdoor air intake before the visit, especially if near the road, as this affects the cleaning and sanitising method.
- 2
Clear any obstructions from distribution vents
Make sure all distribution vents are clear of objects and furniture before the visit date.
- 3
Identify the central unit and filter location
Tell the team where the central unit and current filters are located, and whether they need replacement.

FAQ
Questions about Duct cleaning & sanitising
How do I know the ducts really need cleaning and not just a filter change?
The filter catches dust before it enters the duct, but over the years fine particles slip through and stick to duct walls. If the filter is clean but the smell or allergy symptoms continue, the problem is likely deeper inside. A camera inspection shows the actual condition of the duct and settles the question.
Does Jeddah's humidity make mould build up faster inside ducts?
Yes. The humid salty air from the sea enters through return-air openings carrying water vapour that condenses on the cool duct walls. This creates conditions where mould and bacteria grow, especially in sections far from the unit where airflow is weaker. Sanitising after cleaning inhibits that growth.
Can the team reach inside the duct without breaking the ceiling?
In most cases yes. We pass the camera and cleaning tools through existing grilles and access points. If a section is too long or narrow for the tools to reach, we may need to cut an access door, and we explain that at the inspection before starting; any opening cut is resealed when the work is done.
What actually changes after the ducts are cleaned and sanitised?
Most people notice the smell drops from the first run, and less dust settles on surfaces. Respiratory and allergy symptoms often ease gradually because the duct is no longer pushing irritant particles into the room. Airflow can also improve if deposits were partly blocking the cross-section.
Can one section of the duct network be cleaned without doing the whole building?
Yes. If the camera shows that buildup is concentrated in a specific section, such as a duct near a return-air opening or an external passage, that section can be isolated and cleaned on its own. The inspector defines the logical work boundaries at the first visit so sections that need no work are not touched and sections that do are not missed.
I hear a squeaking noise in the ducts when the AC runs, is this dust related?
The squeaking may come from dust on the central blower or air friction against accumulation in the duct; thorough cleaning will eliminate it.
The main road is very close to our building, how does this affect duct cleanliness?
Vehicle dust and exhaust enter through filters, so contaminant build-up is faster here; we recommend regular filter cleaning.
The building is a bit older and humidity is high, are the ducts at risk of rust?
Metal ducts in humid coastal environments can rust over time, especially when moisture and dirt accumulate together; cleaning and sanitising help reduce this risk.
How often should I clean the ducts in this kind of area?
Given the proximity to the main road and high humidity, we recommend duct cleaning every one to one-and-a-half years to maintain indoor air quality.
