When your central system needs a full service

  1. 1

    Rooms that cool unevenly

Some rooms are cold and others warm even though the unit is running. The cause is usually unbalanced airflow or a coil that needs cleaning, and this only shows up with a methodical check of every diffuser in the building.

  2. 2

Water pooling or a smell from the unit

A blocked drain pan lets water pool and produces unpleasant smells, and in Jeddah's humid air bacteria build up quickly. Cleaning the pan and drain line and checking the fall is a core part of every service visit.

  3. 3

The system has not been serviced in a long time

Coils collect dust and the salt that Jeddah's coastal air carries, and this gradually raises the load on the compressor and weakens cooling. A service visit finds that build-up before it leads to a breakdown.

Who it's for

  • Your villa has rooms that do not cool evenly

We check the coil, blower and airflow at every diffuser in the villa and explain every finding to you before we leave.

  • Managing a commercial building with tenant cooling complaints

We inspect both indoor and outdoor units, measure airflow at every diffuser across the building and give you a clear picture of the system's condition.

How we work

How we work

  1. 1

    Tell us the symptoms

WhatsApp us what you notice: rooms that do not cool well, any unusual sounds or how long since the last service, and we arrange the visit.

  2. 2

    Site survey

The technician inspects both indoor and outdoor units and measures airflow at the diffusers to find where the system is weak before any work begins.

  3. 3

    Carry out the service

We clean the coil, drain pan and blower, check the electrical connections and verify the airflow from every diffuser across the building.

  4. 4

    Explain findings and hand over

Before leaving we explain what we found, point out anything that needs watching later and leave the site clean.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.
  • An indoor AHU unit connected to round ductwork in a mechanical plant room, exposed concrete ceiling.

What sets this district apart

Al Nur is a relatively modern residential district with sprawling villas and mid-rise blocks set on open plots, and the central systems here serve multiple rooms from one or more outdoor units. Regular maintenance is vital because long ductwork and distributed airways can suffer blockages or airflow imbalance, particularly if filters and coils are neglected.

Al Nur sits in north Jeddah, with modern villas and apartment blocks on wide streets and open outdoor spaces.

Most villas and blocks here rely on central AC units with hidden ductwork in the ceiling or walls.

The AC setup in Al Nur

  1. 1

    Central system with hidden ductwork

Most villas and blocks in Al Nur use ductwork built into the ceiling or walls to distribute cooling across multiple rooms.

  2. 2

Outdoor units in back courtyard or roof

Outdoor units are typically placed in the villa's back courtyard or on the roof to keep the front facade clear.

  3. 3

    Multi-zone distribution system

Some larger villas use air dampers or separate secondary units to control cooling by zone.

Before the visit

Before our visit in Al Nur

  1. 1

Clear furniture away from air diffusers

Make sure furniture or curtains do not block the air outlets in rooms, as this affects balance before we check.

  2. 2

Show us the outdoor unit and main ductwork location

Tell us where the outdoor unit sits and whether main ducts are visible or in the ceiling, so the team can plan the visit.

  3. 3

Ensure access to the back courtyard or roof

If the outdoor unit sits in the back courtyard or on the roof, confirm the door and passage are safe and accessible before the visit day.

FAQ

Questions about Central AC maintenance

What is the difference between a full service and just cleaning the filter?

Cleaning the filter is one step inside a full service visit. A complete service covers the evaporator coil, blower, drain pan and drain line, outdoor unit, electrical circuits and airflow at every diffuser. The technician leaves the owner with a clear picture of the whole system's condition, not just a clean filter.

Can you find out why some rooms are cooler than others?

Yes. The technician measures airflow at each diffuser and checks damper positions and static pressure in the network. The cause may be a closed damper, a leak in one section or a weakened blower. Identifying the exact fault requires a site survey because duct layouts vary between buildings.

When does the central system stopping point to a coil fault rather than the outdoor unit?

If the outdoor unit is running but the air at the diffusers is barely cool, the most likely cause is an iced or heavily fouled evaporator coil inside the air handling unit. If the outdoor unit has stopped completely the fault points elsewhere. A site inspection gives a clear diagnosis.

Do you repair faults you find during the service visit?

Minor faults such as a loose flare joint or an affected electrical contactor are fixed in the same visit. If the repair needs a replacement part or deeper work, the technician explains the findings to the owner and agrees on the next step before any additional work begins.

Can a damaged copper connection affect how well the central system cools?

Yes. A kinked or deformed copper joint restricts refrigerant flow and upsets circuit pressure, which weakens coil performance and stresses the compressor. On long runs that can reach 30 metres, the condition of every joint matters more because any restriction has a greater effect across the full pipe length.

One room in my villa is cooler than the others, what is wrong?

The cause may be a blocked filter, a partial duct blockage, or unbalanced dampers between rooms. We inspect the whole system and pinpoint the issue.

How do you access the outdoor unit if my villa's back courtyard is tight?

We agree with you beforehand on the best access route to the unit and the space around the drain and power lines.

The airflow from some diffusers is very weak, is that normal?

No, it usually indicates a partial duct blockage or a dirty evaporator coil. Al Nur's harsh summer heat increases dust buildup in the ductwork.

My drain lines might be blocked, how do you handle that?

We inspect the drain pan and lines from the outdoor unit and clear them if needed, because blockages prevent proper condensate drainage.
