When your central system needs a full service

  1. 1

    Rooms that cool unevenly

Some rooms are cold and others warm even though the unit is running. The cause is usually unbalanced airflow or a coil that needs cleaning, and this only shows up with a methodical check of every diffuser in the building.

  2. 2

Water pooling or a smell from the unit

A blocked drain pan lets water pool and produces unpleasant smells, and in Jeddah's humid air bacteria build up quickly. Cleaning the pan and drain line and checking the fall is a core part of every service visit.

  3. 3

The system has not been serviced in a long time

Coils collect dust and the salt that Jeddah's coastal air carries, and this gradually raises the load on the compressor and weakens cooling. A service visit finds that build-up before it leads to a breakdown.

Who it's for

  • Your villa has rooms that do not cool evenly

We check the coil, blower and airflow at every diffuser in the villa and explain every finding to you before we leave.

  • Managing a commercial building with tenant cooling complaints

We inspect both indoor and outdoor units, measure airflow at every diffuser across the building and give you a clear picture of the system's condition.

How we work

How we work

  1. 1

    Tell us the symptoms

WhatsApp us what you notice: rooms that do not cool well, any unusual sounds or how long since the last service, and we arrange the visit.

  2. 2

    Site survey

The technician inspects both indoor and outdoor units and measures airflow at the diffusers to find where the system is weak before any work begins.

  3. 3

    Carry out the service

We clean the coil, drain pan and blower, check the electrical connections and verify the airflow from every diffuser across the building.

  4. 4

    Explain findings and hand over

Before leaving we explain what we found, point out anything that needs watching later and leave the site clean.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.
  • An indoor AHU unit connected to round ductwork in a mechanical plant room, exposed concrete ceiling.

What sets this district apart

Al Owaija is a very new fast-growing zone in the north-east with diverse villas and residential blocks of varying heights, regular wide streets. Central AC systems in Al Owaija range from simple to advanced, and many outdoor units sit on exposed roofs facing direct sun and eastern dust. This accelerates coil, filter and pump wear, requiring careful regular inspection to keep efficiency high and prevent breakdowns.

Al Owaija lies in north-east Jeddah, a brand-new growth zone with diverse villas and blocks of varying height.

Most outdoor units in Al Owaija sit on unshaded exposed roofs, increasing thermal load on coils.

The AC setup in Al Owaija

  1. 1

One or two central systems with distributed ducts

Villas and blocks in Al Owaija use one or two systems with ducts spread across multiple floors depending on building size.

  2. 2

    Outdoor units on exposed roofs

Outdoor units are mounted on exposed unshaded roofs, increasing thermal load and need for regular maintenance.

  3. 3

    Standard ducts with partial protection

Most ducts in Al Owaija are standard type with partial insulation, potentially exposed to outside heat.

Before the visit

Before our visit in Al Owaija

  1. 1

Ensure safe roof and outdoor unit access

Check a safe ladder or platform exists to reach the roof, and tell us about the pathway condition and sun protection if any.

  2. 2

    List rooms with cooling problems

Writing down rooms that feel under-cooled or uneven helps us focus on related ducts.

  3. 3

Note any past issues or breakdowns

If there were past breakdowns or issues, write a summary so we can focus on recurring or vulnerable areas.

FAQ

Questions about Central AC maintenance

What is the difference between a full service and just cleaning the filter?

Cleaning the filter is one step inside a full service visit. A complete service covers the evaporator coil, blower, drain pan and drain line, outdoor unit, electrical circuits and airflow at every diffuser. The technician leaves the owner with a clear picture of the whole system's condition, not just a clean filter.

Can you find out why some rooms are cooler than others?

Yes. The technician measures airflow at each diffuser and checks damper positions and static pressure in the network. The cause may be a closed damper, a leak in one section or a weakened blower. Identifying the exact fault requires a site survey because duct layouts vary between buildings.

When does the central system stopping point to a coil fault rather than the outdoor unit?

If the outdoor unit is running but the air at the diffusers is barely cool, the most likely cause is an iced or heavily fouled evaporator coil inside the air handling unit. If the outdoor unit has stopped completely the fault points elsewhere. A site inspection gives a clear diagnosis.

Do you repair faults you find during the service visit?

Minor faults such as a loose flare joint or an affected electrical contactor are fixed in the same visit. If the repair needs a replacement part or deeper work, the technician explains the findings to the owner and agrees on the next step before any additional work begins.

Can a damaged copper connection affect how well the central system cools?

Yes. A kinked or deformed copper joint restricts refrigerant flow and upsets circuit pressure, which weakens coil performance and stresses the compressor. On long runs that can reach 30 metres, the condition of every joint matters more because any restriction has a greater effect across the full pipe length.

The outdoor unit is in full sun all day, does that harm the coils?

Yes, direct heat stresses coils and reduces cooling efficiency. Regular maintenance and cleaning accumulated dust from coils reduces thermal pressure and keeps performance up.

Villas and blocks are close together but streets are wide, how do you organise visits?

Wide streets make access easier. We agree with you on the nearest parking point and safe team route, and coordinate with the villa owner or building management about roof access.

Do dust and intense heat quickly damage filters here?

Yes, eastern dust and direct heat clog filters fast in Al Owaija. We recommend cleaning or replacing filters every month or two, with full inspection every six months.

Drainage water pooling on the roof sometimes, is the drain line blocked?

The line could be blocked by dust or debris, or the slope wrong. We inspect the drain line, pan and slope, clean them and clear any blockage during maintenance.
