When your central system needs a full service

  1. 1

    Rooms that cool unevenly

Some rooms are cold and others warm even though the unit is running. The cause is usually unbalanced airflow or a coil that needs cleaning, and this only shows up with a methodical check of every diffuser in the building.

  2. 2

Water pooling or a smell from the unit

A blocked drain pan lets water pool and produces unpleasant smells, and in Jeddah's humid air bacteria build up quickly. Cleaning the pan and drain line and checking the fall is a core part of every service visit.

  3. 3

The system has not been serviced in a long time

Coils collect dust and the salt that Jeddah's coastal air carries, and this gradually raises the load on the compressor and weakens cooling. A service visit finds that build-up before it leads to a breakdown.

Who it's for

  • Your villa has rooms that do not cool evenly

We check the coil, blower and airflow at every diffuser in the villa and explain every finding to you before we leave.

  • Managing a commercial building with tenant cooling complaints

We inspect both indoor and outdoor units, measure airflow at every diffuser across the building and give you a clear picture of the system's condition.

How we work

How we work

  1. 1

    Tell us the symptoms

WhatsApp us what you notice: rooms that do not cool well, any unusual sounds or how long since the last service, and we arrange the visit.

  2. 2

    Site survey

The technician inspects both indoor and outdoor units and measures airflow at the diffusers to find where the system is weak before any work begins.

  3. 3

    Carry out the service

We clean the coil, drain pan and blower, check the electrical connections and verify the airflow from every diffuser across the building.

  4. 4

    Explain findings and hand over

Before leaving we explain what we found, point out anything that needs watching later and leave the site clean.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.
  • An indoor AHU unit connected to round ductwork in a mechanical plant room, exposed concrete ceiling.

What sets this district apart

Radwa is a fast-growing modern district in north-east Jeddah with spacious villas, mid-rise residential blocks and modest green space. Central AC systems here distribute air across multiple rooms and floors and need precise balancing because room-to-room variation can follow poor balance tuning. Dust exposure and intense summer heat affect coils and filters quickly, requiring regular scheduled inspection.

Radwa sits in north-east Jeddah, a modern growth zone with villas and mid-rise residential blocks.

Most villas and blocks in Radwa use one or two central AC systems with ducts spread across two or three floors.

The AC setup in Radwa

  1. 1

One or two central systems with ducts across two or three floors

Most villas and blocks use one system for ground and first floors, sometimes a second system for the top floor.

  2. 2

Outdoor units on roofs and courtyards

Outdoor units sit on villa roofs or in building courtyards and need an organised water discharge point.

  3. 3

    Standard-gauge ducts without full insulation

Most ducts in Radwa are standard gauge without full thermal insulation, so minor cooling loss can occur.

Before the visit

Before our visit in Radwa

  1. 1

Tell us the outdoor unit location and access

Specify if the unit is on the roof or courtyard, and ensure the team can reach it safely and easily with their equipment.

  2. 2

    List rooms with weak cooling

Writing which rooms feel under-cooled helps us focus on related ducts and rebalance airflow there.

  3. 3

    Ensure main duct access

The equipment room or space through which main ducts run should be available for the team to inspect and clean inside.

FAQ

Questions about Central AC maintenance

What is the difference between a full service and just cleaning the filter?

Cleaning the filter is one step inside a full service visit. A complete service covers the evaporator coil, blower, drain pan and drain line, outdoor unit, electrical circuits and airflow at every diffuser. The technician leaves the owner with a clear picture of the whole system's condition, not just a clean filter.

Can you find out why some rooms are cooler than others?

Yes. The technician measures airflow at each diffuser and checks damper positions and static pressure in the network. The cause may be a closed damper, a leak in one section or a weakened blower. Identifying the exact fault requires a site survey because duct layouts vary between buildings.

When does the central system stopping point to a coil fault rather than the outdoor unit?

If the outdoor unit is running but the air at the diffusers is barely cool, the most likely cause is an iced or heavily fouled evaporator coil inside the air handling unit. If the outdoor unit has stopped completely the fault points elsewhere. A site inspection gives a clear diagnosis.

Do you repair faults you find during the service visit?

Minor faults such as a loose flare joint or an affected electrical contactor are fixed in the same visit. If the repair needs a replacement part or deeper work, the technician explains the findings to the owner and agrees on the next step before any additional work begins.

Can a damaged copper connection affect how well the central system cools?

Yes. A kinked or deformed copper joint restricts refrigerant flow and upsets circuit pressure, which weakens coil performance and stresses the compressor. On long runs that can reach 30 metres, the condition of every joint matters more because any restriction has a greater effect across the full pipe length.

Some rooms are very cold and others warm, is the system broken?

Not necessarily broken, it could be unbalanced airflow between diffusers. Our inspection measures flow in each room and we rebalance for even cooling.

Radwa's streets are wide but buildings are close, how do you reach the outdoor unit?

Outdoor spaces usually allow access, but we agree with you on the nearest parking point and coordinate with the building management or villa owner about roof or courtyard access.

North-east dust seems heavier here, how often should we clean the coils?

North-east dust accumulates on coils faster than elsewhere. We assess your system and recommend full maintenance roughly every six months.

External wall wiring is exposed to humidity and heat, is it safe?

We check wiring condition, connectors and earth protection during every maintenance, and recommend action if we spot corrosion or moisture signs.
