When your central system needs a full service
- 1
Rooms that cool unevenly
Some rooms are cold and others warm even though the unit is running. The cause is usually unbalanced airflow or a coil that needs cleaning, and this only shows up with a methodical check of every diffuser in the building.
- 2
Water pooling or a smell from the unit
A blocked drain pan lets water pool and produces unpleasant smells, and in Jeddah's humid air bacteria build up quickly. Cleaning the pan and drain line and checking the fall is a core part of every service visit.
- 3
The system has not been serviced in a long time
Coils collect dust and the salt that Jeddah's coastal air carries, and this gradually raises the load on the compressor and weakens cooling. A service visit finds that build-up before it leads to a breakdown.
Who it's for
Your villa has rooms that do not cool evenly
We check the coil, blower and airflow at every diffuser in the villa and explain every finding to you before we leave.
Ask on WhatsAppManaging a commercial building with tenant cooling complaints
We inspect both indoor and outdoor units, measure airflow at every diffuser across the building and give you a clear picture of the system's condition.

How we work
How we work
- 1
Tell us the symptoms
WhatsApp us what you notice: rooms that do not cool well, any unusual sounds or how long since the last service, and we arrange the visit.
- 2
Site survey
The technician inspects both indoor and outdoor units and measures airflow at the diffusers to find where the system is weak before any work begins.
- 3
Carry out the service
We clean the coil, drain pan and blower, check the electrical connections and verify the airflow from every diffuser across the building.
- 4
Explain findings and hand over
Before leaving we explain what we found, point out anything that needs watching later and leave the site clean.

What sets this district apart
Al Sabeel has a mix of modern villas and mid-rise residential blocks, and most central systems here are relatively modern but need regular maintenance because the humid coastal climate and dust cause rapid dirt buildup in coils and ducts. The longer horizontal runs between outdoor units and indoor outlets in villas increase pressure drop and airflow imbalance.
Al Sabeel sits in central Jeddah between old Al Balad and the northern districts, a relatively modern area with villas and residential apartment blocks.
Most central systems in Al Sabeel use flexible ductwork and open ceilings, with a single outdoor unit and an indoor distribution box in an upper room or corridor.
The AC setup in Al Sabeel
- 1
Flexible duct system in open ceiling
Modern villas and apartments in Al Sabeel use flexible ducts mounted under open ceilings or in ceiling void spaces.
- 2
Central air distribution box in upper room or corridor
The main distribution box is usually in an upper tech room or second-floor corridor, holding the balance dampers and air filters.
- 3
One outdoor unit per villa or apartment block
Modern villas and blocks in Al Sabeel have a single separate outdoor unit, usually mounted on a side wall or back garden.
Before the visit
Before our visit in Al Sabeel
- 1
Locate the distribution box and duct runs
Before the visit, tell us where the distribution box and main ducts are located (upper ceiling, second-floor corridor, tech room).
- 2
Ensure access to the outdoor unit
The outdoor unit may be on a side wall or back garden. Ensure the team can access it safely without obstacles.
- 3
Provide a layout or video of indoor outlets
Show us the outlet layout in your villa or flat before the visit, so we understand the distances and outlet count.

FAQ
Questions about Central AC maintenance
What is the difference between a full service and just cleaning the filter?
Cleaning the filter is one step inside a full service visit. A complete service covers the evaporator coil, blower, drain pan and drain line, outdoor unit, electrical circuits and airflow at every diffuser. The technician leaves the owner with a clear picture of the whole system's condition, not just a clean filter.
Can you find out why some rooms are cooler than others?
Yes. The technician measures airflow at each diffuser and checks damper positions and static pressure in the network. The cause may be a closed damper, a leak in one section or a weakened blower. Identifying the exact fault requires a site survey because duct layouts vary between buildings.
When does the central system stopping point to a coil fault rather than the outdoor unit?
If the outdoor unit is running but the air at the diffusers is barely cool, the most likely cause is an iced or heavily fouled evaporator coil inside the air handling unit. If the outdoor unit has stopped completely the fault points elsewhere. A site inspection gives a clear diagnosis.
Do you repair faults you find during the service visit?
Minor faults such as a loose flare joint or an affected electrical contactor are fixed in the same visit. If the repair needs a replacement part or deeper work, the technician explains the findings to the owner and agrees on the next step before any additional work begins.
Can a damaged copper connection affect how well the central system cools?
Yes. A kinked or deformed copper joint restricts refrigerant flow and upsets circuit pressure, which weakens coil performance and stresses the compressor. On long runs that can reach 30 metres, the condition of every joint matters more because any restriction has a greater effect across the full pipe length.
My villa has a modern central system but the cold air is uneven, is it a design flaw?
Design flaws are rare. Usually it is a dirty coil, blocked outlets, or partially closed dampers in the distribution box. We check all of these during maintenance.
The ducts run under the ceiling, do I need a ceiling contractor as well for maintenance?
No, our team accesses the ducts and distribution box through existing vents or the upper distribution room. Ceiling opening is only needed in rare cases.
Does the high humidity in Al Sabeel cause problems for the coils and ducts?
Yes, coastal humidity accelerates mould growth on coils and ducts. We inspect coil cleanliness and condensate drainage on every maintenance visit.
The outlets in my villa are very spread out, does the pressure need checking?
Yes, we measure pressure and flow balance across the main branches and final outlets, and correct imbalance by adjusting dampers and supply lines.
