When your central system needs a full service

  1. 1

    Rooms that cool unevenly

Some rooms are cold and others warm even though the unit is running. The cause is usually unbalanced airflow or a coil that needs cleaning, and this only shows up with a methodical check of every diffuser in the building.

  2. 2

Water pooling or a smell from the unit

A blocked drain pan lets water pool and produces unpleasant smells, and in Jeddah's humid air bacteria build up quickly. Cleaning the pan and drain line and checking the fall is a core part of every service visit.

  3. 3

The system has not been serviced in a long time

Coils collect dust and the salt that Jeddah's coastal air carries, and this gradually raises the load on the compressor and weakens cooling. A service visit finds that build-up before it leads to a breakdown.

Who it's for

  • Your villa has rooms that do not cool evenly

We check the coil, blower and airflow at every diffuser in the villa and explain every finding to you before we leave.

  • Managing a commercial building with tenant cooling complaints

We inspect both indoor and outdoor units, measure airflow at every diffuser across the building and give you a clear picture of the system's condition.

How we work

How we work

  1. 1

    Tell us the symptoms

WhatsApp us what you notice: rooms that do not cool well, any unusual sounds or how long since the last service, and we arrange the visit.

  2. 2

    Site survey

The technician inspects both indoor and outdoor units and measures airflow at the diffusers to find where the system is weak before any work begins.

  3. 3

    Carry out the service

We clean the coil, drain pan and blower, check the electrical connections and verify the airflow from every diffuser across the building.

  4. 4

    Explain findings and hand over

Before leaving we explain what we found, point out anything that needs watching later and leave the site clean.

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.

What sets this district apart

Harat Al Bahar mixes older residential blocks and shops with medium-sized newer buildings, and cooling systems here adapt to tight spaces and closely built blocks. Some central systems in older buildings may be older or irregularly connected, so cleaning coils and ducts becomes essential because dust and moisture accumulate fast. Coordinating with flat and shop occupants is necessary because access to shared areas may need advance notice.

Harat Al Bahar lies in historic downtown Jeddah near the coast, a mixed-use district of old and newer residential and commercial buildings.

Central AC systems here vary, some in separate flats and shops because of building subdivision, some serving shared areas like corridors and stairwells.

The AC setup in Harat Al Bahar

  1. 1

    Older systems with basic ducts

Some older buildings keep basic central systems with uninsulated or worn ducts that need frequent maintenance.

  2. 2

    Newer systems in recent blocks

Newer blocks in Harat have modern central systems with insulated ducts and controllable diffusers.

  3. 3

    Shared systems in common areas

Corridors and stairwells in multi-storey buildings use branches from the main system to cool shared areas.

Before the visit

Before our visit in Harat Al Bahar

  1. 1

    Coordinate access to shared areas

If the outdoor unit or ducts are in a shared yard or corridor, notify building management about the visit time in advance.

  2. 2

Identify diffuser locations in your flat and corridors

Help us locate the diffusers in your flat and common areas so we understand the system distribution better.

  3. 3

Ensure the team can reach the outdoor unit easily

The outdoor unit may be on the roof or in the yard, so check that access is safe and clear of obstacles before the appointment.

FAQ

Questions about Central AC maintenance

What is the difference between a full service and just cleaning the filter?

Cleaning the filter is one step inside a full service visit. A complete service covers the evaporator coil, blower, drain pan and drain line, outdoor unit, electrical circuits and airflow at every diffuser. The technician leaves the owner with a clear picture of the whole system's condition, not just a clean filter.

Can you find out why some rooms are cooler than others?

Yes. The technician measures airflow at each diffuser and checks damper positions and static pressure in the network. The cause may be a closed damper, a leak in one section or a weakened blower. Identifying the exact fault requires a site survey because duct layouts vary between buildings.

When does the central system stopping point to a coil fault rather than the outdoor unit?

If the outdoor unit is running but the air at the diffusers is barely cool, the most likely cause is an iced or heavily fouled evaporator coil inside the air handling unit. If the outdoor unit has stopped completely the fault points elsewhere. A site inspection gives a clear diagnosis.

Do you repair faults you find during the service visit?

Minor faults such as a loose flare joint or an affected electrical contactor are fixed in the same visit. If the repair needs a replacement part or deeper work, the technician explains the findings to the owner and agrees on the next step before any additional work begins.

Can a damaged copper connection affect how well the central system cools?

Yes. A kinked or deformed copper joint restricts refrigerant flow and upsets circuit pressure, which weakens coil performance and stresses the compressor. On long runs that can reach 30 metres, the condition of every joint matters more because any restriction has a greater effect across the full pipe length.

The building is old and the central AC is weak, is maintenance or replacement better?

We inspect the full system first. The cause might be a blocked filter, dirty coils or a duct leak, all fixable. We explain the findings and your options before you decide.

My flat is on the second floor and the airflow is very weak, what causes this?

Upper floors get less pressure and airflow if the ducts are unbalanced or diffusers are closed on other floors. We check the diffuser distribution and system pressure to rebalance.

Near the coast, building humidity is high and I feel dampness in the cool air, is that normal?

High coastal humidity increases the dehumidification load on the system and coils. Cleaning the coils, pan and ducts during maintenance reduces moisture and mould that might grow in the diffusers.

The outdoor unit sits in a shared yard, how do you maintain the external cables and pipes?

We inspect the cables and copper pipes for corrosion or leaks, and clear dust and damp corners around the unit. We coordinate with building management before any work on the shared yard.
