When your central system needs a full service

  1. 1

    Rooms that cool unevenly

Some rooms are cold and others warm even though the unit is running. The cause is usually unbalanced airflow or a coil that needs cleaning, and this only shows up with a methodical check of every diffuser in the building.

  2. 2

Water pooling or a smell from the unit

A blocked drain pan lets water pool and produces unpleasant smells, and in Jeddah's humid air bacteria build up quickly. Cleaning the pan and drain line and checking the fall is a core part of every service visit.

  3. 3

The system has not been serviced in a long time

Coils collect dust and the salt that Jeddah's coastal air carries, and this gradually raises the load on the compressor and weakens cooling. A service visit finds that build-up before it leads to a breakdown.

Who it's for

  • Your villa has rooms that do not cool evenly

We check the coil, blower and airflow at every diffuser in the villa and explain every finding to you before we leave.

  • Managing a commercial building with tenant cooling complaints

We inspect both indoor and outdoor units, measure airflow at every diffuser across the building and give you a clear picture of the system's condition.

How we work

How we work

  1. 1

    Tell us the symptoms

WhatsApp us what you notice: rooms that do not cool well, any unusual sounds or how long since the last service, and we arrange the visit.

  2. 2

    Site survey

The technician inspects both indoor and outdoor units and measures airflow at the diffusers to find where the system is weak before any work begins.

  3. 3

    Carry out the service

We clean the coil, drain pan and blower, check the electrical connections and verify the airflow from every diffuser across the building.

  4. 4

    Explain findings and hand over

Before leaving we explain what we found, point out anything that needs watching later and leave the site clean.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.
  • An indoor AHU unit connected to round ductwork in a mechanical plant room, exposed concrete ceiling.

What sets this district apart

Al Zahra is an upscale area near Jeddah's waterfront, with large villas and modern residential towers overlooking the sea. Proximity to the sea means very high humidity and salt in the air, causing faster corrosion of indoor and outdoor coils and metal parts of outdoor units. This damp environment speeds up mould and algae growth in filters, drain pans and inside ducts, affecting airflow and the quality of chilled air reaching rooms.

Al Zahra sits west Jeddah near the waterfront, a district of luxury villas and modern residential towers with direct sea views.

Most villas and towers here have central AC with outdoor units on roofs or balconies directly exposed to damp, salty air.

The AC setup in Al Zahra

  1. 1

    Central system in coastal environment

Waterfront villas here use central systems with outdoor units exposed directly to sea salt and high humidity.

  2. 2

    Ducts insulated against moisture penetration

Ducts in the coastal area need extra insulation to prevent moisture seeping in and mould forming quickly inside the tubes.

  3. 3

Outdoor units on roofs and open balconies

Outdoor units are typically mounted on balconies or roofs fully exposed to salty winds and direct moisture.

Before the visit

Before our visit in Al Zahra

  1. 1

Tell us the exact location of the outdoor unit

Clarify where the outdoor unit is, on a roof or balcony, and whether it is accessible from inside or outside the building.

  2. 2

Make sure the balcony or roof is safe

If the unit is on an open balcony, make sure the balcony is sturdy and safe for entry and movement around the unit.

  3. 3

    Coordinate the visit timing

On stormy or very damp days, accessing outdoor units may be difficult, so let us know the expected weather before the visit.

FAQ

Questions about Central AC maintenance

What is the difference between a full service and just cleaning the filter?

Cleaning the filter is one step inside a full service visit. A complete service covers the evaporator coil, blower, drain pan and drain line, outdoor unit, electrical circuits and airflow at every diffuser. The technician leaves the owner with a clear picture of the whole system's condition, not just a clean filter.

Can you find out why some rooms are cooler than others?

Yes. The technician measures airflow at each diffuser and checks damper positions and static pressure in the network. The cause may be a closed damper, a leak in one section or a weakened blower. Identifying the exact fault requires a site survey because duct layouts vary between buildings.

When does the central system stopping point to a coil fault rather than the outdoor unit?

If the outdoor unit is running but the air at the diffusers is barely cool, the most likely cause is an iced or heavily fouled evaporator coil inside the air handling unit. If the outdoor unit has stopped completely the fault points elsewhere. A site inspection gives a clear diagnosis.

Do you repair faults you find during the service visit?

Minor faults such as a loose flare joint or an affected electrical contactor are fixed in the same visit. If the repair needs a replacement part or deeper work, the technician explains the findings to the owner and agrees on the next step before any additional work begins.

Can a damaged copper connection affect how well the central system cools?

Yes. A kinked or deformed copper joint restricts refrigerant flow and upsets circuit pressure, which weakens coil performance and stresses the compressor. On long runs that can reach 30 metres, the condition of every joint matters more because any restriction has a greater effect across the full pipe length.

Sea humidity causes fast rust on outdoor units, does that affect maintenance?

Yes, salt and humidity speed up corrosion. We clean outdoor coils carefully and check the condition of metal parts and electrical connections on every visit.

Mould grows fast in my AC from the moisture, what should I do?

High coastal humidity speeds mould growth in filters and ducts. We recommend checking filters every three weeks and replacing them, and cleaning the drain pan regularly.

Does salt and humidity affect the indoor coil performance too?

Yes, humidity increases indoor coil corrosion and dirt and mould buildup. We inspect it carefully and clean it with specialist solution on every service.

My AC unit is on a balcony open to the sea, how do you protect the outdoor unit?

Open balconies expose the unit directly to salt and moisture. We deep-clean the coil and fins, inspect all connections and metals, and recommend installing a protective cover if possible.
