Clean air from the duct
Duct cleaning & sanitising in Al Zahra
In Al Zahra, west Jeddah, villas and residential blocks with central AC systems suffer from dust and salt buildup in their ducts. Alrabih inspects with a camera, removes the buildup and mould from coastal air, and sanitises the system.

When your ducts need cleaning
- 1
Musty smell from the vents
When the AC runs, a damp or musty smell fills the room. That is usually mould or bacteria settled inside the ducts, and Jeddah's humidity helps it grow. Cleaning and sanitising remove it at the source rather than covering it with fragrance.
- 2
Repeated allergy or respiratory symptoms
Fine dust, bacteria and mould particles blow out of the ducts every time the system runs. If symptoms are worse indoors than outside, the ducts are a good place to start. The inspector judges how much has built up before any work begins.
- 3
A building restarted after a long shutdown
Closed ducts in a building that has sat idle collect dust, insects and mould quickly. Running the system straight away distributes all of that through the rooms. A camera inspection shows what has actually built up before you decide the scope of work.
Who it's for
Living in a villa where vents have started to smell
We inspect the villa ducts by camera, clear years of dust and mould buildup, then sanitise the duct walls before the system runs again.
Ask on WhatsAppManaging commercial offices with persistent dust complaints
We survey the commercial building ducts by camera, extract deposits by negative-pressure vacuum, and sanitise each section before the system is restarted and the site handed back.

How we work
How we work
- 1
Inspection and camera survey
The technician runs a camera through the ducts, records the level and location of buildup and any mould or moisture, and sets the scope of work based on what is actually there.
- 2
Isolate and prepare
The technician stops the unit and isolates the section to be cleaned, then covers adjacent room openings to keep disturbed dust inside the working section rather than spreading through the space.
- 3
Agitate and vacuum
Agitation tools break the deposits clinging to duct walls, and a negative-pressure vacuum draws them out from the far end so they leave the duct completely rather than returning to the air.
- 4
Sanitise and refit
After vacuuming, duct walls are coated with a sanitising agent, then grilles and covers are refitted and the system is run to confirm airflow is clear before handover.

What sets this district apart
Al Zahra is a coastal district in west Jeddah, home to villas and residential blocks of various sizes, most fitted with central AC and distributed ducting. The seaside location and proximity to the sea mean the air is heavy with moisture and salt, speeding up mould and salt accumulation in ducts and metal corrosion. Musty smells and dust blowing from vents signal that ducts need urgent cleaning, and sanitisation removes accumulated bacteria, mould and salt.
Al Zahra is a coastal western district in Jeddah, home to villas and residential blocks near the sea.
Most buildings here have central metal ducts, with outdoor units typically on roofs or balconies directly facing the sea.
The AC setup in Al Zahra
- 1
Central metal ducts distributed across villas and blocks
Residential buildings here use horizontal and vertical metal ducts, and the metals are exposed to corrosion from coastal salt and moisture.
- 2
Outdoor units on roofs or sea-facing balconies
Outdoor units are mounted directly on roofs or sea-facing balconies, maximising their exposure to salt and moisture.
- 3
Water drainage points and moisture collection in ducts
High humidity causes water pooling in drainage boxes, so regular drain cleaning is essential to prevent backflow and mould.
Before the visit
Before our visit in Al Zahra
- 1
Ask us to inspect the outdoor units during the visit
Outdoor units in Al Zahra are salt-exposed, tell us if you notice rust or corrosion so we can inspect them alongside the ducts.
- 2
Identify the drainage points
Tell us where the drainage boxes and pipes connected to the ducts are, as we need to clean them too of sediment and mould.
- 3
Ensure safe access to the roof and balcony
Roofs and balconies may be wet or slippery from salt and dew, so ensure safe pathways and safety ropes are available if needed.

FAQ
Questions about Duct cleaning & sanitising
How do I know the ducts really need cleaning and not just a filter change?
The filter catches dust before it enters the duct, but over the years fine particles slip through and stick to duct walls. If the filter is clean but the smell or allergy symptoms continue, the problem is likely deeper inside. A camera inspection shows the actual condition of the duct and settles the question.
Does Jeddah's humidity make mould build up faster inside ducts?
Yes. The humid salty air from the sea enters through return-air openings carrying water vapour that condenses on the cool duct walls. This creates conditions where mould and bacteria grow, especially in sections far from the unit where airflow is weaker. Sanitising after cleaning inhibits that growth.
Can the team reach inside the duct without breaking the ceiling?
In most cases yes. We pass the camera and cleaning tools through existing grilles and access points. If a section is too long or narrow for the tools to reach, we may need to cut an access door, and we explain that at the inspection before starting; any opening cut is resealed when the work is done.
What actually changes after the ducts are cleaned and sanitised?
Most people notice the smell drops from the first run, and less dust settles on surfaces. Respiratory and allergy symptoms often ease gradually because the duct is no longer pushing irritant particles into the room. Airflow can also improve if deposits were partly blocking the cross-section.
Can one section of the duct network be cleaned without doing the whole building?
Yes. If the camera shows that buildup is concentrated in a specific section, such as a duct near a return-air opening or an external passage, that section can be isolated and cleaned on its own. The inspector defines the logical work boundaries at the first visit so sections that need no work are not touched and sections that do are not missed.
Sea salt damages my ducts, how do you treat it?
Specialised cleaning removes accumulated sea salt, and sanitisation prevents bacterial and mould growth caused by salt and moisture.
My outdoor unit is close to the sea on the balcony, is that a problem?
Yes, coastal proximity increases salt and moisture exposure for the unit and ducts, so we ensure all system parts stay regularly clean.
Heavy coastal humidity causes rapid mould, is sanitisation enough?
Sanitisation removes existing mould, but prevention requires periodic inspection and regular cleaning because of the constantly high humidity.
Electrical wiring near the ducts is exposed to moisture, is it safe?
We disconnect the system from power before cleaning, and inspect all wiring and connections to confirm safety before restarting.
