Central AC filters

Central AC air filters in Harat Al Bahar

In Harat Al Bahar in the old downtown, the closely built residential flats and shops in some of the newer buildings share a central AC system. Filter checks help maintain balanced airflow across the different flats and shops.

When the filter needs attention

  1. 1

Airflow from the grilles has dropped

When the filter fills with dust the blower works harder to pull air through it, and less reaches the rooms. In Jeddah, dust and humidity combine and block the filter faster than most people expect.

  2. 2

    Dust rings around the diffusers

Grey rings around the grilles mean the air is carrying what it should not. Usually the filter is no longer doing its job, or air is bypassing it through a gap in the frame and reaching the room unfiltered.

  3. 3

Coil freezes or AHU keeps stopping

A common cause of a frozen coil is a clogged filter that cuts airflow across the coil, dropping evaporator pressure until moisture freezes on it. If the unit runs then stops, or air comes out warm, the filter is the first thing worth checking.

Who it's for

  • Living in a villa and noticing dust on furniture

We check the filters on all central AC units in the villa and confirm each filter seats properly against its frame so unfiltered air does not reach the rooms.

  • Managing a commercial building with weak airflow complaints

We inspect the AHU filters across the building, identify which are blocked or bypassing air at the frame, then clean or replace each one according to its type.

How we work

How we work

  1. 1

    Tell us your unit type

WhatsApp a photo of the central unit or AHU, its location and your district, so we know the filter type and where to find it before the visit.

  2. 2

    Filter and frame check

The technician inspects the filter and judges how blocked it is, then checks that it seats squarely against the frame so no unfiltered air slips past into the main airstream.

  3. 3

    Clean or replace

A washable filter is cleaned and left to dry fully before going back in. A disposable one is replaced with a size that fits the frame precisely, because an undersized filter leaves a gap air will always find.

  4. 4

    Post-clean check

After the filter is back in we run the unit and check airflow at the grilles and that the coil face carries no compacted dust slowing heat transfer.

What sets this district apart

Harat Al Bahar mixes very old buildings with newer tower blocks built in recent years, and several of these modern complexes have central AC serving flats and offices together. High coastal humidity and proximity to the sea speed up moisture and mould buildup on the filter, especially through the long summer months. Narrow staircases and passages in these closely built blocks mean reaching the filter box (usually on the roof) needs advance coordination with building management.

Harat Al Bahar sits in Jeddah's historic downtown near the waterfront, a mixed district of old and newer buildings with high exposure to sea moisture.

The relatively newer buildings here have central AC with a shared filter, while very old structures still rely on split units.

The AC setup in Harat Al Bahar

  1. 1

Central system in newer tower blocks

Several of the recently built tower blocks have a single main filter on the roof serving flats and offices together.

  2. 2

    Split units in older buildings

The very old buildings in the quarter have not converted to central systems, and use separate split units per flat.

  3. 3

    High exposure to coastal moisture

The waterfront location raises indoor air moisture on the filter, requiring more frequent servicing and better ventilation.

Before the visit

Before our visit in Harat Al Bahar

  1. 1

Coordinate with building management to open the roof

Make sure building management will open the roof door or main AC room at visit time, as passages may be locked.

  2. 2

Clear photo of the current filter

Send a clear photo showing the filter size, condition and type on WhatsApp so we arrive with the right replacement if needed.

  3. 3

    Clear the staircases and passages

Make sure the staircases and passages our team will use are clear so they can carry the filter safely.

FAQ

Questions about Central AC air filters

What is the difference between a washable and a disposable filter?

A washable filter has a rigid frame with reusable mesh; it is cleaned with water and put back. A disposable one is compressed paper or fibre that is discarded when full. Both must match the frame dimensions precisely, and the technician will confirm which type fits your unit on site.

Can a clogged filter push up the electricity bill?

Yes. When a blocked filter resists airflow the blower runs under higher load, and the compressor runs longer because cooling does not reach the rooms efficiently. Cleaning the filter is the simplest step that reduces consumption without touching any other part of the system.

How does Jeddah dust affect a central AC filter?

Jeddah combines fine airborne dust, salt from the sea and high humidity. Moist dust sticks to filter fibres and forms a denser layer than dry dust does, which means the filter needs more attention than in drier climates. Regular inspection is the only reliable way to know its actual condition.

If the rooms cool slowly, is cleaning the filter enough?

A clogged filter is a common cause of slow cooling but not the only one. After cleaning and refitting we check airflow and air temperature at the grilles. If cooling is still slow there may be an issue with the coil, the blower or something else in the unit, and that calls for a full central AC service visit.

Does the right filter vary from one AHU to another?

Yes. Frame dimensions and depth vary between units, and some AHUs hold multiple filters in a single bank. A filter smaller than the frame leaves a gap that air will always bypass without being filtered. For this reason the technician measures the frame on site and confirms the correct size before cleaning or replacing.

Our area's humidity is very high, does it affect the filter?

Yes, sea-side humidity builds moisture on the filter and speeds mould growth, especially in summer. Checking the filter every 4 to 6 weeks is necessary here rather than longer gaps.

Our staircases and entrances are very narrow, how do you get a new filter up to the roof?

Our team carries the filter carefully by hand up the stairs, and we coordinate with building management beforehand to clear the passages and roof access.

Does a new filter need any special treatment before fitting?

No, a new filter installs straight away with no pretreatment, but we check its alignment with the frame and seal around the edges to prevent unfiltered air bypass.

Our central system is somewhat old, will a new filter fit?

Yes, but we need to check the filter box size and shape first since dimensions vary. Send a photo of your filter box on WhatsApp and ask for a size consultation before we visit.
