Who needs a central maintenance contract?

  1. 1

A villa or home with central AC

The central system in a villa serves several rooms at once, and a fault leaves the whole house without cooling. A contract keeps every component monitored all year and catches early wear in a cooling coil or motor before it becomes a full breakdown in the worst of the heat.

  2. 2

An office or small commercial building

In an office, AC failure means work stops. A contract schedules preventive visits outside working hours, and when a fault appears it is handled by the team that already knows the system, not a technician seeing it for the first time.

  3. 3

An older system with no service history

A system that has gone years without regular servicing carries built-up dirt in its coils, corroded electrical contacts and a blocked drain. We start with a survey to assess its real condition, then build a visit schedule around what your system specifically needs.

Who it's for

  • Own a villa with an ageing central system

We open with a survey that reveals the condition of coils, motors and drains, then build a contract around what your specific system needs, not a generic one.

How we work

How we work

  1. 1

    Survey and assessment

We visit the site, inspect every unit, duct run and connection, document the condition of each component, and use that to build the preventive visit schedule that suits your system and how you use it.

  2. 2

    Agree the contract

We set out the scope and schedule clearly before signing, including what each visit covers and how corrective faults are handled, so there is no uncertainty about responsibilities.

  3. 3

    Scheduled preventive visits

On each visit the technician checks the coils, motor, capacitor, drain and airflow at the diffusers, notes any early change before it worsens, and records the findings in a report you receive.

  4. 4

    Follow-up and corrective work

If a visit uncovers a fault in a joint, coil, drain or electrical part, the same team that knows the system carries out the repair and records it in your system's running log.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.

What sets this district apart

Al Salihiyah is a relatively older district mixing medium villas and three to four-storey residential blocks with narrow streets now and then. Many of these buildings were upgraded after original construction and central AC was added later. Outdoor units are mounted on tight walls or limited corners because space is constrained, so regular maintenance is essential to avoid blockages and rapid wear from dust and heat.

Al Salihiyah lies in east Jeddah and mixes older villas and residential blocks with relatively narrow streets.

Most buildings here have medium-sized central AC systems connected to ductwork in walls or ceilings.

The AC setup in Al Salihiyah

  1. 1

Central system with ducts in walls

Many older buildings here were retrofitted with metal ducts in interior walls to distribute cool air.

  2. 2

Outdoor unit in a tight corner

The outdoor unit is usually mounted in a tight wall corner or small balcony because available space is limited.

  3. 3

Coils and pipes in older ceilings

Indoor coils and pipes are in current ceilings or walls and need regular inspection to ensure they stay sound.

Before the visit

Before our visit in Al Salihiyah

  1. 1

Keep the path to the outdoor unit clear

Make sure the path to the wall or corner holding the outdoor unit is clear so the team can reach it safely.

  2. 2

Check the ducts for any water leaks

Before the visit, check the ceilings where ducts run and tell us if you see any damp spots or leaks.

  3. 3

    Note which rooms cool poorly

List any rooms that do not get enough cool air or feel warmer than others so you can tell the team on the visit.

FAQ

Questions about Central AC maintenance contracts

How are the preventive visit dates set?

We build the schedule after the opening survey, based on the system's age, size and how heavily it is used. Jeddah's humid, salty air speeds up dirt build-up in coils and corrosion of electrical contacts, so we factor that in when setting the right intervals for your system.

What happens if a fault appears between scheduled visits?

Corrective work is part of the contract scope. When you report a fault, the team that holds your system's record and knows its history responds. They diagnose the problem far faster than a technician with no background on the unit, and the repair is logged in the same record.

Does a contract work for a system serving several floors or zones?

Yes. At the opening survey we list every unit, duct run and diffuser and bring them all into the contract scope. That avoids the situation of dealing with different units through different companies, because one party remains responsible for the performance of the whole system.

What exactly does a preventive visit include?

The technician checks the cooling coil and heat exchanger, tests the motor and capacitor, verifies the drain runs freely without blockage, measures airflow at the diffusers and inspects all electrical connections. Everything found is recorded in a report you receive at the end of the visit.

Can corrective work found during a preventive visit be included under the same contract?

Every preventive visit includes a check for faults and a written record of any found. Whether corrective work is covered under the contract or handled through a separate work order depends on what the initial survey reveals and how the contract is written before work begins. The scope varies between systems, so this is settled at the survey stage, not after a fault appears.

My old building got central AC added later, does it need more maintenance?

Yes, systems added to older buildings may have airflow or duct blockage issues. The contract includes regular checks of ducts, connections and coils.

The outdoor unit is mounted in a tight corner on the wall, does this cause problems?

Yes, tight spaces reduce ventilation around the unit and increase dust and heat buildup. Regular maintenance cleans the coils and fan to improve performance in this situation.

Dust from the narrow street enters the outdoor unit, how do we protect it?

Regular checks include cleaning inlet filters, condenser coils and the fan. This reduces dust buildup and keeps cooling efficiency up.

Ducts are in old walls, can water leak into them?

It is possible if the walls hold moisture or the roof leaks. Regular checks confirm duct condition and drainage, and address any water leaks.
