Concealed central AC in Al Balad

In Al Balad, Jeddah's historic downtown, older residential and commercial buildings house concealed central AC tucked inside ceilings. When yellow stains appear on the plasterboard or airflow weakens from the grilles, our team accesses the unit through the panel and cleans it without damaging the ceiling.

When does a concealed unit need attention?

  1. 1

A damp stain on the plasterboard

Yellowing or a swollen plasterboard panel below the unit means the drain pan is overflowing. The cause is usually a blocked drain line or a dry trap that has lost its air seal, and leaving it widens the stain and damages the board.

  2. 2

    Weak air from certain grilles

When grilles in one room weaken while others stay cool, the evaporator or blower inside the concealed unit needs cleaning. Jeddah's heavy dust settles on the fins and blower wheel and gradually cuts the airflow.

  3. 3

    Humming or vibration from above

A recurring sound from the ceiling void may come from the blower wheel if it is dirty or unbalanced, or from the unit if its mounts have loosened. Finding the source means reaching the unit through the access panel and inspecting inside.

Who it's for

  • Installing a concealed unit in your new home

We check the ceiling void depth, mark the unit position, access panel location and drain route before the plasterboard is closed, so nothing needs reopening later.

    Ask on WhatsApp

How we work

How we work

  1. 1

    Locate and access

We check that the access panel is in the right place and large enough for the technician to reach the full unit without damaging the ceiling; if there is no panel, we mark where one should go.

  2. 2

    Internal inspection

Through the access panel the technician inspects the evaporator, blower, drain pan and drain line and records the condition of each, so we know exactly where the fault is before starting work.

  3. 3

    Clean and reset the drain

We clean the evaporator with a suitable cleaner, clean the blower wheel and drain pan, then flush the drain, check the trap and confirm the line falls the right way all the way to the discharge point.

  4. 4

    Run and confirm

We run the unit, measure airflow at each grille and watch the drain pan to confirm no water is collecting, then show you what we found and what we did.

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.

What sets this district apart

Most Al Balad buildings date back decades, marked by high ceilings and concealed central systems hidden beneath plasterboard, especially in spacious flats and commercial units. The high humidity near the sea and dust in the narrow streets clog the evaporator coil faster, and dust buildup in the ducts blocks the drain paths. Cleaning the coil, pan and trap calls for skill in reaching them through access panels without harming the plasterboard or wiring, something we master on every visit.

Al Balad is Jeddah's historic old town, where high-ceilinged buildings blend residential and commercial space with concealed central AC systems.

Concealed central systems in Al Balad typically serve a whole flat or shop, with the outdoor unit placed on the roof or in a tight side space beside the building.

The AC setup in Al Balad

  1. 1

    Concealed central system under plasterboard

Most flats and shops in Al Balad have a concealed evaporator unit in the ceiling and distribution ducts in the walls, with the outdoor unit on the roof.

  2. 2

Long drain ducts with shallow fall

The long run between coil and outlet means shallow fall, raising the risk of water and dust pooling in the ducts.

  3. 3

    Access panels in multiple ceilings

There may be access panels at several points in one flat or shop to allow technicians to reach the coil and trap.

Before the visit

Before our visit in Al Balad

  1. 1

Locate the access panels before we visit

Tell us where the ceiling access panels are, and make sure they are not blocked by furniture or items that might prevent entry.

  2. 2

Coordinate with building management or the flat owner

If you rent the flat, notify the owner or building management about the visit time in advance to avoid any objection to the team entering.

  3. 3

Check access to the roof for the outdoor unit

Confirm the stairs or lift reach the roof easily, and there is safe standing space near the outdoor unit.

FAQ

Questions about Concealed central AC

How does the technician reach the unit without breaking the ceiling?

Through the dedicated access panel in the plasterboard. If the panel is there and directly in front of the unit, the technician goes straight in. If it is missing or in the wrong place, we mark the right position and cut it cleanly without touching the rest of the ceiling.

What causes the drain pan to overflow onto the plasterboard?

The two most common causes in Jeddah are a drain line blocked by algae that grow in the high humidity, and a dry trap that lets air in and stops the water moving. Both can be fixed without replacing the unit, provided there is no mechanical damage.

Does Jeddah's humidity affect concealed units more than other types?

Yes, a concealed unit sits in a closed void with little ventilation, so more condensate collects on the drain pan than in an exposed unit. That makes the drain line and trap more likely to block or dry out, and keeping them clear matters more here than for any other unit type.

Can a concealed unit go into a ceiling that does not have enough depth?

The depth needed varies with the unit type and dimensions, and only a site survey decides. If depth is borderline, we check whether the plasterboard ceiling can be dropped slightly in the unit zone. If that is not possible, we suggest a better fit for the room size and ceiling height.

Does the plasterboard ceiling need a minimum void depth to fit both the concealed unit and the drain line?

Yes, the unit body needs a certain height, and on top of that the drain line must slope continuously from the unit to the discharge point. The actual void depth required depends on the unit type, the drain run length and where the discharge is; only a site survey gives the exact answer.

In an old building, is it safe to open the ceiling access panel?

Yes, access panels are built to open safely. Our team handles them with care and checks the frame and wiring before and after entry.

The streets are narrow and the roof is far, how do you get your kit up there?

We plan roof access with you before the visit, carry tools in stages, and agree on the closest entrance or internal stairway.

Does coastal humidity and salt damage the metal coil, should we check it regularly?

Yes, sea-air humidity and salt speed up corrosion on the coil and fasteners. We inspect the coil's condition during every cleaning and tell you if it needs replacing.

Does the AC drain go into the building's old pipes, can it block them?

We trace the drain path from the coil and pan to the final outlet, and make sure water flows with proper fall and the trap does not block the main pipes.
