When an AHU needs attention

  1. 1

Weak airflow or smells in the building

A clogged filter or dirty cooling coil cuts airflow and carries a musty smell through Jeddah's humid air. Occupants complain and productivity falls before anyone identifies the source.

  2. 2

Unusual noise from the plant room

A grinding or vibrating fan usually points to a worn bearing, a slack belt or an unbalanced blade. Delaying the diagnosis can turn a simple fix into a full motor replacement.

  3. 3

    Uneven distribution between zones

One zone too cold and another too warm in the same building usually means a balancing valve not working or a stuck damper. The site survey decides which dampers and valves need adjusting or cleaning.

Who it's for

  • Your office staff are complaining about poor cooling

We inspect the unit under load, check filters, coil and dampers, and restore balanced airflow across every office zone.

How we work

How we work

  1. 1

    Unit and system survey

We review the system layout, unit sizes and count, run the unit and record airflow, pressure and noise readings before touching anything.

  2. 2

    Mechanical inspection

We open the access panel and inspect belts, bearings, the fan blade and mounts, recording what needs tensioning or replacing before starting work.

  3. 3

    Clean and adjust

We clean the coil and drain pan, verify the drain fall, adjust dampers and valves, and replace worn filters, belts and bearings as needed.

  4. 4

    Performance check and handover

We run the unit again, measure airflow and compare it with the opening reading, then give you a brief written report of what was done and anything that needs follow-up.

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.

What sets this district apart

Al Balad's historic buildings mix shops, offices and residential flats in old multi-storey structures, many relying on central air handling units to distribute cooling and heating across several closely stacked floors. This layout creates airflow balance challenges between floors, especially when filters and coils clog quickly due to the tight passages and busy souks surrounding the building. Regular AHU servicing ensures even temperature distribution and good air quality on each floor.

Al Balad sits in central historic Jeddah, an area of popular souks and older multi-storey residential and commercial buildings.

Most multi-storey buildings here use central AHUs serving several floors through a shared duct network.

The AC setup in Al Balad

  1. 1

    Central AHU serving multiple floors

Most multi-storey buildings in Al Balad rely on one central AHU connected to a duct network distributing air to each floor.

  2. 2

Filters and coils foul quickly due to markets and dust

The popular souks surrounding buildings and the tight passages increase the dirt and particles reaching the filters and coils.

  3. 3

Air dampers balance flow between floors

Each floor has a damper controlling its air volume, requiring regular inspection and rebalancing.

Before the visit

Before our visit in Al Balad

  1. 1

Confirm access point for the team and equipment

Al Balad's streets are narrow and busy, so confirm the central unit's location and the closest safe access point for the team.

  2. 2

Coordinate with building management or affected tenants

If the service may temporarily affect floor or shop ventilation, inform building management and tenants in advance.

  3. 3

Ensure access to the central unit location

The unit is usually on the roof or in a plant room, confirm the door and passage are safe and clear before the visit.

FAQ

Questions about AHU maintenance

What is the difference between AHU servicing and duct cleaning?

AHU servicing focuses on the mechanical and thermal parts inside the unit itself: filters, coil, drain pan, bearings and dampers. Duct cleaning removes dust from the distribution network. The two jobs use different tools and address different problems, and we offer each as a separate service.

Can the AHU be serviced while the building is occupied?

In many cases yes, depending on the system layout and the number of units. If the building can run a standby unit while we work on another, servicing continues without cutting cooling to any zone. The technician confirms this at the first survey.

How does Jeddah's humidity affect AHUs specifically?

High humidity loads the dehumidification coil harder and speeds up algae growth in the drain pan, blocking the drain much faster than in dry climates. For that reason we give the pan clean and the drain fall check particular attention when servicing AHUs in Jeddah.

When does a bearing need replacing rather than just greasing?

If a bearing shows audible grinding, measurable heat on the housing or radial play when checked by hand, greasing will not fix it. We measure and inspect on site and decide the right action there, because bearing type and size vary from one unit to another.

How do you tell whether the fan needs balancing rather than just lubricating the bearings?

Continuous vibration with a steady hum usually points to an unbalanced fan wheel or dirt build-up on the blades, while an irregular grating sound comes from the bearing itself. The technician measures vibration on the frame and on the shaft; if it is higher on the frame he balances the wheel, and if it is higher on the shaft he inspects the bearing and decides whether to replace it or lubricate it depending on the degree of wear.

Why do temperatures differ from floor to floor in my building?

Usually it is in the AHU: dirt build-up in the filters or coils disrupts even airflow distribution between floors. Inspecting and cleaning the unit restores the balance.

Ground-floor shops are asking for better ventilation, how do we fix this?

We inspect the air dampers and coils in the central unit, and the solution may involve cleaning the filters and rebalancing airflow towards the ground floor.

Humidity is very high due to the coast, does the AHU affect this?

Yes, the central unit's coils must be clean and in good condition to handle the high coastal humidity efficiently.

The narrow duct network in this old building makes maintenance tricky, what is the approach?

We carefully disassemble the unit and access the filters, coils and belts from inside, inspecting the duct integrity as much as possible during each service.
