When your central system needs a full service

  1. 1

    Rooms that cool unevenly

Some rooms are cold and others warm even though the unit is running. The cause is usually unbalanced airflow or a coil that needs cleaning, and this only shows up with a methodical check of every diffuser in the building.

  2. 2

Water pooling or a smell from the unit

A blocked drain pan lets water pool and produces unpleasant smells, and in Jeddah's humid air bacteria build up quickly. Cleaning the pan and drain line and checking the fall is a core part of every service visit.

  3. 3

The system has not been serviced in a long time

Coils collect dust and the salt that Jeddah's coastal air carries, and this gradually raises the load on the compressor and weakens cooling. A service visit finds that build-up before it leads to a breakdown.

Who it's for

  • Your villa has rooms that do not cool evenly

We check the coil, blower and airflow at every diffuser in the villa and explain every finding to you before we leave.

  • Managing a commercial building with tenant cooling complaints

We inspect both indoor and outdoor units, measure airflow at every diffuser across the building and give you a clear picture of the system's condition.

How we work

How we work

  1. 1

    Tell us the symptoms

WhatsApp us what you notice: rooms that do not cool well, any unusual sounds or how long since the last service, and we arrange the visit.

  2. 2

    Site survey

The technician inspects both indoor and outdoor units and measures airflow at the diffusers to find where the system is weak before any work begins.

  3. 3

    Carry out the service

We clean the coil, drain pan and blower, check the electrical connections and verify the airflow from every diffuser across the building.

  4. 4

    Explain findings and hand over

Before leaving we explain what we found, point out anything that needs watching later and leave the site clean.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.
  • An indoor AHU unit connected to round ductwork in a mechanical plant room, exposed concrete ceiling.

What sets this district apart

Prince Fawaz North is a modern growth district south of Jeddah mixing spacious villas with mid-rise residential blocks, relying on relatively modern central AC with complex ducts covering larger areas. Modern building design allows longer and more branched ducts, but this raises the risk of partial blockage and uneven air distribution, especially between separate units, and coastal dust and humidity collect quickly in the coils.

Prince Fawaz North lies in Jeddah's residential south and features modern villas and apartment blocks with complex central AC systems.

Most modern buildings here run central AC with long ducts and multiple branches connected directly from one or two units.

The AC setup in Prince Fawaz North

  1. 1

One or two central systems with complex ducts

Modern villas and apartment blocks use one or two units with long duct networks and multiple branches.

  2. 2

Air distribution across multiple levels and wings

Ducts reach several floors and wings, requiring precise balance in the distribution outlets.

  3. 3

Outdoor units on roofs or rear spaces

Outdoor units sit on roofs in blocks or in rear spaces for villas.

Before the visit

Before our visit in Prince Fawaz North

  1. 1

Identify duct access points in ceilings

Tell us where the inspection panels and duct access points are in the ceilings so we can inspect easily.

  2. 2

Point out cooler and warmer floors or wings

Tell us which floor or section of the building feels weak or uneven so we focus there.

  3. 3

Ensure access to the outdoor unit

Check that the team can safely reach the outdoor unit on the roof or rear space before the visit.

FAQ

Questions about Central AC maintenance

What is the difference between a full service and just cleaning the filter?

Cleaning the filter is one step inside a full service visit. A complete service covers the evaporator coil, blower, drain pan and drain line, outdoor unit, electrical circuits and airflow at every diffuser. The technician leaves the owner with a clear picture of the whole system's condition, not just a clean filter.

Can you find out why some rooms are cooler than others?

Yes. The technician measures airflow at each diffuser and checks damper positions and static pressure in the network. The cause may be a closed damper, a leak in one section or a weakened blower. Identifying the exact fault requires a site survey because duct layouts vary between buildings.

When does the central system stopping point to a coil fault rather than the outdoor unit?

If the outdoor unit is running but the air at the diffusers is barely cool, the most likely cause is an iced or heavily fouled evaporator coil inside the air handling unit. If the outdoor unit has stopped completely the fault points elsewhere. A site inspection gives a clear diagnosis.

Do you repair faults you find during the service visit?

Minor faults such as a loose flare joint or an affected electrical contactor are fixed in the same visit. If the repair needs a replacement part or deeper work, the technician explains the findings to the owner and agrees on the next step before any additional work begins.

Can a damaged copper connection affect how well the central system cools?

Yes. A kinked or deformed copper joint restricts refrigerant flow and upsets circuit pressure, which weakens coil performance and stresses the compressor. On long runs that can reach 30 metres, the condition of every joint matters more because any restriction has a greater effect across the full pipe length.

My flat is on the third floor, is weaker cooling normal on upper storeys?

Not necessarily. It may be blockage in the vertical pipes or diffuser imbalance. We check pressure and flow on each floor and fix the imbalance.

My building is new with very complex ductwork, how do you access it for maintenance?

We inspect ducts from available access points like inspection panels and ceilings, and use diagnostic tools to spot blockages without unnecessary dismantling.

Humidity is high here in summer, does it affect central AC more than split units?

Central systems can develop mould faster in the coils and ducts because of humidity, especially if drainage is weak. Regular maintenance is essential.

Does the long pipe run from the outdoor unit affect system performance?

A long run can increase pressure and cooling loss, especially if the pipes are old or copper is missing. We measure pressure and performance to see if the run needs balancing or replacement.
