When your ducts need cleaning
- 1
Musty smell from the vents
When the AC runs, a damp or musty smell fills the room. That is usually mould or bacteria settled inside the ducts, and Jeddah's humidity helps it grow. Cleaning and sanitising remove it at the source rather than covering it with fragrance.
- 2
Repeated allergy or respiratory symptoms
Fine dust, bacteria and mould particles blow out of the ducts every time the system runs. If symptoms are worse indoors than outside, the ducts are a good place to start. The inspector judges how much has built up before any work begins.
- 3
A building restarted after a long shutdown
Closed ducts in a building that has sat idle collect dust, insects and mould quickly. Running the system straight away distributes all of that through the rooms. A camera inspection shows what has actually built up before you decide the scope of work.
Who it's for
Living in a villa where vents have started to smell
We inspect the villa ducts by camera, clear years of dust and mould buildup, then sanitise the duct walls before the system runs again.
Ask on WhatsAppManaging commercial offices with persistent dust complaints
We survey the commercial building ducts by camera, extract deposits by negative-pressure vacuum, and sanitise each section before the system is restarted and the site handed back.

How we work
How we work
- 1
Inspection and camera survey
The technician runs a camera through the ducts, records the level and location of buildup and any mould or moisture, and sets the scope of work based on what is actually there.
- 2
Isolate and prepare
The technician stops the unit and isolates the section to be cleaned, then covers adjacent room openings to keep disturbed dust inside the working section rather than spreading through the space.
- 3
Agitate and vacuum
Agitation tools break the deposits clinging to duct walls, and a negative-pressure vacuum draws them out from the far end so they leave the duct completely rather than returning to the air.
- 4
Sanitise and refit
After vacuuming, duct walls are coated with a sanitising agent, then grilles and covers are refitted and the system is run to confirm airflow is clear before handover.

What sets this district apart
Prince Fawaz North is a modern neighbourhood mixing spacious villas and tall residential towers, with central systems designed to cover large areas and multiple floors. High coastal humidity and nearness to the sea cause mould and salt buildup in ducts rapidly, especially in the cool sections where moisture forms. Advanced camera inspection and thorough sanitising are essential because the networks here are extensive and complex, often serving dozens of residential units.
Prince Fawaz North in southern Jeddah is a mixed zone of spacious villas and tall towers with extensive AC systems.
Residential towers here contain unified central systems serving multiple units per floor, with ducts extending both horizontally and vertically between storeys.
The AC setup in Prince Fawaz North

- 2
Vertical ducts between floors and horizontal within each storey
Large vertical shafts run from the tower base to the roof, and horizontal branches distribute air within each floor to separate units.
- 3
Central filters and multiple distribution boxes
Each tower has one large central filter and multiple distribution boxes per floor, each collecting debris quickly that needs regular cleaning.

FAQ
Questions about Duct cleaning & sanitising
How do I know the ducts really need cleaning and not just a filter change?
The filter catches dust before it enters the duct, but over the years fine particles slip through and stick to duct walls. If the filter is clean but the smell or allergy symptoms continue, the problem is likely deeper inside. A camera inspection shows the actual condition of the duct and settles the question.
Does Jeddah's humidity make mould build up faster inside ducts?
Yes. The humid salty air from the sea enters through return-air openings carrying water vapour that condenses on the cool duct walls. This creates conditions where mould and bacteria grow, especially in sections far from the unit where airflow is weaker. Sanitising after cleaning inhibits that growth.
Can the team reach inside the duct without breaking the ceiling?
In most cases yes. We pass the camera and cleaning tools through existing grilles and access points. If a section is too long or narrow for the tools to reach, we may need to cut an access door, and we explain that at the inspection before starting; any opening cut is resealed when the work is done.
What actually changes after the ducts are cleaned and sanitised?
Most people notice the smell drops from the first run, and less dust settles on surfaces. Respiratory and allergy symptoms often ease gradually because the duct is no longer pushing irritant particles into the room. Airflow can also improve if deposits were partly blocking the cross-section.
Can one section of the duct network be cleaned without doing the whole building?
Yes. If the camera shows that buildup is concentrated in a specific section, such as a duct near a return-air opening or an external passage, that section can be isolated and cleaned on its own. The inspector defines the logical work boundaries at the first visit so sections that need no work are not touched and sections that do are not missed.
My tower's shared ducting system, does cleaning need building management approval?
Yes, because the ducts serve multiple units, we must coordinate with building management before the visit to avoid disturbing other residents.
For tall towers in Prince Fawaz, how do you access the upper floors?
We use the building's safe staircases and lifts, and deploy specialist technicians to handle distribution systems on each floor.
Does coastal salt entering the ducts affect bacterial growth rate?
Yes, coastal salt accelerates bacterial and mould growth because of the moisture it carries. Full sanitising eliminates the microbial load effectively.
Does duct cleaning reduce electricity use in large residential towers?
Yes, clean ducts allow air to flow freely, reducing strain on the cooling system and lowering energy consumption noticeably.
