When your central system needs a full service

  1. 1

    Rooms that cool unevenly

Some rooms are cold and others warm even though the unit is running. The cause is usually unbalanced airflow or a coil that needs cleaning, and this only shows up with a methodical check of every diffuser in the building.

  2. 2

Water pooling or a smell from the unit

A blocked drain pan lets water pool and produces unpleasant smells, and in Jeddah's humid air bacteria build up quickly. Cleaning the pan and drain line and checking the fall is a core part of every service visit.

  3. 3

The system has not been serviced in a long time

Coils collect dust and the salt that Jeddah's coastal air carries, and this gradually raises the load on the compressor and weakens cooling. A service visit finds that build-up before it leads to a breakdown.

Who it's for

How we work

How we work

  1. 1

    Tell us the symptoms

WhatsApp us what you notice: rooms that do not cool well, any unusual sounds or how long since the last service, and we arrange the visit.

  2. 2

    Site survey

The technician inspects both indoor and outdoor units and measures airflow at the diffusers to find where the system is weak before any work begins.

  3. 3

    Carry out the service

We clean the coil, drain pan and blower, check the electrical connections and verify the airflow from every diffuser across the building.

  4. 4

    Explain findings and hand over

Before leaving we explain what we found, point out anything that needs watching later and leave the site clean.

What sets this district apart

Al Hijrah is a relatively modern district in the north-east, dominated by detached villas and medium-rise residential blocks with unified central AC. The combined horizontal and vertical spread of these buildings makes balancing airflow between ground and upper floors difficult, and dust accumulation in the ducts blocks cool air circulation. Checking the coils, drains and wall-run passages quickly uncovers problems.

Al Hijrah lies in Jeddah's north-east, a modern-development district of villas and apartment blocks with central AC systems.

Most central units here cover a whole villa or flat area, with the outdoor unit mounted on the roof or side courtyard.

The AC setup in Al Hijrah

  1. 1

Single unified central system per dwelling unit

Most villas and flats in Al Hijrah are fitted with one central AC system covering all rooms and hallways from a single outdoor unit.

  2. 2

Ducts and diffusers distributed in wall cavities

The ducts run through walls and ceilings from the outdoor unit and branch out to diffusers in each room.

  3. 3

Outdoor unit on roof or courtyard

Outdoor units are typically mounted on villa roofs or side courtyards to save space and ease maintenance access.

Before the visit

Before our visit in Al Hijrah

  1. 1

Ensure access to the roof or side courtyard

Make sure the team can safely reach the roof or courtyard where the outdoor unit sits, and clear any obstacles.

  2. 2

Unlock all rooms in the villa or flat

We need access to every diffuser and air opening to check that airflow is even throughout.

  3. 3

    Locate the main indoor unit

Help us locate the main indoor unit or distribution box, usually in a hallway or utility room.

FAQ

Questions about Central AC maintenance

What is the difference between a full service and just cleaning the filter?

Cleaning the filter is one step inside a full service visit. A complete service covers the evaporator coil, blower, drain pan and drain line, outdoor unit, electrical circuits and airflow at every diffuser. The technician leaves the owner with a clear picture of the whole system's condition, not just a clean filter.

Can you find out why some rooms are cooler than others?

Yes. The technician measures airflow at each diffuser and checks damper positions and static pressure in the network. The cause may be a closed damper, a leak in one section or a weakened blower. Identifying the exact fault requires a site survey because duct layouts vary between buildings.

When does the central system stopping point to a coil fault rather than the outdoor unit?

If the outdoor unit is running but the air at the diffusers is barely cool, the most likely cause is an iced or heavily fouled evaporator coil inside the air handling unit. If the outdoor unit has stopped completely the fault points elsewhere. A site inspection gives a clear diagnosis.

Do you repair faults you find during the service visit?

Minor faults such as a loose flare joint or an affected electrical contactor are fixed in the same visit. If the repair needs a replacement part or deeper work, the technician explains the findings to the owner and agrees on the next step before any additional work begins.

Can a damaged copper connection affect how well the central system cools?

Yes. A kinked or deformed copper joint restricts refrigerant flow and upsets circuit pressure, which weakens coil performance and stresses the compressor. On long runs that can reach 30 metres, the condition of every joint matters more because any restriction has a greater effect across the full pipe length.

Two rooms in my villa are cold but the third stays warm, what is wrong?

Often the issue is unbalanced airflow between ducts or a partial block at one diffuser. We check each diffuser, clean the passages and correct the air direction.

My side courtyard is tight, can you reach the outdoor unit on the roof safely?

Yes, we safely access roofs on villas and blocks with proper equipment. Let us know before the visit if there are any restrictions on roof entry.

The district is very hot and dusty, does this damage the coils?

Yes, extreme heat and dust speed up dirt accumulation on the evaporator and condenser coils. Regular coil cleaning keeps cooling efficiency steady.

Are there separate circuits for the indoor and outdoor units?

Most modern Al Hijrah buildings have separate circuits. We check the electrical connections during maintenance and confirm they are safe.
