When your central system needs a full service

  1. 1

    Rooms that cool unevenly

Some rooms are cold and others warm even though the unit is running. The cause is usually unbalanced airflow or a coil that needs cleaning, and this only shows up with a methodical check of every diffuser in the building.

  2. 2

Water pooling or a smell from the unit

A blocked drain pan lets water pool and produces unpleasant smells, and in Jeddah's humid air bacteria build up quickly. Cleaning the pan and drain line and checking the fall is a core part of every service visit.

  3. 3

The system has not been serviced in a long time

Coils collect dust and the salt that Jeddah's coastal air carries, and this gradually raises the load on the compressor and weakens cooling. A service visit finds that build-up before it leads to a breakdown.

Who it's for

  • Your villa has rooms that do not cool evenly

We check the coil, blower and airflow at every diffuser in the villa and explain every finding to you before we leave.

How we work

How we work

  1. 1

    Tell us the symptoms

WhatsApp us what you notice: rooms that do not cool well, any unusual sounds or how long since the last service, and we arrange the visit.

  2. 2

    Site survey

The technician inspects both indoor and outdoor units and measures airflow at the diffusers to find where the system is weak before any work begins.

  3. 3

    Carry out the service

We clean the coil, drain pan and blower, check the electrical connections and verify the airflow from every diffuser across the building.

  4. 4

    Explain findings and hand over

Before leaving we explain what we found, point out anything that needs watching later and leave the site clean.

What sets this district apart

Tabah is a relatively modern residential district with spacious villas and multi-storey apartment blocks, and most buildings have unified central AC systems serving several rooms from one outdoor unit. Rapid residential growth and horizontal sprawl mean the outdoor units typically sit on wide roofs and in open spaces, but desert dust and sand accumulate fast in the filters and coils, causing weak flow from some diffusers or uneven cooling between rooms.

Tabah lies in north Jeddah, a modern residential area of spacious villas and apartment blocks with open roofs.

Most villas and apartment blocks here have central AC with one or more outdoor units, and diffusers spread across multiple rooms.

The AC setup in Tabah

  1. 1

Central system with one outdoor unit

Many detached villas here have one outdoor unit distributing chilled air through ducts to multiple rooms.

  2. 2

Apartment blocks with multiple outdoor units

Residential towers in Tabah often have two or more outdoor units on the roof, each serving a floor or several flats.

  3. 3

Insulated ducts under roofs and walls

Ducts typically run in suspended ceilings or within partition walls in modern buildings, requiring adequate thermal insulation against high outdoor temps.

Before the visit

Before our visit in Tabah

  1. 1

    Confirm the team's roof access

Let us know in advance if the roof is locked or needs a key, and make sure the path to the roof is clear of obstacles.

  2. 2

Coordinate with building management if present

In apartment blocks, inform building management of the visit time and which units will be serviced.

  3. 3

Clear diffusers of furniture and curtains

Make sure diffuser openings in all rooms are clear of furniture and curtains before the visit so we can measure airflow accurately.

FAQ

Questions about Central AC maintenance

What is the difference between a full service and just cleaning the filter?

Cleaning the filter is one step inside a full service visit. A complete service covers the evaporator coil, blower, drain pan and drain line, outdoor unit, electrical circuits and airflow at every diffuser. The technician leaves the owner with a clear picture of the whole system's condition, not just a clean filter.

Can you find out why some rooms are cooler than others?

Yes. The technician measures airflow at each diffuser and checks damper positions and static pressure in the network. The cause may be a closed damper, a leak in one section or a weakened blower. Identifying the exact fault requires a site survey because duct layouts vary between buildings.

When does the central system stopping point to a coil fault rather than the outdoor unit?

If the outdoor unit is running but the air at the diffusers is barely cool, the most likely cause is an iced or heavily fouled evaporator coil inside the air handling unit. If the outdoor unit has stopped completely the fault points elsewhere. A site inspection gives a clear diagnosis.

Do you repair faults you find during the service visit?

Minor faults such as a loose flare joint or an affected electrical contactor are fixed in the same visit. If the repair needs a replacement part or deeper work, the technician explains the findings to the owner and agrees on the next step before any additional work begins.

Can a damaged copper connection affect how well the central system cools?

Yes. A kinked or deformed copper joint restricts refrigerant flow and upsets circuit pressure, which weakens coil performance and stresses the compressor. On long runs that can reach 30 metres, the condition of every joint matters more because any restriction has a greater effect across the full pipe length.

My bedroom is cooler than the lounge, is that a central AC fault?

Not always. The difference might be partly blocked ducts or imbalanced diffuser openings. We inspect the full system and rebalance the outlets in one visit.

Our roofs are large with multiple outdoor units, how do you reach them?

We confirm safe roof access before the appointment and bring climbing equipment as needed. Make sure there are no safety barriers blocking the roof.

Dust in Tabah is heavy and filters get dirty fast, how do we maintain them?

Desert dust clogs filters faster here, so we recommend checking them every two months and cleaning or replacing them as needed.

My outdoor unit is far from the indoor ones, does that affect performance?

Long duct runs can cause cooling loss and sometimes moisture buildup. We inspect the duct length and insulation, and recommend adding insulation if needed.
