When a chiller needs attention

  1. 1

    Weak cooling across several floors

When users on several floors complain at the same time, the source is usually the chiller, not the terminal units. We measure the supply and return water temperatures and compare them with actual operating conditions to find where cooling is being lost.

  2. 2

Condenser coils clogged with dust and salt

Jeddah's hot, humid, salt-laden air deposits a crust on condenser coils and slowly raises condensing pressure until the compressor is overloaded. Early inspection and regular cleaning stop the problem reaching that point.

  3. 3

A chiller alarm or sudden shutdown

A modern chiller shuts itself down on a pressure, temperature or flow fault. We read the fault log in the control unit and trace the root cause, whether it is in the refrigerant circuit, the water pump or a flow sensor.

Who it's for

  • Running a factory or warehouse with an existing chiller

We inspect the compressor, condenser coils and chilled water flow and record operating readings so a chiller fault does not stop your production line or spoil stored stock.

How we work

How we work

  1. 1

    Review operating logs

We ask for any saved logs or alarms before the visit and note the symptoms you have seen, so the technician arrives knowing exactly what to look for.

  2. 2

    Compressor and circuit check

We measure suction and condensing pressure against the refrigerant type on the unit nameplate, check the compressor thermally and inspect flange joints and heat exchangers.

  3. 3

    Clean coils and check flow

We clean condenser coils of dust and salt deposits, then check chilled water flow through the pipes and verify that the temperature difference between supply and return is within normal range.

  4. 4

    Document and hand over report

We record all readings in an operating report you keep, and we list any immediate recommendations and any points to watch at the next service visit.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.

What sets this district apart

Harat Al Sham in historic downtown Jeddah has old administrative, hotel and commercial buildings restored with modern chillers to meet contemporary cooling standards. These older buildings often have tight plant room and pipe spaces, and the structure may not allow straight water connections or safe outdoor unit positions. High humidity in old downtown and nearness to the sea speed up corrosion, and regular inspection prevents low-pressure issues and small leaks before they grow.

Harat Al Sham is in Jeddah's historic downtown, a district of older administrative and hotel buildings with modern cooling systems retrofitted later.

Most older buildings here rely on a single chiller fitted in confined space, with pipes wound through tight ceilings and walls.

The AC setup in Harat Al Sham

  1. 1

Single chiller in very confined space

Old buildings offer no spacious plant room, so the chiller is usually mounted in a tight corner or a basement with limited access.

  2. 2

    Pipes wrapped around tight walls

Chilled water distribution must pass through old ceilings and walls without damaging them, so pipes are often routed in complex ways.

  3. 3

Outdoor unit on old balcony or roof

The outdoor unit is usually mounted on an old balcony or roof with minimal modifications, so the fixing must be safe but without extra drilling.

Before the visit

Before our visit in Harat Al Sham

  1. 1

Tell us the pipe routes and access points

Old buildings are complex, so tell us where the main pipes, valves and meters are located before the visit.

  2. 2

Verify the balcony or roof is safe

If the outdoor unit is on an old balcony or roof, verify its structural safety before the visit.

  3. 3

Prepare photos or a floor plan sketch

A photo of the plant room and a rough sketch of the pipe routes help us prepare better for the visit.

FAQ

Questions about Chiller maintenance

How do you tell whether the compressor is working properly?

We measure suction and high-side pressure and compare them with expected values for the refrigerant type on the unit nameplate, check the compressor thermally with an infrared camera if needed, and compare current draw with actual load conditions on the day of the visit.

Does Jeddah's climate affect chillers more than other cities?

Yes. Jeddah's humid, salt-laden sea air deposits a layer on outdoor condenser coils faster than in dry inland cities. This raises condensing pressure and makes the compressor work harder, which is why coil inspection and cleaning matter more here than in a dry climate.

Do you repair the chiller on site or does it have to go to a workshop?

Most maintenance and common repairs are done on site: coil cleaning, pressure adjustment, sensor replacement, control circuit repair. Work that requires internal compressor rebuilding is identified after inspection and we explain exactly what it involves.

What goes into the chiller's operating log, and why does it matter?

At every visit we record refrigerant pressures, entering and leaving water temperatures, compressor current and any alarms. Comparing these readings visit by visit shows a slow loss of performance, such as a condenser coil starting to foul or a charge running low, before it turns into a shutdown.

Can the chiller be serviced without cutting cooling to the whole building?

It depends on how many chillers the building has and how the hydronic circuit is designed. With a single chiller, a full inspection needs a brief shutdown agreed with you in advance. Where more than one chiller is installed, we schedule maintenance in sequence so partial cooling stays available. The first visit establishes what is possible.

The old building's pipes were difficult to install, is inspection safe?

Yes, we inspect the pipes carefully and only disturb anything if repair is needed. We coordinate with your local maintenance team who knows the pipe routes.

The outdoor chiller unit is mounted on an old narrow balcony, can it handle inspection?

Yes, we inspect the unit without heavy moving, but we first check the balcony safety and mountings. If we find weakness, we advise safe re-mounting.

Does coastal humidity and sea salt affect the chiller faster here?

Yes, nearness to the sea and high humidity in old downtown speed up corrosion of coils and copper connections. We increase the frequency of inspection and cleaning.

The building's old electrical circuit, can it support the modern chiller?

We check the circuit, breaker and wiring before maintenance. If the circuit is weak or corroded, we advise upgrading it with a qualified electrician.
