Who needs a new cold room?

  1. 1

Restaurant or bakery expanding its store

Your current storage cannot hold the quantities you need, or you are relying on domestic fridges that are not up to the job. A purpose-built cold room keeps ingredients at a steady temperature and cuts waste caused by temperature swings.

  2. 2

Pharmacy or clinic needing medical storage

Medicines, vaccines and sensitive medical supplies need a temperature that does not shift when the door opens or when Jeddah's summer heat peaks. We build the room to suit that use and choose the condensing unit after the site survey.

  3. 3

Warehouse or grocery starting from scratch

You are fitting out your premises and want a cold room built in from the start, or you want to convert part of a warehouse into one. The site, the daily stock volume and how often the door opens all shape the right specification, and we work that out with you at the survey.

Who it's for

  • Opening a bakery and need ingredient storage

We survey your allocated space and build a cold room sized to your daily production volume, from insulated panels to the temperature controller.

How we work

How we work

  1. 1

    Site survey

The technician visits, measures the available space and asks about your stock type, quantities and daily use to set the room dimensions and the capacity the unit needs.

  2. 2

    Panels and door

We fit the insulated wall and ceiling panels and seal every joint, then hang the cold room door in its frame and check that the seal presses evenly on all four sides.

  3. 3

    Cooling unit and pipework

We mount the condensing unit where it has enough air, fit the evaporator inside the room, and run Mueller copper in runs of up to 30 metres without welded joints, fully insulated to reduce heat gain.

  4. 4

    Vacuum, start-up, handover

We vacuum the copper line and test joints before starting the unit, then set the temperature controller and confirm the room reaches the target temperature before handing over.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.
  • An indoor AHU unit connected to round ductwork in a mechanical plant room, exposed concrete ceiling.

What sets this district apart

Al Rughamah is an industrial zone specialising in food plants, dairies and frozen storage, with large warehouses, loading docks and multi-tonne vehicle access. Cold rooms here require large capacities to handle high daily production volumes, with inspection windows and double doors to minimise loss during frequent entry and exit. Wet floors and heavy handling demand thick insulation and proper drainage for meltwater.

Al Rughamah is in east Jeddah, an industrial zone specialising in large-scale dairy, poultry, fish and frozen storage plants.

Most projects here are very large cold rooms (50 to 200+ square metres) with high-powered condensers and multi-sensor control systems.

The AC setup in Al Rughamah (Abraq Al Rughamah)

  1. 1

Large industrial cold room with multiple ceiling evaporators

Large factory rooms use multiple ceiling evaporators to distribute cold evenly across all corners, especially near the entrance and deep shelving areas.

  2. 2

High-power condenser system with pump-down and monitoring

The outdoor units are very powerful and often multiple units share the load, with monitoring systems that continuously log temperatures and performance.

  3. 3

Double door or controlled ventilation system

To minimise heat loss from frequent access, we install a double door or entry vestibule with horizontal air curtains to restore cold air.

Before the visit

Before our visit in Al Rughamah (Abraq Al Rughamah)

  1. 1

Provide adequate space around the room location

Ensure the area around the chosen site is clear of shelving and equipment so the team can move heavy panels and units without obstruction.

  2. 2

Confirm outdoor unit locations on roof or external walls

Tell us exactly where the outdoor units can be mounted, whether on roof or external wall, and confirm it can safely support very heavy equipment.

  3. 3

Coordinate with your production team on installation timing

Large factory rooms may require brief production pauses during installation. Coordinate with us and your team on the best timing to avoid disrupting daily output.

FAQ

Questions about Cold room installation

How is the right cold room size worked out?

Size depends on the type and quantity of stock, how often fresh goods come in and how many times the door opens each day. These factors together set the dimensions and the cooling unit capacity needed, which is why we do not suggest a size before the site visit.

Where does the condensing unit go in a restaurant or warehouse?

The condensing unit needs enough air around it, distance from heat sources and a spot a technician can reach for servicing. We decide the best location at the site survey based on the building layout and how the space is used.

What happens to my stock if the power to the room cuts out?

A well-insulated room with a tight door holds its cold for a limited time if the door stays shut, and longer the thicker the insulation and the better the seal. So we choose the panel thickness and the door seal with care, and set the controller to raise an alarm when the temperature rises, so you can act before stock spoils.

What is the difference between this room and a freezer room?

A chiller room works above freezing and suits vegetables, medicines, dairy and baked goods. A freezer room works below freezing and needs thicker insulation, an insulated floor, a heated door frame and a defrost system. If you need freezing or a combined room, we offer that as a dedicated service.

Can a cold room be installed in a rented space without major structural changes?

In most cases yes. Insulated panels are assembled inside the existing space without demolition or construction work, and the condensing unit is fixed in a suitable spot the technician identifies at the survey. Ceiling type and building ventilation may affect the details, and we confirm those after seeing the site.

What condenser capacity do I need for a 100-square-metre cold room in a dairy plant?

That depends on your set temperature, daily product volume, and how often the door opens. We cannot set it by phone. We visit to understand your production process and calculate the correct capacity.

Our floors stay wet from freezing and thawing cycles, how do you protect the room from moisture?

We use thick floor insulation and moisture-resistant wall coatings. We install a proper drainage system for meltwater and condensation, and select an evaporator with sufficient drain capacity.

Heavy loading vehicles enter and exit constantly, does that stress the room?

Yes, frequent entry and exit increases heat loss. We install a double door or controlled ventilation system to minimise cold air loss, and select a condenser with extra capacity to compensate.

Do you install inspection windows or monitoring cameras in the room?

Yes, we install fully insulated inspection windows so you can see the product without opening the door. Cameras and other electronics are added as you request, with proper insulation of all electrical runs to prevent thermal leakage.
