Who needs a new cold room?

  1. 1

Restaurant or bakery expanding its store

Your current storage cannot hold the quantities you need, or you are relying on domestic fridges that are not up to the job. A purpose-built cold room keeps ingredients at a steady temperature and cuts waste caused by temperature swings.

  2. 2

Pharmacy or clinic needing medical storage

Medicines, vaccines and sensitive medical supplies need a temperature that does not shift when the door opens or when Jeddah's summer heat peaks. We build the room to suit that use and choose the condensing unit after the site survey.

  3. 3

Warehouse or grocery starting from scratch

You are fitting out your premises and want a cold room built in from the start, or you want to convert part of a warehouse into one. The site, the daily stock volume and how often the door opens all shape the right specification, and we work that out with you at the survey.

Who it's for

  • Opening a bakery and need ingredient storage

We survey your allocated space and build a cold room sized to your daily production volume, from insulated panels to the temperature controller.

How we work

How we work

  1. 1

    Site survey

The technician visits, measures the available space and asks about your stock type, quantities and daily use to set the room dimensions and the capacity the unit needs.

  2. 2

    Panels and door

We fit the insulated wall and ceiling panels and seal every joint, then hang the cold room door in its frame and check that the seal presses evenly on all four sides.

  3. 3

    Cooling unit and pipework

We mount the condensing unit where it has enough air, fit the evaporator inside the room, and run Mueller copper in runs of up to 30 metres without welded joints, fully insulated to reduce heat gain.

  4. 4

    Vacuum, start-up, handover

We vacuum the copper line and test joints before starting the unit, then set the temperature controller and confirm the room reaches the target temperature before handing over.

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.

What sets this district apart

Al Yaqoot is a modern expansion area with wider residential and commercial buildings than the old districts, including small and medium warehouses, restaurants and boutique hotels needing separate cold rooms. The larger floor areas and readily available ceiling heights allow diverse cold room sizes without access complications. The intense heat and coastal humidity make high-quality insulation and an efficient condenser critical for maintaining steady temperature year-round.

Al Yaqoot lies in north Jeddah, a modern development area with spread-out commercial and residential buildings offering ample floor space.

Most cold rooms in Al Yaqoot are standalone, serving separate warehouses or shops, and the condensing units are mounted on roofs or available side spaces.

The AC setup in Al Yaqoot

  1. 1

Standalone cold room for small warehouse

Small warehouses in Al Yaqoot need a standalone cold room with insulated panels and sealed door, allowing flexibility for later expansion.

  2. 2

Cold room attached to a shop or restaurant

Small shops and restaurants here install a cold room adjacent to the main storage, with easy access from the work area.

  3. 3

Outdoor condenser on roof or side space

The modern building design in Al Yaqoot provides ample roof or side space to mount the condenser away from entrances and daily foot traffic.

Before the visit

Before our visit in Al Yaqoot

Confirm the planned room and condenser location

Tell us the proposed cold room location and your preferred condenser placement before our visit so we can assess feasibility and space.

  2. 2

Verify adequate electrical supply is available

Cold rooms require a dedicated electrical circuit with adequate capacity, so check your electrical panel and tell us what power is available.

  3. 3

Ensure future maintenance access is clear

Choose a location for the outdoor unit that allows safe access for routine maintenance and cleaning without obstruction.

FAQ

Questions about Cold room installation

How is the right cold room size worked out?

Size depends on the type and quantity of stock, how often fresh goods come in and how many times the door opens each day. These factors together set the dimensions and the cooling unit capacity needed, which is why we do not suggest a size before the site visit.

Where does the condensing unit go in a restaurant or warehouse?

The condensing unit needs enough air around it, distance from heat sources and a spot a technician can reach for servicing. We decide the best location at the site survey based on the building layout and how the space is used.

What happens to my stock if the power to the room cuts out?

A well-insulated room with a tight door holds its cold for a limited time if the door stays shut, and longer the thicker the insulation and the better the seal. So we choose the panel thickness and the door seal with care, and set the controller to raise an alarm when the temperature rises, so you can act before stock spoils.

What is the difference between this room and a freezer room?

A chiller room works above freezing and suits vegetables, medicines, dairy and baked goods. A freezer room works below freezing and needs thicker insulation, an insulated floor, a heated door frame and a defrost system. If you need freezing or a combined room, we offer that as a dedicated service.

Can a cold room be installed in a rented space without major structural changes?

In most cases yes. Insulated panels are assembled inside the existing space without demolition or construction work, and the condensing unit is fixed in a suitable spot the technician identifies at the survey. Ceiling type and building ventilation may affect the details, and we confirm those after seeing the site.

What cold room size do I need for a small warehouse in Al Yaqoot?

The size depends on your stock volume and required temperature, so we need those details to size it correctly. Send us a photo on WhatsApp showing the warehouse location and dimensions so we can quote.

The sun hits my warehouse all day, does that affect cold room performance?

Yes, direct sun exposure significantly increases the heat load, so we use thicker insulation and a more powerful condenser to ensure stability. We assess solar exposure on our site visit before installation.

Can the outdoor unit be safely mounted on the roof?

Yes, Al Yaqoot roofs usually have space for the outdoor unit, but we first confirm secure installation, safe water drainage and maintenance access. We visit to assess the best option.

How long does full installation take from start to finish?

Duration depends on room size and site conditions, and we give you a detailed schedule after our first visit and before we start.
