Who needs a new cold room?

  1. 1

Restaurant or bakery expanding its store

Your current storage cannot hold the quantities you need, or you are relying on domestic fridges that are not up to the job. A purpose-built cold room keeps ingredients at a steady temperature and cuts waste caused by temperature swings.

  2. 2

Pharmacy or clinic needing medical storage

Medicines, vaccines and sensitive medical supplies need a temperature that does not shift when the door opens or when Jeddah's summer heat peaks. We build the room to suit that use and choose the condensing unit after the site survey.

  3. 3

Warehouse or grocery starting from scratch

You are fitting out your premises and want a cold room built in from the start, or you want to convert part of a warehouse into one. The site, the daily stock volume and how often the door opens all shape the right specification, and we work that out with you at the survey.

Who it's for

  • Opening a bakery and need ingredient storage

We survey your allocated space and build a cold room sized to your daily production volume, from insulated panels to the temperature controller.

How we work

How we work

  1. 1

    Site survey

The technician visits, measures the available space and asks about your stock type, quantities and daily use to set the room dimensions and the capacity the unit needs.

  2. 2

    Panels and door

We fit the insulated wall and ceiling panels and seal every joint, then hang the cold room door in its frame and check that the seal presses evenly on all four sides.

  3. 3

    Cooling unit and pipework

We mount the condensing unit where it has enough air, fit the evaporator inside the room, and run Mueller copper in runs of up to 30 metres without welded joints, fully insulated to reduce heat gain.

  4. 4

    Vacuum, start-up, handover

We vacuum the copper line and test joints before starting the unit, then set the temperature controller and confirm the room reaches the target temperature before handing over.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.

What sets this district apart

Kinanah is a modern commercial district with hotels, clusters of restaurants, cafés and small shops in medium-rise buildings with limited space. Cold rooms here are smaller than industrial ones but demand high precision control because of the diverse mix of stored products and rapid access cycles. Moderate humidity and summer heat require good insulation and drainage, and copper lines must navigate tight kitchens very carefully.

Kinanah is in east Jeddah, a modern commercial district of hotels, restaurants, cafés and clustered small shops.

Most Kinanah projects are small to medium rooms (4 to 15 square metres) in tight kitchens and storage areas, with medium condensers mounted on balconies or side walls.

The AC setup in Kinanah

  1. 1

Compact cold room with wall or floor-mounted evaporator

In tight kitchens, we mount the evaporator on the wall or floor to avoid blocking ceiling space.

  2. 2

Condenser on nearby balcony or side wall

The outdoor unit is placed on the nearest available balcony or side wall, away from the main entrance, with thermal insulation protecting the pipes.

  3. 3

    Simple control with temperature alarm

We install an easy-to-use thermostat with an alarm bell if temperature rises, so staff are immediately alerted to any problem.

Before the visit

Before our visit in Kinanah

  1. 1

Show us the room location and available space

Tell us exactly where you want the room in the kitchen or storage area, how much space is available around it, and what the ceiling height is.

  2. 2

Identify the available outdoor unit location

Point out where the outdoor unit can go: a balcony, side wall, or other unobstructed location accessible and safe.

  3. 3

Confirm kitchen and storage access for the team

Ensure the team can access the site easily with panels and equipment, and that doorways are wide enough for passage.

FAQ

Questions about Cold room installation

How is the right cold room size worked out?

Size depends on the type and quantity of stock, how often fresh goods come in and how many times the door opens each day. These factors together set the dimensions and the cooling unit capacity needed, which is why we do not suggest a size before the site visit.

Where does the condensing unit go in a restaurant or warehouse?

The condensing unit needs enough air around it, distance from heat sources and a spot a technician can reach for servicing. We decide the best location at the site survey based on the building layout and how the space is used.

What happens to my stock if the power to the room cuts out?

A well-insulated room with a tight door holds its cold for a limited time if the door stays shut, and longer the thicker the insulation and the better the seal. So we choose the panel thickness and the door seal with care, and set the controller to raise an alarm when the temperature rises, so you can act before stock spoils.

What is the difference between this room and a freezer room?

A chiller room works above freezing and suits vegetables, medicines, dairy and baked goods. A freezer room works below freezing and needs thicker insulation, an insulated floor, a heated door frame and a defrost system. If you need freezing or a combined room, we offer that as a dedicated service.

Can a cold room be installed in a rented space without major structural changes?

In most cases yes. Insulated panels are assembled inside the existing space without demolition or construction work, and the condensing unit is fixed in a suitable spot the technician identifies at the survey. Ceiling type and building ventilation may affect the details, and we confirm those after seeing the site.

My restaurant is on the ground floor of a tall building, where goes the outdoor unit?

We look for the nearest available spot, a side balcony or nearby external wall. If there is no balcony, we mount it on a side wall away from the main entrance and front windows, coordinating with building management.

My kitchen is very small and tight, how do you run the copper pipes?

We route the pipes carefully through walls and ceilings, using minimal penetrations and bends. We choose the shortest path and insulate thoroughly to minimise cold loss and maintain efficiency.

We change products quickly and open the door frequently, can the room handle that?

Yes, but each opening causes heat loss. We select adequate condenser capacity and advise quick door use, and we can install a self-closing door if possible.

The kitchen is humid and steam rises from cooking, how do you protect the room?

We select moisture-resistant insulation and install proper condensation drainage. We choose an evaporator rated to handle excess humidity, and advise you to wipe down the floor around the room regularly.
