When your cold room needs attention

  1. 1

    Room not holding temperature

The temperature climbs slowly even though the unit keeps running, or the products inside are warmer than they should be. The cause could be the evaporator, condensing unit, refrigerant level or controller, and only a site check tells which.

  2. 2

    Evaporator icing up and stopping

Ice builds on the evaporator until airflow stops and cooling fails. The cause is usually in the defrost circuit, its sensor or the evaporator fan. Jeddah's humid air speeds up icing when anything in that circuit is not working correctly.

  3. 3

    Door letting cold air escape

A worn or deformed door seal lets warm humid air in, overloading the refrigeration unit and speeding up evaporator icing. If the door frame heater has failed, moisture builds on the frame and the door becomes hard to open.

How we work

How we work

  1. 1

    Describe the fault

WhatsApp us what you see: the temperature showing on the controller, whether the unit is running or not, and the type of stock inside the room.

  2. 2

    Site check and diagnosis

The technician checks the evaporator, condensing unit, defrost circuit, controller and door seal, then identifies the actual cause of the temperature loss before starting any work.

  3. 3

    Repair and replacement

We fix what the diagnosis found: clean the evaporator, repair the defrost circuit, replace the seal or adjust the refrigerant charge to the type written on the unit nameplate.

  4. 4

    Test and handover

We run the room and watch the temperature until it reaches the set value, confirm the alarm and controller are working, then hand you a report of what was done.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.

What sets this district apart

Abu Jaalah is a fairly developed commercial area with small shops, supermarkets and distribution warehouses, and the buildings are newer than Al Balad but more spread out with wider outdoor space. Cold rooms here are medium to large serving supermarkets, shops and warehouses holding large stock. High summer heat, humidity and dust affect efficiency, and whilst outdoor space is wider, direct sun exposure on the unit increases thermal load.

Abu Jaalah is in south Jeddah, a modern commercial area with shops, supermarkets and warehouses spread across wider spaces.

Most cold rooms in Abu Jaalah are medium to large, rated 8 to 15 tonnes, with outdoor units typically mounted on roofs exposed to direct sun.

The AC setup in Abu Jaalah

  1. 1

Medium to large cold rooms for supermarkets and warehouses

Abu Jaalah has several supermarkets and warehouses with cold rooms rated 8 to 15 tonnes holding substantial stock.

  2. 2

Outdoor units on exposed high roofs

Commercial buildings here are relatively high and roofs are exposed directly to sun and wind, which increases thermal load on the unit.

  3. 3

    Long pipes through external walls

The distance from the cold room to the roof is long in commercial buildings, and pipes run through external walls exposed to heat.

Before the visit

Before our visit in Abu Jaalah

  1. 1

Schedule the visit outside peak hours

Shops and warehouses are busiest in morning and evening, so agree on a time after closing or before opening.

  2. 2

Confirm safe roof access is available

The roof must be safe with fixed stairs or a ladder. Check that there are no obstacles on the roof before the visit.

  3. 3

Clear space around the room and entrance

Move boxes and goods away from the cold room door to let the team and equipment in easily.

FAQ

Questions about Cold rooms

Why does the temperature rise even though the unit runs all the time?

Continuous running does not mean correct operation. Common causes include a refrigerant leak that reduces the charge, heavy frost on the evaporator coil blocking airflow, or a fault in the rooftop condensing unit raising head pressure. A site survey identifies the actual cause before any work begins.

How do I know if the defrost cycle is working properly?

Clear signs of a defrost fault include thick frost covering the full evaporator coil, a gradual temperature rise while the unit keeps running, and water pooling on the floor instead of draining away. The check covers the heater element, the defrost sensor and the controller, as the fault can lie in any of these parts.

What does a preventive visit for a cold room cover?

A preventive visit covers a pressure check on the refrigeration circuit, cleaning the condenser and evaporator coils, inspecting door seals and frame heaters, testing the controller and alarm, and checking copper pipe connections. The aim is to find a developing fault before it affects the room temperature and the stock inside.

What is the difference between a preventive visit and a repair visit?

A preventive visit is carried out on a unit that is running normally: the purpose is inspection, cleaning and finding early signs of wear before they become a breakdown. A repair visit is requested when an actual fault appears, such as a rising temperature, a stopped compressor or excessive coil icing. Diagnosis comes first, then the required work is defined.

Does Jeddah's rooftop heat affect the condensing unit's performance?

Yes. In summer, Jeddah rooftop surfaces reach very high temperatures, which raises condensing pressure, stresses the compressor and reduces cooling capacity. Regular cleaning of the condenser coil to remove the dust and salt that cling to the fins is essential, not optional. A site survey determines whether the unit's position or the airflow around it is making the problem worse.

Heat in Abu Jaalah is very high and my electricity bill is large, is the cold room the cause?

High heat and the outdoor unit in direct sun increase thermal load. We check evaporator, condenser and insulation efficiency, and suggest shading the outdoor unit if it is exposed.

My warehouse is large and roof access is difficult, how do you service the outdoor unit?

We assess access beforehand. If the roof is high or difficult to reach, we may use safety equipment or recommend installing a permanent ladder.

The outdoor unit is exposed to dust and dirt in the area, does it need frequent cleaning?

Yes, dust and dirt reduce condenser efficiency. We recommend cleaning the coils every 3 to 4 weeks in Abu Jaalah.

I may need to expand the room or change the unit, what is the best solution?

We visit and assess the thermal load and available space. If the room is too small, we may recommend a larger capacity unit or adding a second cold room.
