When your cold room needs attention

  1. 1

    Room not holding temperature

The temperature climbs slowly even though the unit keeps running, or the products inside are warmer than they should be. The cause could be the evaporator, condensing unit, refrigerant level or controller, and only a site check tells which.

  2. 2

    Evaporator icing up and stopping

Ice builds on the evaporator until airflow stops and cooling fails. The cause is usually in the defrost circuit, its sensor or the evaporator fan. Jeddah's humid air speeds up icing when anything in that circuit is not working correctly.

  3. 3

    Door letting cold air escape

A worn or deformed door seal lets warm humid air in, overloading the refrigeration unit and speeding up evaporator icing. If the door frame heater has failed, moisture builds on the frame and the door becomes hard to open.

How we work

How we work

  1. 1

    Describe the fault

WhatsApp us what you see: the temperature showing on the controller, whether the unit is running or not, and the type of stock inside the room.

  2. 2

    Site check and diagnosis

The technician checks the evaporator, condensing unit, defrost circuit, controller and door seal, then identifies the actual cause of the temperature loss before starting any work.

  3. 3

    Repair and replacement

We fix what the diagnosis found: clean the evaporator, repair the defrost circuit, replace the seal or adjust the refrigerant charge to the type written on the unit nameplate.

  4. 4

    Test and handover

We run the room and watch the temperature until it reaches the set value, confirm the alarm and controller are working, then hand you a report of what was done.

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.

What sets this district apart

Al Ruhaili is an industrial and commercial zone in north-east Jeddah with warehouses, small workshops and restaurants, featuring spaced modern buildings and fairly wide streets. Cold rooms here serve diverse uses from raw-material storage to food chilling, and the arid hot climate speeds dust accumulation on the condenser. Wide outdoor spaces ease outdoor-unit mounting but direct sun exposure raises condenser temperature.

Al Ruhaili sits in north-east Jeddah, an industrial and commercial zone with warehouses, workshops, restaurants and modern installations.

Cold rooms in Al Ruhaili range from medium to large, with powerful condensers mounted on wide roofs exposed to direct sun.

The AC setup in Al Ruhaili

  1. 1

Large cold box in warehouse or workshop

Cold rooms in Al Ruhaili range from medium (500 litres) to very large (1500 litres) depending on industrial use.

  2. 2

    Powerful condenser exposed to sun

The condenser is powerful and mounted on a wide roof, often in direct sunlight all day.

  3. 3

    Advanced digital controller with alarms

Most industrial units have advanced digital displays monitoring temperature and humidity with fault alerts.

Before the visit

Before our visit in Al Ruhaili

  1. 1

Clear the roof around the condenser

Ensure the wide roof around the outdoor unit is clear of dust and obstructions, with adequate space for airflow.

  2. 2

Add a sunshade if not already fitted

If the unit is in direct sun, provide a sunshade or protective cover before the visit to reduce thermal load.

  3. 3

Nominate the workshop or warehouse manager

We coordinate with the on-site manager to safely shut the room and provide access to all components.

FAQ

Questions about Cold rooms

Why does the temperature rise even though the unit runs all the time?

Continuous running does not mean correct operation. Common causes include a refrigerant leak that reduces the charge, heavy frost on the evaporator coil blocking airflow, or a fault in the rooftop condensing unit raising head pressure. A site survey identifies the actual cause before any work begins.

How do I know if the defrost cycle is working properly?

Clear signs of a defrost fault include thick frost covering the full evaporator coil, a gradual temperature rise while the unit keeps running, and water pooling on the floor instead of draining away. The check covers the heater element, the defrost sensor and the controller, as the fault can lie in any of these parts.

What does a preventive visit for a cold room cover?

A preventive visit covers a pressure check on the refrigeration circuit, cleaning the condenser and evaporator coils, inspecting door seals and frame heaters, testing the controller and alarm, and checking copper pipe connections. The aim is to find a developing fault before it affects the room temperature and the stock inside.

What is the difference between a preventive visit and a repair visit?

A preventive visit is carried out on a unit that is running normally: the purpose is inspection, cleaning and finding early signs of wear before they become a breakdown. A repair visit is requested when an actual fault appears, such as a rising temperature, a stopped compressor or excessive coil icing. Diagnosis comes first, then the required work is defined.

Does Jeddah's rooftop heat affect the condensing unit's performance?

Yes. In summer, Jeddah rooftop surfaces reach very high temperatures, which raises condensing pressure, stresses the compressor and reduces cooling capacity. Regular cleaning of the condenser coil to remove the dust and salt that cling to the fins is essential, not optional. A site survey determines whether the unit's position or the airflow around it is making the problem worse.

Dust and dry air harm the cold room, how do you protect it?

Dust clogs the condenser filters quickly. We clean the condenser and filters regularly (every month or two) and fit protective covers.

How do you reach the warehouse in the industrial zone with equipment and crew?

Al Ruhaili's streets are wide and accessible, and warehouses have large courtyards. There is no issue bringing equipment and parking.

Does direct sun exposure on the roof affect performance?

Yes, direct sun raises the condenser temperature and reduces efficiency. We recommend fitting a sunshade or protective cover over the outdoor unit.

Do outdoor units need heavy-duty power cables from the factory panel?

Yes, we inspect the dedicated circuit, voltage and cables. Factories usually have strong electrical infrastructure, but we confirm it is safe.
