When your cold room needs attention

  1. 1

    Room not holding temperature

The temperature climbs slowly even though the unit keeps running, or the products inside are warmer than they should be. The cause could be the evaporator, condensing unit, refrigerant level or controller, and only a site check tells which.

  2. 2

    Evaporator icing up and stopping

Ice builds on the evaporator until airflow stops and cooling fails. The cause is usually in the defrost circuit, its sensor or the evaporator fan. Jeddah's humid air speeds up icing when anything in that circuit is not working correctly.

  3. 3

    Door letting cold air escape

A worn or deformed door seal lets warm humid air in, overloading the refrigeration unit and speeding up evaporator icing. If the door frame heater has failed, moisture builds on the frame and the door becomes hard to open.

How we work

How we work

  1. 1

    Describe the fault

WhatsApp us what you see: the temperature showing on the controller, whether the unit is running or not, and the type of stock inside the room.

  2. 2

    Site check and diagnosis

The technician checks the evaporator, condensing unit, defrost circuit, controller and door seal, then identifies the actual cause of the temperature loss before starting any work.

  3. 3

    Repair and replacement

We fix what the diagnosis found: clean the evaporator, repair the defrost circuit, replace the seal or adjust the refrigerant charge to the type written on the unit nameplate.

  4. 4

    Test and handover

We run the room and watch the temperature until it reaches the set value, confirm the alarm and controller are working, then hand you a report of what was done.

What sets this district apart

Quba is an industrial and logistics district specialising in large-scale food manufacturing and cold storage. Big factories and warehouses need massive cold rooms with advanced, highly reliable cooling systems because downtime causes catastrophic losses. Access to these rooms and outdoor condensers can be complex because of building size, long piping and sophisticated systems. Severe heat, humidity and industrial dust put enormous pressure on cooling units, so regular cleaning, routine servicing and precise compressor and pipe inspection are essential. Coordinating with production teams and factory management to schedule work during planned shutdowns or maintenance windows is essential.

Quba is in north-east Jeddah, an industrial zone specialising in food manufacturing and large-scale cold storage.

Cold rooms here are massive with advanced compressor and condenser systems, long pipework and thick insulation, with multiple units in a single factory.

The AC setup in Quba

  1. 1

Massive cold room with long pipes and advanced compressor

Industrial rooms here are huge with advanced compressor and condenser systems needing expert regular servicing.

  2. 2

Large outdoor condenser on factory roof or yard

Outdoor units are very large and need ample space for ventilation and regular cleaning from industrial dust and coastal salt.

  3. 3

Smart temperature control with maintenance monitoring

Modern factories use advanced systems that monitor unit and compressor performance and alert if readings drift.

Before the visit

Before our visit in Quba

  1. 1

Coordinate with production management for a suitable servicing date

Large factories need careful planning. Schedule servicing during planned shutdowns or maintenance windows to avoid production loss.

  2. 2

Provide safe access to the outdoor unit and long pipes

Ensure the team can safely access the outdoor unit and inspect the long pipes and insulation without obstacles.

  3. 3

Tell us about any previous issues or recorded maintenance

Maintenance history and previous issues help us diagnose faster and understand the systems better.

FAQ

Questions about Cold rooms

Why does the temperature rise even though the unit runs all the time?

Continuous running does not mean correct operation. Common causes include a refrigerant leak that reduces the charge, heavy frost on the evaporator coil blocking airflow, or a fault in the rooftop condensing unit raising head pressure. A site survey identifies the actual cause before any work begins.

How do I know if the defrost cycle is working properly?

Clear signs of a defrost fault include thick frost covering the full evaporator coil, a gradual temperature rise while the unit keeps running, and water pooling on the floor instead of draining away. The check covers the heater element, the defrost sensor and the controller, as the fault can lie in any of these parts.

What does a preventive visit for a cold room cover?

A preventive visit covers a pressure check on the refrigeration circuit, cleaning the condenser and evaporator coils, inspecting door seals and frame heaters, testing the controller and alarm, and checking copper pipe connections. The aim is to find a developing fault before it affects the room temperature and the stock inside.

What is the difference between a preventive visit and a repair visit?

A preventive visit is carried out on a unit that is running normally: the purpose is inspection, cleaning and finding early signs of wear before they become a breakdown. A repair visit is requested when an actual fault appears, such as a rising temperature, a stopped compressor or excessive coil icing. Diagnosis comes first, then the required work is defined.

Does Jeddah's rooftop heat affect the condensing unit's performance?

Yes. In summer, Jeddah rooftop surfaces reach very high temperatures, which raises condensing pressure, stresses the compressor and reduces cooling capacity. Regular cleaning of the condenser coil to remove the dust and salt that cling to the fins is essential, not optional. A site survey determines whether the unit's position or the airflow around it is making the problem worse.

Our factory has two large cold rooms, can you service both regularly?

Yes, we work with factories on comprehensive maintenance schedules. Arrange with us your preferred servicing schedule and windows that suit production.

The copper pipes are very long between the factory and the outdoor unit, does this affect efficiency?

Long pipes can lose efficiency if poorly insulated. We regularly inspect insulation and pipes and ensure there are no leaks or performance drops.

Industrial dust covers the condenser fast, how often should we clean it?

In industrial zones, cleaning monthly or bi-annually is needed depending on production intensity and dust levels. We inspect and clean the condenser and pipes on every visit.

The compressor is making odd noises, is this dangerous?

Strange compressor noises may indicate a mechanical problem or low oil. We inspect the compressor, pipes and valves to diagnose and fix the issue quickly.
