When your cold room needs attention

  1. 1

    Room not holding temperature

The temperature climbs slowly even though the unit keeps running, or the products inside are warmer than they should be. The cause could be the evaporator, condensing unit, refrigerant level or controller, and only a site check tells which.

  2. 2

    Evaporator icing up and stopping

Ice builds on the evaporator until airflow stops and cooling fails. The cause is usually in the defrost circuit, its sensor or the evaporator fan. Jeddah's humid air speeds up icing when anything in that circuit is not working correctly.

  3. 3

    Door letting cold air escape

A worn or deformed door seal lets warm humid air in, overloading the refrigeration unit and speeding up evaporator icing. If the door frame heater has failed, moisture builds on the frame and the door becomes hard to open.

Who it's for

  • Running a restaurant or central kitchen cold room

We check the evaporator, defrost circuit and door seal in your kitchen cold room and fix any fault before your food stock is put at risk.

How we work

How we work

  1. 1

    Describe the fault

WhatsApp us what you see: the temperature showing on the controller, whether the unit is running or not, and the type of stock inside the room.

  2. 2

    Site check and diagnosis

The technician checks the evaporator, condensing unit, defrost circuit, controller and door seal, then identifies the actual cause of the temperature loss before starting any work.

  3. 3

    Repair and replacement

We fix what the diagnosis found: clean the evaporator, repair the defrost circuit, replace the seal or adjust the refrigerant charge to the type written on the unit nameplate.

  4. 4

    Test and handover

We run the room and watch the temperature until it reaches the set value, confirm the alarm and controller are working, then hand you a report of what was done.

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.

What sets this district apart

Al Sahifah is a dense historic district in central Jeddah with traditional markets, provision stores, butchers and restaurants tightly packed together, and the buildings are relatively old with narrow streets. Cold rooms are fitted into confined spaces and ambient temperatures run high due to the density, asphalt and metal storefronts. Humidity, dust and heat combine to stress the condensers and coils, so frequent maintenance and regular careful cleaning is vital.

Al Sahifah is in historic central Jeddah, a dense zone of old traditional markets, provision stores and butchers with narrow streets.

Most cold rooms in shops here are compact units with outdoor condensers mounted on narrow walls or small balconies.

The AC setup in Al Sahifah

  1. 1

    Compact small cold room

Most shops here use very small compact rooms fitted tightly into walls or tight corners.

  2. 2

Outdoor condenser on narrow wall or small balcony

External condensers are mounted on the narrow shop walls or small balconies that face the street directly.

  3. 3

Multiple units in a few larger shops

A few larger shops may run two small cold rooms with separate condensers to better cover the space.

Before the visit

Before our visit in Al Sahifah

  1. 1

Confirm nearest parking spot before visit day

Market streets are very congested, ring us a day or two before to pin down the best safe parking for the team.

  2. 2

    Coordinate with the shop owner

Tell the shop owner about the visit time in advance so it does not clash with sales and customers in the busy market.

  3. 3

Ensure safe access to the outdoor condenser

If the condenser is on a high wall or balcony, check that a safe ladder is available and the passage is clear before the visit.

FAQ

Questions about Cold rooms

Why does the temperature rise even though the unit runs all the time?

Continuous running does not mean correct operation. Common causes include a refrigerant leak that reduces the charge, heavy frost on the evaporator coil blocking airflow, or a fault in the rooftop condensing unit raising head pressure. A site survey identifies the actual cause before any work begins.

How do I know if the defrost cycle is working properly?

Clear signs of a defrost fault include thick frost covering the full evaporator coil, a gradual temperature rise while the unit keeps running, and water pooling on the floor instead of draining away. The check covers the heater element, the defrost sensor and the controller, as the fault can lie in any of these parts.

What does a preventive visit for a cold room cover?

A preventive visit covers a pressure check on the refrigeration circuit, cleaning the condenser and evaporator coils, inspecting door seals and frame heaters, testing the controller and alarm, and checking copper pipe connections. The aim is to find a developing fault before it affects the room temperature and the stock inside.

What is the difference between a preventive visit and a repair visit?

A preventive visit is carried out on a unit that is running normally: the purpose is inspection, cleaning and finding early signs of wear before they become a breakdown. A repair visit is requested when an actual fault appears, such as a rising temperature, a stopped compressor or excessive coil icing. Diagnosis comes first, then the required work is defined.

Does Jeddah's rooftop heat affect the condensing unit's performance?

Yes. In summer, Jeddah rooftop surfaces reach very high temperatures, which raises condensing pressure, stresses the compressor and reduces cooling capacity. Regular cleaning of the condenser coil to remove the dust and salt that cling to the fins is essential, not optional. A site survey determines whether the unit's position or the airflow around it is making the problem worse.

A butcher's shop in a narrow market, the cold room always needs work, why?

The high heat in narrow markets, dust and humidity from the street, all stress the condenser and coils heavily, so we recommend checks at least every two months.

The street is congested with limited parking, how do you bring equipment in?

The team carries equipment by hand and agrees on the closest safe parking point with you a day or two before the visit.

Dust and humidity from the market coat the outdoor condenser quickly, what can we do?

We agree on regular cleaning every six weeks or more, and clean the external coils of accumulated dirt and surface mould.

Door seals leak cold air, is that normal in market heat?

The large temperature difference between the cold room and market heat causes seals to crack faster, so we recommend replacement every two years instead of three.
