When your cold room needs attention

  1. 1

    Room not holding temperature

The temperature climbs slowly even though the unit keeps running, or the products inside are warmer than they should be. The cause could be the evaporator, condensing unit, refrigerant level or controller, and only a site check tells which.

  2. 2

    Evaporator icing up and stopping

Ice builds on the evaporator until airflow stops and cooling fails. The cause is usually in the defrost circuit, its sensor or the evaporator fan. Jeddah's humid air speeds up icing when anything in that circuit is not working correctly.

  3. 3

    Door letting cold air escape

A worn or deformed door seal lets warm humid air in, overloading the refrigeration unit and speeding up evaporator icing. If the door frame heater has failed, moisture builds on the frame and the door becomes hard to open.

How we work

How we work

  1. 1

    Describe the fault

WhatsApp us what you see: the temperature showing on the controller, whether the unit is running or not, and the type of stock inside the room.

  2. 2

    Site check and diagnosis

The technician checks the evaporator, condensing unit, defrost circuit, controller and door seal, then identifies the actual cause of the temperature loss before starting any work.

  3. 3

    Repair and replacement

We fix what the diagnosis found: clean the evaporator, repair the defrost circuit, replace the seal or adjust the refrigerant charge to the type written on the unit nameplate.

  4. 4

    Test and handover

We run the room and watch the temperature until it reaches the set value, confirm the alarm and controller are working, then hand you a report of what was done.

What sets this district apart

Al Salamah mixes small shops, warehouses and food production units, many in mid-rise buildings with more outdoor space than downtown Jeddah. Cold rooms here usually sit in separate storage blocks or dedicated floors, which makes access to the outdoor units and compressor easier. They run intensive daily cycles and face sharp outdoor temperature swings, especially in summer, so they need regular maintenance to prevent temperature drift and thermostat failure.

Al Salamah lies in west Jeddah, a zone mixing warehouses, small food plants and retail shops.

Most cold rooms here are standalone units with medium to high capacity, and the outdoor equipment sits on roofs or open areas away from street level.

The AC setup in Al Salamah

  1. 1

    Standalone high-capacity cold room

Most warehouses and food plants here use a standalone cold room with a central outdoor compressor unit to control temperature across a large space.

  2. 2

    Dual-level thermostat system

Many rooms here have a primary digital thermostat plus a backup sensor to ensure cooling does not fail if the main controller breaks down.

  3. 3

    Rooftop-mounted outdoor unit

Outdoor units are typically placed on high roofs to benefit from airflow and avoid ground-level obstacles.

Before the visit

Before our visit in Al Salamah

  1. 1

Request safe roof access from us

Tell us if the warehouse requires access permits or special safety gear to climb to the outdoor unit's roof.

  2. 2

Provide the room's target temperature setting

Tell us the current temperature setting and the safe range for your stock so we can test the controller accurately.

  3. 3

Confirm the unit can be safely powered off

Identify the main circuit breaker for the room and let us know its location so we can safely cut power during maintenance.

FAQ

Questions about Cold rooms

Why does the temperature rise even though the unit runs all the time?

Continuous running does not mean correct operation. Common causes include a refrigerant leak that reduces the charge, heavy frost on the evaporator coil blocking airflow, or a fault in the rooftop condensing unit raising head pressure. A site survey identifies the actual cause before any work begins.

How do I know if the defrost cycle is working properly?

Clear signs of a defrost fault include thick frost covering the full evaporator coil, a gradual temperature rise while the unit keeps running, and water pooling on the floor instead of draining away. The check covers the heater element, the defrost sensor and the controller, as the fault can lie in any of these parts.

What does a preventive visit for a cold room cover?

A preventive visit covers a pressure check on the refrigeration circuit, cleaning the condenser and evaporator coils, inspecting door seals and frame heaters, testing the controller and alarm, and checking copper pipe connections. The aim is to find a developing fault before it affects the room temperature and the stock inside.

What is the difference between a preventive visit and a repair visit?

A preventive visit is carried out on a unit that is running normally: the purpose is inspection, cleaning and finding early signs of wear before they become a breakdown. A repair visit is requested when an actual fault appears, such as a rising temperature, a stopped compressor or excessive coil icing. Diagnosis comes first, then the required work is defined.

Does Jeddah's rooftop heat affect the condensing unit's performance?

Yes. In summer, Jeddah rooftop surfaces reach very high temperatures, which raises condensing pressure, stresses the compressor and reduces cooling capacity. Regular cleaning of the condenser coil to remove the dust and salt that cling to the fins is essential, not optional. A site survey determines whether the unit's position or the airflow around it is making the problem worse.

My cold room suddenly lost temperature, what is the most common cause?

Temperature loss is usually a door seal leak, frost buildup on the evaporator blocking airflow, or a thermostat malfunction. We check these three points first before inspecting the compressor.

The outdoor unit is high up on the warehouse roof, how do you reach it safely?

We confirm the visit time and check that safe climbing gear and support from your team are available to reach the unit securely.

Outdoor summer heat reaches 50°C, does this affect the cold room's efficiency?

Yes, extreme heat stresses the compressor and thermostat and raises failure risk, so your room needs seasonal maintenance before summer begins.

Do you work on modern digital controllers in cold rooms?

Yes, we diagnose digital controller faults and determine if calibration or component replacement is needed, using specialised testing equipment.
