When your cold room needs attention

  1. 1

    Room not holding temperature

The temperature climbs slowly even though the unit keeps running, or the products inside are warmer than they should be. The cause could be the evaporator, condensing unit, refrigerant level or controller, and only a site check tells which.

  2. 2

    Evaporator icing up and stopping

Ice builds on the evaporator until airflow stops and cooling fails. The cause is usually in the defrost circuit, its sensor or the evaporator fan. Jeddah's humid air speeds up icing when anything in that circuit is not working correctly.

  3. 3

    Door letting cold air escape

A worn or deformed door seal lets warm humid air in, overloading the refrigeration unit and speeding up evaporator icing. If the door frame heater has failed, moisture builds on the frame and the door becomes hard to open.

How we work

How we work

  1. 1

    Describe the fault

WhatsApp us what you see: the temperature showing on the controller, whether the unit is running or not, and the type of stock inside the room.

  2. 2

    Site check and diagnosis

The technician checks the evaporator, condensing unit, defrost circuit, controller and door seal, then identifies the actual cause of the temperature loss before starting any work.

  3. 3

    Repair and replacement

We fix what the diagnosis found: clean the evaporator, repair the defrost circuit, replace the seal or adjust the refrigerant charge to the type written on the unit nameplate.

  4. 4

    Test and handover

We run the room and watch the temperature until it reaches the set value, confirm the alarm and controller are working, then hand you a report of what was done.

What sets this district apart

Kilo 14 is a mixed commercial and residential area with food shops, pharmacies and storage units, and buildings here have wider floor plates and more outdoor space for external units than central Jeddah. Cold rooms here range from display cabinets to small store rooms and medium chambers, most requiring regular maintenance because daily use combined with very high outdoor temperatures puts strain on the system. Access to outdoor units and rooftops is easier here than in the old central districts.

Kilo 14 is in the southern sector of Jeddah, a relatively modern commercial area with food shops, pharmacies and storage facilities.

Most cold rooms here are standalone or simple packaged units, with the external condenser usually placed on the roof or in an outdoor yard.

The AC setup in Kilo 14

  1. 1

Standalone small to medium cold room

Most cold rooms in Kilo 14 are standalone units for a single shop, with an internal evaporator and external condenser on a roof or yard.

  2. 2

    Display cabinets with built-in cooling

Food shops here use refrigerated display cabinets to preserve products, which need regular maintenance of the evaporator and controller.

  3. 3

    Warehouse with central cold room

Some larger warehouses have a relatively spacious central cold room with a heavy-duty condenser on the roof.

Before the visit

Before our visit in Kilo 14

  1. 1

Tell us where the external condenser sits

Let us know whether the condenser is on the roof or yard, and the width of any passage or door we need to pass through.

  2. 2

Check that the outdoor unit is easily accessible

Ensure the staircase or passage to the roof or yard is safe and wide enough for the team and maintenance tools.

  3. 3

Help the team understand the building layout

Tell our team whether the cold room connects to a shop or is standalone, and where the electrical panel serving the room is located.

FAQ

Questions about Cold rooms

Why does the temperature rise even though the unit runs all the time?

Continuous running does not mean correct operation. Common causes include a refrigerant leak that reduces the charge, heavy frost on the evaporator coil blocking airflow, or a fault in the rooftop condensing unit raising head pressure. A site survey identifies the actual cause before any work begins.

How do I know if the defrost cycle is working properly?

Clear signs of a defrost fault include thick frost covering the full evaporator coil, a gradual temperature rise while the unit keeps running, and water pooling on the floor instead of draining away. The check covers the heater element, the defrost sensor and the controller, as the fault can lie in any of these parts.

What does a preventive visit for a cold room cover?

A preventive visit covers a pressure check on the refrigeration circuit, cleaning the condenser and evaporator coils, inspecting door seals and frame heaters, testing the controller and alarm, and checking copper pipe connections. The aim is to find a developing fault before it affects the room temperature and the stock inside.

What is the difference between a preventive visit and a repair visit?

A preventive visit is carried out on a unit that is running normally: the purpose is inspection, cleaning and finding early signs of wear before they become a breakdown. A repair visit is requested when an actual fault appears, such as a rising temperature, a stopped compressor or excessive coil icing. Diagnosis comes first, then the required work is defined.

Does Jeddah's rooftop heat affect the condensing unit's performance?

Yes. In summer, Jeddah rooftop surfaces reach very high temperatures, which raises condensing pressure, stresses the compressor and reduces cooling capacity. Regular cleaning of the condenser coil to remove the dust and salt that cling to the fins is essential, not optional. A site survey determines whether the unit's position or the airflow around it is making the problem worse.

My cold room's temperature rises quickly, what is the usual cause?

Often it is a leaking door seal or ice buildup on the evaporator. We inspect the door seal and clean the evaporator of ice and debris to restore full cooling.

How do you get equipment up to the roof in the warehouse?

We agree on access and roof space beforehand, and bring tools suited to the site layout.

Does the intense heat in Kilo 14 reduce the cold room's efficiency?

Yes, the very high outdoor heat increases stress on the condenser and cooling unit. We ensure the external condenser is clean and well-shielded from heat to keep the room at its set point.

Water pools quickly at the bottom of the room, is this a drainage problem?

It may be high humidity or a blocked drain line. We check the drainage pipe and outlet to ensure water flows properly away from the room.
