Clean ducts, no broken ceilings

AC duct cleaning in Al Farouq

In Al Farouq, south Jeddah, AC ducts in villas and residential blocks accumulate dust and humidity very quickly. Cleaning the ducts and grilles restores clean air distribution to every room and maintains the efficiency of the centralised system.

When your home ducts need cleaning

  1. 1

    Cool air that carries dust

You turn the AC on and see a puff of dust from the grilles settling on surfaces. The cause is usually buildup on the inner duct walls, not just the grille face, and wiping the grille alone does not fix it.

  2. 2

A smell when the AC runs

A smell appears the moment you start the AC, then fades or lingers in the room. The source is often moisture in the return-air box or organic matter in a branch duct, and mechanical cleaning is the first step before any other treatment.

  3. 3

A concealed unit that has run for years

Concealed or ceiling-hidden units often run for years without the duct network being opened. In Jeddah's dusty, humid air, dust and moisture bind together and cake inside branch ducts, reducing how evenly the air distributes through the rooms.

Who it's for

  • Living in a villa with ceiling-concealed AC units

We survey the branch duct layout on each floor and clean the grilles and return-air box through existing access points without touching the ceiling finish or walls.

    Ask on WhatsApp
  • Taking over an older flat with ducts never cleaned

We start with a survey of the return-air box and branch ducts to assess the buildup, then clean the full network including the return box before you move in.

How we work

How we work

  1. 1

    Survey the network

The technician checks the branch duct layout, available access points and the return-air box to plan the cleaning method that suits your network without breaking any ceiling.

  2. 2

    Protect the room

Before removing any grille we cover furniture and floors so that loosened dust does not fall on the room contents while we work.

  3. 3

    Clean ducts and return box

We remove deposits from branch ducts through access points and open grille positions, then clean the return-air box where most of the heavy dust settles before reaching the unit.

  4. 4

    Refit and test

We refit all grilles, run the unit and check that air reaches each room evenly, then leave the space clean when we finish.

What sets this district apart

Al Farouq contains a mix of villas and mid-rise residential blocks, most equipped with centralised AC systems serving different floors or zones. The humid coastal environment and airborne dust from open streets mean the ducts trap more particles than in the older enclosed areas. We isolate the ducts from the outdoor units and clean the branches and plenums from inside the ceilings without removing any building components, entering only through existing grille openings.

Al Farouq is in south Jeddah, a mixed residential district of villas and blocks with open streets and centralised cooling systems.

Most villas and blocks here have multiple branch ducts from a single central plenum, with grilles distributed across each floor or wing.

The AC setup in Al Farouq

  1. 1

Branch ducts from a central plenum

Villas and blocks here usually have one central plenum branching to multiple wings or floors, making systematic cleaning straightforward.

  2. 2

    Grilles distributed across open-plan spaces

Some modern villas have large open-plan spaces with multiple ceiling grilles, requiring multi-point cleaning.

  3. 3

Shared return plenum in the ceiling void

Most systems have one return plenum collecting air from all rooms, requiring separate periodic cleaning.

Before the visit

Before our visit in Al Farouq

  1. 1

Ensure team access to the ceiling void

Make sure the access door or opening panel in corridors or plant rooms can be opened easily before the appointment.

  2. 2

Move furniture away from the grilles

Move furniture or heavy items away from under grille openings so the team can work freely without obstacles.

  3. 3

    Identify main and branch ducts

Help us identify the location of the central plenum and main branch duct routes if possible, to speed up planning and cleaning.

FAQ

Questions about AC duct cleaning

Can you clean ducts without opening the false ceiling?

In most homes we work through the room grilles and existing access points without touching the ceiling. If the network is fully sealed with no access, the technician explains at the survey what can be reached and whether anything extra is needed.

Is cleaning the room grilles enough on its own?

Cleaning the grilles improves appearance, but most of the buildup is inside the branch ducts and the return-air box. Grille cleaning alone does not address what the airflow carries out, so our work covers the grille, the duct and the return box together.

Do we need to leave the house while you clean and sanitise?

Usually not. We work room by room, cover furniture and floors, and vacuum the dust straight out of the duct so it does not spread through the house. If anyone at home is sensitive to dust or smells, we suggest they stay out of the room we are working in until it is finished and aired.

What if one room still gets less air than the others after cleaning?

Low airflow to one room after cleaning may point to a restriction in that branch duct or a damper that is not set correctly. The technician checks this during the final run and tells you the cause and next step, whether that is a damper adjustment or something else.

Does duct cleaning improve how evenly the cold air spreads across rooms?

Heavy buildup inside a branch duct narrows its cross-section and reduces the air reaching that room. Removing the deposit restores the original opening and improves distribution. If a difference between rooms remains after cleaning, the cause may be a damper position or the network design, and the technician explains this during the final check.

Does street dust enter the ducts while the system runs?

Yes, the open streets here allow more dust to enter through the outdoor unit and filters. Regular cleaning removes the buildup and fine particles that pass through filters and settle in the ducts.

Does duct cleaning affect the pipes and wiring in the ceiling?

No, we use flexible narrow tools that enter only through the grilles. We don't touch any water pipes or electrical cables behind the ceilings.

Does high humidity cause problems in metal ducts?

Yes, coastal humidity speeds rust in metal ducts and mould buildup in plenums, especially in older systems. Cleaning removes the deposits and mould and improves airflow.

How often should villa ducts be cleaned per year?

It depends on usage and location. Villas near open streets may need cleaning more often. We recommend an initial survey visit to assess the need based on duct condition.
